{"id":460005,"date":"2025-12-20T12:24:43","date_gmt":"2025-12-20T12:24:43","guid":{"rendered":"https:\/\/www.europesays.com\/us\/460005\/"},"modified":"2025-12-20T12:24:43","modified_gmt":"2025-12-20T12:24:43","slug":"the-guardian-moves-up-the-block-to-100-broadway-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/460005\/","title":{"rendered":"The Guardian Moves Up the Block to 100 Broadway \u2013 Commercial Observer"},"content":{"rendered":"<p>The office of British publication <b>The Guardian<\/b> is relocating from <b>61 Broadway<\/b> to 17,600 square feet on the 11th floor of <b>100 Broadway<\/b>.<\/p>\n<p><b>Daniel Thompson<\/b> and <b>Stephen Bellwood<\/b> with <b><a href=\"https:\/\/commercialobserver.com\/company\/cushman-wakefield\/\" title=\"Cushman &amp; Wakefield\" class=\"company-link\" target=\"_blank\" rel=\"noopener\">Cushman &amp; Wakefield<\/a><\/b> represented The Guardian. <b>Hal Stein<\/b>, <b>Jonathan Fanuzzi<\/b> and <b>Dan Appel<\/b> with <b><a href=\"https:\/\/commercialobserver.com\/company\/newmark\/\" title=\"Newmark\" class=\"company-link\" target=\"_blank\" rel=\"noopener\">Newmark<\/a><\/b> represented the building\u2019s owner since 2013, <b><a href=\"https:\/\/commercialobserver.com\/company\/northwood-investors\/\" title=\"Northwood Investors\" class=\"company-link\" target=\"_blank\" rel=\"noopener\">Northwood Investors<\/a>.<\/b><\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/12\/summit-properties-announces-new-leases-444-madison-avenue\/\" target=\"_blank\" rel=\"noopener\">Summit Properties Announces New Leases at 444 Madison Avenue<\/a><\/p>\n<p>\u201cSecuring this premier full-floor space at 100 Broadway represents a significant milestone for The Guardian\u2018s New York operations,\u201d Thompson said in a statement to Commercial Observer. \u201cThe building\u2019s modernized infrastructure, combined with its central downtown location and newly enhanced amenity offerings, provides an ideal environment for a media organization of The Guardian\u2018s caliber. The deal also reflects the organization\u2019s commitment to downtown and to New York City at large, where we\u2019re on pace to have our strongest year of office leasing activity since 2019.\u201d<\/p>\n<p>The lease was for 10 years at $60 per square foot, according to Newmark.<\/p>\n<p>\u201cNew York is central to The Guardian\u2019s U.S. strategy, and our move to 100 Broadway reflects a long-term commitment in America, our current expansion, and our journalism,\u201d <strong>Nataki Williams<\/strong>, The Guardian\u2018s senior vice president for finance and operations in the U.S., said in a statement to CO. \u201cThe building\u2019s blend of historic character and future-ready workspace aligns well with how we operate today and how we expect to grow in the years ahead.\u201d<\/p>\n<p>As one example of that, The Guardian\u2018s new space will include a podcast studio.<\/p>\n<p>New York Business Journal was first to <a target=\"_blank\" rel=\"noopener\" href=\"https:\/\/www.bizjournals.com\/newyork\/news\/2025\/12\/17\/guardian-fidi-100-broadway-nyc-offices-manhattan.html\">report the lease<\/a>.\u00a0<\/p>\n<p>The Guardian\u2019s move was precipitated by a unique announcement by <b><a href=\"https:\/\/commercialobserver.com\/company\/rxr\/\" title=\"RXR\" class=\"company-link\" target=\"_blank\" rel=\"noopener\">RXR<\/a><\/b>, owner of 61 Broadway, that it would be converting just the ninth floor of that building into 21 apartments \u2014 around 20,000 square feet of residential space in total \u2014 plus a bike room and a lounge, according to the Journal. <b><a href=\"https:\/\/commercialobserver.com\/company\/cetraruddy-architecture\/\" title=\"CetraRuddy Architecture\" class=\"company-link\" target=\"_blank\" rel=\"noopener\">CetraRuddy Architecture<\/a><\/b> is the architect on the project. The remainder of the building would continue on as 650,000 square feet of office space.\u00a0<\/p>\n<p>The Guardian will move into the 395,000-square-foot 100 Broadway, also known as the <b>American Surety Building<\/b>, in 2026. The 21-story building sits at the corner of Broadway and Pine Street, across the street from historic <b>Trinity Church<\/b>.<\/p>\n<p class=\"p1\">Completed in 1895, 100 Broadway, which was once the second-tallest building in the city, recently underwent a renovation featuring new suites and upgraded amenities designed by architecture\/design firm <b><a href=\"https:\/\/commercialobserver.com\/company\/mkda\/\" title=\"MKDA\" class=\"company-link\" target=\"_blank\" rel=\"noopener\">MKDA<\/a><\/b>.
