{"id":436436,"date":"2025-12-09T22:21:21","date_gmt":"2025-12-09T22:21:21","guid":{"rendered":"https:\/\/www.europesays.com\/us\/436436\/"},"modified":"2025-12-09T22:21:21","modified_gmt":"2025-12-09T22:21:21","slug":"90-affordable-housing-units-open-in-west-jacksonville","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/436436\/","title":{"rendered":"90 affordable housing units open in West Jacksonville"},"content":{"rendered":"<p data-beyondwords-marker=\"7d8f24cb-0f80-4516-9fe5-bb950bcc6135\">The nonprofit developer <a href=\"https:\/\/abilityhousing.org\/\" rel=\"nofollow noopener\" target=\"_blank\">Ability Housing<\/a> opened its new Village at Cedar Hills affordable housing apartments Tuesday at Harlow Boulevard, on Jacksonville\u2019s Westside.<\/p>\n<p data-beyondwords-marker=\"0dd73718-1eb2-4381-99e7-29b8179a4f6e\">Just in time for the holidays, dozens of Jacksonville families will soon be leasing homes they can afford. The housing is for families earning less than the area median income with rents based on household size and income.<\/p>\n<p data-beyondwords-marker=\"1ddcbadc-e0c0-43f9-974b-03d99ec38f72\">Reggie Fullwood, chair of the board of directors of Ability Housing, said the work the organization does has evolved over the years. Thousands of units later, the housing is still needed.<\/p>\n<p data-beyondwords-marker=\"368a622d-1b4d-4b2e-b572-1c58d5a3567f\">\u201cThat\u2019s the goal for the work that we do is families and individuals who desperately need the help and they <a href=\"https:\/\/news.wjct.org\/first-coast\/2021-07-19\/new-report-illustrates-jacksonvilles-lack-of-affordable-housing-for-low-income-workers\" data-type=\"link\" data-id=\"https:\/\/news.wjct.org\/first-coast\/2021-07-19\/new-report-illustrates-jacksonvilles-lack-of-affordable-housing-for-low-income-workers\" rel=\"nofollow noopener\" target=\"_blank\">need the housing in Jacksonville<\/a>,\u201d Fullwood said Tuesday at a ribbon-cutting.<\/p>\n<p data-beyondwords-marker=\"a6fdfd48-ef50-4d39-a85b-1d6db80e1fe5\">\u201cThere\u2019s a study that came out that says there are only 30 rental homes available for every 100 extremely low-income renters,\u201d he said. \u201cSo that means out of every 100 low-income renters looking for housing, 70 of them are <a href=\"https:\/\/jaxtoday.org\/2025\/10\/06\/affordable-homes-durkeeville\/\" data-type=\"link\" data-id=\"https:\/\/jaxtoday.org\/2025\/10\/06\/affordable-homes-durkeeville\/\" target=\"_blank\" rel=\"noopener\">struggling to find somewhere to live<\/a>.\u201d\u00a0\u00a0<\/p>\n<p><img data-dominant-color=\"959591\" data-has-transparency=\"false\" style=\"--dominant-color: #959591;\" fetchpriority=\"high\" decoding=\"async\" width=\"1000\" height=\"563\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/12\/IMG_1116.webp.webp\" alt=\"\" class=\"wp-image-106417 not-transparent\"  \/>Reggie Fullwood, chair of the board of directors of Ability Housing, speaks at a ribbon-cutting of the Village at Cedar Hills on Tuesday, Dec. 9, 2025. | Michelle Corum, Jacksonville Today<\/p>\n<p data-beyondwords-marker=\"93c02a5e-b00e-4c0f-af89-80f8c5cfaf2a\">The completed $31 million affordable housing project sits on 7 acres and was funded through private, local and state sources. Zach Summerlin, policy director of the state\u2019s housing financing agency, the Florida Housing Finance Corp., says 18 of the 90 units will serve those needing public behavioral health systems.<\/p>\n<p data-beyondwords-marker=\"1414fe43-9d15-4a23-91e8-930a2c4da741\">\u201cIt\u2019s that type of public partnership. These are our moms, our dads, our brothers, our sisters, our sons and our daughters,\u201d Summerlin said. \u201cThey are going to be wrapped with supports \u2014 so that we\u2019re able to help stabilize them and make sure that housing stability is a reality for them and that they can succeed where they\u2019re at.\u201d<\/p>\n<p>Affordable housing details<\/p>\n<p data-beyondwords-marker=\"095fa6e4-3d30-45b6-83bc-841ca6171101\">Florida Housing provided $8 million in funding for the Village at Cedar Hills. Jacksonville\u2019s <a href=\"https:\/\/unitedwaynefl.org\/erap\/\" rel=\"nofollow noopener\" target=\"_blank\">Emergency Rental Assistance Program<\/a> gave $1 million ,and <a href=\"https:\/\/www.everbank.com\/\" rel=\"nofollow noopener\" target=\"_blank\">EverBank<\/a> financed a $16 million construction loan.<\/p>\n<p data-beyondwords-marker=\"1b42520b-78a0-45cf-a893-0cccdbe90996\">A dedicated case manager will be on site, with the support of <a href=\"https:\/\/www.lsfhealthsystems.org\/\" rel=\"nofollow noopener\" target=\"_blank\">LSF Health Systems<\/a>, for all the residents.<\/p>\n<p><img loading=\"lazy\" data-dominant-color=\"9c978d\" data-has-transparency=\"false\" style=\"--dominant-color: #9c978d;\" decoding=\"async\" width=\"1024\" height=\"577\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/12\/IMG_1152-1-scaled-e1765316742956-1024x577.webp.webp\" alt=\"\" class=\"wp-image-106418 not-transparent\"  \/>The Village at Cedar Hills will include counseling services and case managers on site for residents. | Michelle Corum, Jacksonville Today<\/p>\n<p data-beyondwords-marker=\"ccb5a732-486b-49c0-8907-3490d1cc4da6\">According to Ability Housing, 81 of the units will be set aside for households earning up to 60% of the area median income. The remaining units will be available to households earning up to 30% of that amount.<\/p>\n<p data-beyondwords-marker=\"ae7d3fd3-c46b-4880-aa92-afbab69c2db5\">Rents will range from $500 for a one-bedroom unit for a household at the 30% level to about $1,380 for a three-bedroom at the 60% threshold.\u00a0<\/p>\n<p data-beyondwords-marker=\"c40d6930-9d54-4c97-b3d4-ac085197f15e\">This <a href=\"https:\/\/www.huduser.gov\/portal\/datasets\/home-datasets\/files\/HOME_IncomeLmts_State_FL_2025.pdf\" rel=\"nofollow noopener\" target=\"_blank\">HUD income data<\/a>, effective in June, shows how area median income percentages are defined based on household size<strong>.\u00a0<\/strong><\/p>\n<p><img loading=\"lazy\" data-dominant-color=\"78827a\" data-has-transparency=\"false\" style=\"--dominant-color: #78827a;\" decoding=\"async\" width=\"1024\" height=\"768\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/12\/IMG_1088-1-1024x768.webp.webp\" alt=\"\" class=\"wp-image-106419 not-transparent\"  \/>The Village at Cedar Hills affordable housing is complete at 5051 Harlow Blvd. It is still taking applications for renters. | Michelle Corum, Jacksonville Today<\/p>\n<p data-beyondwords-marker=\"d3f10260-7324-48a5-95cf-5583881acf66\">Ability Housing\u2019s director of asset management, Jeremy Smith, says people will start moving in this month, and more will follow.<\/p>\n<p data-beyondwords-marker=\"15bd8f2d-ca80-4bfa-a7ec-9f232bf00b65\">He points to the QR code on the Village at Cedar Hills sign at the entrance to the apartments.<\/p>\n<p data-beyondwords-marker=\"42d3604b-a1de-4343-912d-98905f203954\">\u201cWe\u2019ve got over 250 interested applicants alone through just this simple QR code preliminary app,\u201d he said.
