FULTON MARKET \u2014\u00a0A 29-story, nearly 400-unit apartment building will officially replace a vacant lot in Fulton Market after gaining City Council approval Wednesday.<\/p>\n

Thomas Roszak Architecture is developing the site at 1200 W. Carroll Ave., which was formerly owned by development firm Sterling Bay.<\/p>\n

The building will have 397 apartments \u2014 a mix of studios, one- and two-bedroom units plus a few two-bedroom layouts with dens \u2014 along with about 16,000 square feet of ground-floor retail space. Twenty percent of the units will be affordable.<\/p>\n

The design aims to create a walkable corridor with small shops and caf\u00e9s around a new public plaza called Carroll Place, developers previously said.<\/p>\n

The plaza will add about 16,000 square feet of open green space at the corner of Carroll and Racine avenues. Renderings show a landscaped plaza with seating, trees and public art; the area would host neighborhood events such as farmers markets and movie nights. Developers said the plaza would use a high-grade artificial turf to withstand heavy use while maintaining a \u201cnatural\u201d appearance.<\/p>\n

The building also includes 154 parking spaces and more than 400 indoor bike parking spaces, plus a new Divvy station funded by the developer.<\/p>\n
