{"id":419264,"date":"2025-12-02T10:22:30","date_gmt":"2025-12-02T10:22:30","guid":{"rendered":"https:\/\/www.europesays.com\/us\/419264\/"},"modified":"2025-12-02T10:22:30","modified_gmt":"2025-12-02T10:22:30","slug":"developer-plans-to-bring-daytime-business-to-st-marys-strip-in-san-antonio","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/419264\/","title":{"rendered":"Developer plans to bring daytime business to St. Mary\u2019s Strip in San Antonio"},"content":{"rendered":"<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\"><strong>SAN ANTONIO<\/strong> \u2013 North St. Mary\u2019s Street can be a busy place, but mostly once the sun has gone down.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Now, a developer plans to renovate some aging homes amid the bars that make the St. Mary\u2019s Strip synonymous with San Antonio nightlife to bring some different bustle to the area.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cWhat we want to do with this project is activate it during the daytime, and kind of bring more uses that all the local residents can enjoy,&#8221; said George Wommack, president and CEO of Headwall Investments.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Headwall Investments got city council approval last month for a zoning change on several parcels on North St. Mary\u2019s Street between East French Place and Rose Lane, as well as on Rose Lane itself. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">A site plan shows three existing homes on the St. Mary\u2019s side being used for retail, a restaurant, and a coffee shop, though Wommack suggested other uses, such as a Pilates studio or an ice cream shop.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Wommack said the goal is to keep the existing buildings and expand them if necessary.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cThey need some love,\u201d he told KSAT. \u201cBut at the same time &#8230; it adds character to it.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Wommack said they\u2019re hoping to add \u201cwalkability\u201d for residents in the area.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cWe really want something that when you drive by it, you see it, and you\u2019re thinking, \u2018Man, whatever I\u2019m doing right now I\u2019d rather be there,\u2019\u201d Wommack said.<\/p>\n<p>A site map of Headwall Investment&#8217;s development project on North Saint Mary&#8217;s Street included within its rezoning application. Part of the development plan also includes a 37-space parking lot off of the narrow Rose Lane, toward neighboring homes.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Parking can be a touchy subject in the neighborhood due to weekend crowds.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201c(Parking lots) aren\u2019t the best petri dish for the nighttime activity that goes on around there,\u201d George Turner, who lives nearby, told the zoning commission at its Oct. 7 meeting.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Though city staff recommended denying the portion of Headwall\u2019s zoning request tied to the parking lot on Rose Lane, the city council passed it on Nov. 6. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Councilwoman Sukh Kaur (D1), who represents the area, said a compromise had been reached, which included an eight-foot masonry wall and a gate in the parking lot that would close at midnight.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Wommack confirmed both the gate and the wall, though he said the latter would only be along part of the lot.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">While they have the option to open it up as a commercial lot, he said that would only be before midnight.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">&#8220;But it\u2019s not a core piece of the business plan here, because it would compete with the parking of the tenants\u2019 customers, and we don\u2019t want to compete with the tenants,&#8221; Wommack said.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Those tenants still have not been chosen, according to Wommack.
