{"id":48171,"date":"2025-07-08T08:06:21","date_gmt":"2025-07-08T08:06:21","guid":{"rendered":"https:\/\/www.europesays.com\/us\/48171\/"},"modified":"2025-07-08T08:06:21","modified_gmt":"2025-07-08T08:06:21","slug":"meadow-partners-acquires-soho-retail-condo-from-brookfield-for-37m-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/48171\/","title":{"rendered":"Meadow Partners Acquires SoHo Retail Condo From Brookfield for $37M \u2013 Commercial Observer"},"content":{"rendered":"<p>Real estate private equity manager <b><a href=\"https:\/\/commercialobserver.com\/company\/meadow-partners\/\" title=\"Meadow Partners\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Meadow Partners<\/a><\/b> is taking over a coveted retail condominium unit in Manhattan\u2019s SoHo neighborhood.<\/p>\n<p>Meadow, through the entity <b>MV SMA 200 Lafayette Property<\/b>, bought the roughly 30,500-square-foot retail condo at the base of <b>200 Lafayette Street <\/b>from <b><a href=\"https:\/\/commercialobserver.com\/company\/brookfield-properties\/\" title=\"Brookfield Properties\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Brookfield Properties<\/a><\/b> for $37 million, according to <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/a836-acris.nyc.gov\/DS\/DocumentSearch\/DocumentDetail?doc_id=2025070201042001\">city records<\/a> made public Thursday.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/07\/clipper-realty-sells-10-west-65th-street\/\" rel=\"nofollow noopener\" target=\"_blank\">Clipper Realty Sells UWS Apartment Building for $46M<\/a><\/p>\n<p><b>Jeffrey Kaplan<\/b>, managing partner at Meadow, signed the deal for the buyer, while <b>Marjorie Zessar<\/b>, senior vice president at Brookfield, signed for the seller, which used the entity <b>200 Lafayette<\/b>, records show.<\/p>\n<p>It\u2019s unclear who brokered the deal. Spokespeople for Meadow and Brookfield did not immediately respond to requests for comment.<\/p>\n<p>The property on the corner of Broome and Lafayette streets is home to Italian food hall chain <b><a href=\"https:\/\/commercialobserver.com\/company\/eataly\/\" title=\"Eataly\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Eataly<\/a><\/b>, which <a href=\"https:\/\/commercialobserver.com\/2022\/10\/eataly-lease-200-lafayette-street-brookfield-properties\/\" rel=\"nofollow noopener\" target=\"_blank\">signed a lease for 18,353 square feet<\/a> on the ground floor and lower levels of the property in October 2022 and opened in November 2023.
