The Dallas-Fort Worth Airbnb market is already simmering for the 2026 World Cup<\/a>. <\/p>\n

The World Cup groups were revealed Friday<\/a>, and by Saturday, FIFA will reveal the full schedule of Group Stage matches. With Arlington\u2019s AT&T Stadium, temporarily christened Dallas Stadium, hosting five such matches, fans from all over the world are sure to swarm Dallas-Fort Worth, all needing a place to stay. <\/p>\n

Already, Dallas-area Airbnbs are 7% occupied for Group Stage game days, with Fort Worth at 10% occupancy, according to data from Dec. 2 from short-term rental analytics provider AirDNA<\/a>. <\/p>\n

If you already booked your Dallas stay for next summer, good news! You got a good deal. The booked rate, or the average per-night price of Airbnbs already booked, is $203 for Group Stage game days. That\u2019s only a 17% increase from prices for the corresponding days in 2025 booked the same length of time in advance. <\/p>\n

That ship has sailed, though. The available rate measures the average price per night for listed Airbnbs if you tried to book right now. For Group Stage game days, the available rate is already $376. The most expensive date is Saturday, June 13, the night before D-FW\u2019s first Group Stage match, with available Airbnbs going for an average of $439. <\/p>\n

Right now, the number of Airbnbs filled per day is hovering around 500 from June 13-27. Relative to demand on Dec. 2, 2024, for that same span in 2025, that number is a more than 200% jump in demand year over year. However, it is still relatively low. <\/p>\n

When fans know where their favorite teams are playing on what days, demand is expected to rise. And when demand rises \u2014 per the laws of Econ 101 \u2014 so too does price. <\/p>\n

\u201cOnce the demand starts really heating up, that\u2019s when we\u2019re finally going to start to see motion on the [average daily rate],\u201d said Bram Gallagher, AirDNA\u2019s Director of Economics.<\/p>\n

A caveat is that the daily rate may eventually start to tick down before spiking again as the World Cup draws closer. This is because big groups or those looking to rent luxury properties book more expensive properties early, while \u201cRegular Joes\u201d wait longer to make their bookings.<\/p>\n

Rates will also depend on which teams play here and how well they travel. AirDNA found<\/a> that American, Canadian and Mexican fans booked the most short-term rentals during previous tournaments. Those happen to be the host countries for 2026, so they may be less. <\/p>\n

Argentina, Colombia, England, Germany, France, Brazil and Australia round out the top ten. If D-FW hosts games in which those teams are playing, rates may climb higher than they otherwise would. <\/p>\n

\u201cRates are difficult to predict,\u201d Gallagher said. \u201cWe\u2019re going to know more when we know which teams [are playing where]. But we also have additional uncertainty as far as who\u2019s going to be winning and moving up the bracket as well.\u201d<\/p>\n

Outer suburbs have seen the biggest jump in demand. Nearly 4,000% more people are looking for summer Airbnbs in Waxahachie than they were last December. In Glen Meadow, it\u2019s nearly 2,000%. Duncanville, Forney, Mesquite and West Dallas are the next biggest beneficiaries, with demand jumps at or just above 1,000%. <\/p>\n

Overall, it should still be easy to find an Airbnb for the World Cup at a decent price. And certainly supply is not yet at risk for filling up. But that could change quickly as the World Cup gets closer and closer. <\/p>\n

\u201cThe pace of bookings is very much higher right now than it was last year,\u201d Gallagher said. \u201cOnce occupancy gets 90%, the Dallas market is really filling up, and if you want to book you better do it right away.\u201d<\/p>\n
