{"id":500002,"date":"2026-01-07T23:22:09","date_gmt":"2026-01-07T23:22:09","guid":{"rendered":"https:\/\/www.europesays.com\/us\/500002\/"},"modified":"2026-01-07T23:22:09","modified_gmt":"2026-01-07T23:22:09","slug":"manvel-updates-future-roadway-plans","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/500002\/","title":{"rendered":"Manvel updates future roadway plans"},"content":{"rendered":"<p>\t\t\t\t\t\t\tManvel\u2019s thoroughfare plan has undergone significant updates since its initial presentation in October, adjusting road alignments and classifications, according to <a href=\"https:\/\/manveltx.portal.civicclerk.com\/event\/533\/files\/attachment\/6780\" target=\"_blank\" rel=\"noopener\">city documents.<\/a><\/p>\n<p>The updated plan was presented to <a href=\"https:\/\/communityimpact.com\/houston\/pearland-friendswood-manvel\/government\/2026\/01\/06\/manvel-approves-additional-funding-for-heritage-park-city-hall-expansion-projects\/\" target=\"_blank\" rel=\"noopener\">Manvel City Council<\/a> at its Jan. 5 meeting by Houston-based planning firm Kendig Keast Collaborative, which has been working with the city on both its thoroughfare and future land use plans.<\/p>\n<p><strong>The details <\/strong><\/p>\n<p>The thoroughfare plan is a long-range roadway planning document for future mobility needs, not a commitment to immediate construction, city officials said.<\/p>\n<p>The plan organizes local roadways into three categories, based on their intended function:<\/p>\n<ul>\n<li><strong>Parkways<\/strong>: plans to carry higher volumes of traffic, typically run across the city<\/li>\n<li><strong>Arterials:<\/strong> plans to facilitate travel from point A to point B<\/li>\n<li><strong>Collector:<\/strong> plans to move traffic into and out of specific neighborhoods or parts of the city, connecting them to the major roadway network<\/li>\n<\/ul>\n<p>Using these classifications, the updated plan includes several updates:<\/p>\n<ul>\n<li>Adjusted the southern portion of<strong> Kirby Drive<\/strong> alignment and changing its classification to Parkway, intended for higher traffic volumes<\/li>\n<li>Extended <strong>Charlotte Street<\/strong> alignment west from <strong>Iowa Lane<\/strong> to SH 288<\/li>\n<li>Connected <strong>Iowa Lane<\/strong> south of Hwy. 6 to <strong>Alleluia trail <\/strong><\/li>\n<li>Removed <strong>McCoy Road<\/strong> north extension<\/li>\n<li><strong>Lewis Lane<\/strong>, <strong>Cemetery Road<\/strong> and <strong>Patterson Road<\/strong> reclassified to Collector roadways<\/li>\n<\/ul>\n<p><strong>The background <\/strong><\/p>\n<p>The thoroughfare plan updates follow the <a href=\"https:\/\/communityimpact.com\/houston\/pearland-friendswood-manvel\/government\/2025\/10\/08\/manvel-reviews-portions-of-comprehensive-major-thoroughfare-plan-draft\/\" target=\"_blank\" rel=\"noopener\">October presentation<\/a> of Manvel\u2019s first future land use map, which outlines how different areas of the city could develop over the next 10 to 20 years, according to city documents.<\/p>\n<p>Gary Mitchell, Kendig Keast Collaborative\u2019s president and project manager, described it as a \u201cgrowth management tool\u201d for <a href=\"https:\/\/communityimpact.com\/houston\/pearland-friendswood-manvel\/government\/2025\/12\/02\/manvel-moves-forward-with-major-commercial-development-at-manvel-crossing\/\" target=\"_blank\" rel=\"noopener\">the city<\/a> at its Oct. 6 meeting.<\/p>\n<p>The map places future land use into the following categories:<\/p>\n<ul>\n<li>Rural preservation<\/li>\n<li>Estate residential<\/li>\n<li>Suburban residential<\/li>\n<li>Master-planned development<\/li>\n<li>Commercial<\/li>\n<li>Industrial<\/li>\n<\/ul>\n<p><strong>The discussion<\/strong><\/p>\n<p>During the meeting, Mayor Dan Davis raised concerns about balancing long-term mobility planning with rural preservation, particularly as growth continues to push south, east and into parts of the northern area of the city, according to city documents.<\/p>\n<p>\u201cOur infrastructure is not prepared to handle growth. I can understand the need to be prepared for mobility. You don\u2019t want to end up like other cities where you\u2019re sitting in traffic jams all day,\u201d Davis said at the meeting. \u201cAt the same time, we don\u2019t want to encourage development in those areas. How do we prepare for the future without preemptively designing the infrastructure that encourages a future we don\u2019t want?\u201d<\/p>\n<p>Mitchell emphasized that the future land use map is a \u201cwhat-if\u201d document that shows what the city would like to see over time, working hand in hand with the thoroughfare plan to guide long-term planning decisions.<\/p>\n<p>He added that roadway classification can be adjusted over time, noting that while a classification can be lowered if needed, it is far more difficult to upgrade a roadway later.<\/p>\n<p>\u201cIf land is not turning over and there are no development proposals, it\u2019s just a line on the map,\u201d Mitchell said. \u201cIt\u2019s preparing for a potential future.
