There are now more than 1 million homes for sale \u2014 and at least 10% of those properties are selling for $1 million or more.<\/p>\n<p>But a $1 million price tag isn\u2019t always considered luxury. In cities such as\u00a0<a href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Los-Angeles_CA\/sby-2\" target=\"_blank\" rel=\"noreferrer noopener\">Los Angeles<\/a>,\u00a0<a href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Miami_FL\/sby-2\" target=\"_blank\" rel=\"noreferrer noopener\">Miami<\/a> and\u00a0<a href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/New-York_NY\/sby-2\" target=\"_blank\" rel=\"noreferrer noopener\">New York<\/a>, $1 million can still mean a smaller home, a fixer-upper, or something \u201cdated.\u201d<\/p>\n<p>\u201cBuyers in these markets are competing at price points that would be considered top-tier almost anywhere else,\u201d says\u00a0Anthony Smith, senior economist at\u00a0<a href=\"https:\/\/www.realtor.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Realtor.com\u00ae<\/a>.<\/p>\n<p>The\u00a0New York\u00a0City metro tops the list with the most homes listed at $1 million and above. Part of that metro sits right across the Hudson River. It\u2019s\u00a0<a href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Bergen-County_NJ\/sby-2\" target=\"_blank\" rel=\"noreferrer noopener\">Bergen County, NJ<\/a>, which is densely populated with homes of all sizes and communities offering an array of conveniences from shopping to recreation.<\/p>\n<p>\u201cMillion-dollar homes in Bergen County are truly the new norm,\u201d\u00a0Taylor Lucyk, real estate broker with the\u00a0<a href=\"https:\/\/taylorlucykgroup.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Taylor Lucyk Group<\/a>, tells\u00a0Realtor.com.\u00a0<\/p>\n<p>\u201cBergen County is one of the most desirable places to live in\u00a0New Jersey, largely because of its unbeatable proximity to New York City. It\u2019s a dream for commuters, with the majority of towns offering easy access to trains, buses, major highways, and walkable downtowns filled with dining and shopping.\u201d<\/p>\n<p>Miami Beach\u2019s vibrant Ocean Drive hotels and restaurants at sunset. Mariakray \u2013 stock.adobe.com<\/p>\n<p>Lucyk says the top-rated school systems and safe communities draw strong demand year-round.<\/p>\n<p>\u201cAll of this drives home values up, which is why $1 million has become the new $500,000 in many neighborhoods,\u201d Lucyk says.<\/p>\n<p>\u201cIn many of the metros with the highest number of million-dollar listings, a $1 million price tag simply doesn\u2019t buy what it used to,\u201d Smith explains.<\/p>\n<p>\u201cThese are some of the priciest housing markets in the country, where strong demand, limited land, and long-standing high cost structures have pushed typical home prices far above the national norm.\u201d<\/p>\n<p>Lucyk says a $1 million price tag in Bergen County is not common, but rather it\u2019s expected in many of the most sought-after towns, especially as the market continues to fluctuate.<\/p>\n<p>Despite the high price tag, luxury homes sold faster than last year\u00a0across most tiers, with the 90th percentile moving three days faster year over year, according to the\u00a0<a target=\"_blank\" href=\"https:\/\/www.realtor.com\/research\/october-2025-luxury\/\" rel=\"noreferrer noopener\">Realtor.com October 2025 Luxury Housing Report<\/a>. This narrows the historical gap between luxury and typical listings.<\/p>\n<p>\u201cThe abundance of million-dollar and multimillion-dollar listings signals that these metros are not just expensive, they are established luxury markets with strong appeal to affluent buyers,\u201d Smith says. \u201cLuxury demand is robust enough to support price tiers that go well beyond the nationwide definition of luxury.\u201d<\/p>\n<p>Realtor.com economists identified the metros with the most million-dollar homes for sale, and it comes as no surprise that metros along both coasts top the list.<\/p>\n<p>1.
