In recent years, it has remained comfortably above that threshold.<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/06\/1750589843_18_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p dir=\"ltr\"><a class=\"tag tag-117818\" href=\"https:\/\/www.bisnow.com\/tags\/houston-retail\" target=\"_blank\" data-tag-id=\"117818\" rel=\"nofollow noopener\">Houston retail<\/a> ended 2025 with 95.2% occupancy\u00a0as limited new supply kept demand in lockstep, according to a\u00a0<a href=\"https:\/\/www.bisnow.com\/tags\/weitzman\" target=\"_blank\" rel=\"nofollow noopener\">Weitzman<\/a>\u00a0report. This could push rents to unsustainable levels for tenants in some cases, but Weitzman Assistant Vice President Sarah Thobae\u00a0told\u00a0Bisnow that landlords and occupiers have also struck a functional balance.<\/p>\n<p dir=\"ltr\">\u201cRents are rising. However, I find it\u2019s more with centers that are being remodeled or new spaces being added to existing centers,\u201d Thobae said.<\/p>\n<p dir=\"ltr\">Retail rents in Houston vary widely by location, anchor tenants, traffic and demographics,\u00a0according to the report. Asking rents for small-shop space within the 610 Loop average from $50 to $70 per SF per year, while small-shop space outside of the Loop ranges from the high $20s per SF per year for Class-B properties to $40 to $55 for newly constructed space.<\/p>\n<p dir=\"ltr\">In\u00a02025, about 1.1M SF of new retail was delivered in the Houston area, adding a negligible amount of stock to a market that already had 167.5M SF of retail space.<\/p>\n<p dir=\"ltr\">Some landlords will be influenced by new projects nearby to remodel their own spaces, Thobae said, citing Weitzman\u2019s <a class=\"tag tag-99823\" href=\"https:\/\/www.bisnow.com\/tags\/manvel\" target=\"_blank\" data-tag-id=\"99823\" rel=\"nofollow noopener\">Manvel<\/a> Town Center as an example. Shop and pad space opened last year at the <a href=\"https:\/\/www.bisnow.com\/houston\/news\/deal-sheet\/this-weeks-houston-deal-sheet-manvel-town-center-secures-second-retail-anchor-128595\" target=\"_blank\" rel=\"nofollow noopener\">273-acre development where Lowe\u2019s Home Improvement<\/a> is set to open soon.<\/p>\n<p dir=\"ltr\">\u201cThe other centers, which may be a little bit older, may do a face-lift and follow suit,\u201d\u00a0meaning they could also\u00a0raise rents, she said.<\/p>\n<p dir=\"ltr\">But <a class=\"tag tag-172760\" href=\"https:\/\/www.bisnow.com\/tags\/big-box\" target=\"_blank\" data-tag-id=\"172760\" rel=\"nofollow noopener\">big-box<\/a> chain bankruptcies are another factor helping to keep supply and demand balanced in Houston\u2019s retail market. The last two years have brought closures of retail chains including Conn\u2019s HomePlus Stores;\u00a0<a href=\"https:\/\/www.bisnow.com\/tags\/party-city\" target=\"_blank\" rel=\"nofollow noopener\">Party City<\/a>, which closed most of its stores by early 2025; and\u00a0<a href=\"https:\/\/www.bisnow.com\/tags\/joann\" target=\"_blank\" rel=\"nofollow noopener\">Joann<\/a>, which closed nine Houston-area stores in mid-2025.<\/p>\n<p dir=\"ltr\">Expanding retailers and entertainment concepts that backfilled spaces last year include AR&#8217;s Entertainment Hub, a 40K SF family entertainment concept that went into a former Conn\u2019s in Spring; Lumos, which opened in a 45K SF former <a class=\"tag tag-194238\" href=\"https:\/\/www.bisnow.com\/tags\/sam\u2019s-club\" target=\"_blank\" data-tag-id=\"194238\" rel=\"nofollow noopener\">Sam\u2019s Club<\/a> in New Caney; and Sky Zone, which backfilled another Conn\u2019s in Houston.\u00a0<\/p>\n<p dir=\"ltr\">\u201cLarge vacancies are being backfilled quite quickly,\u201d Thobae said.<\/p>\n<p dir=\"ltr\">With Houston continuing its longest high-occupancy streak, Thobae said she isn\u2019t concerned about things slowing down.<\/p>\n<p dir=\"ltr\">\u201cI think 2026 is going to set us up for the next really great three years,\u201d Thobae said. \u201cOur job growth continues. Amidst the tariffs and inflation and interest rates, I find Houston to be pretty resilient.\u201d\u00a0<\/p>\n","protected":false},"excerpt":{"rendered":"Retail occupancy in Houston hasn\u2019t dipped below 90% since 2013.
