{"id":535617,"date":"2026-01-22T22:46:20","date_gmt":"2026-01-22T22:46:20","guid":{"rendered":"https:\/\/www.europesays.com\/us\/535617\/"},"modified":"2026-01-22T22:46:20","modified_gmt":"2026-01-22T22:46:20","slug":"city-of-chicago-home-sales-remain-flat-in-2025-as-prices-rise","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/535617\/","title":{"rendered":"City of Chicago home sales\u00a0remain\u00a0flat in 2025 as prices rise\u00a0"},"content":{"rendered":"<p><img fetchpriority=\"high\" decoding=\"async\" class=\" wp-image-1334245 aligncenter\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2026\/01\/Screenshot-2026-01-22-at-2.25.18-PM.png\" alt=\"\" width=\"893\" height=\"468\"\/><\/p>\n<p>The pace of <a href=\"https:\/\/chicagoagentmagazine.com\/2025\/12\/23\/chicagoland-home-sales\/\" rel=\"nofollow noopener\" target=\"_blank\">home sales<\/a> in the city of Chicago\u00a0in 2025\u00a0was\u00a0essentially\u00a0flat\u00a0compared to 2024, while the median sales price rose, <a href=\"https:\/\/chicagoagentmagazine.com\/whos-who-2025\/illinois-realtors-8\/\" rel=\"nofollow noopener\" target=\"_blank\">Illinois REALTORS\u00ae<\/a>\u00a0<a href=\"https:\/\/www.illinoisrealtors.org\/blog\/illinois-home-sales-increase-annually-and-in-december-as-inventory-stays-low-and-prices-climb\/\" rel=\"nofollow noopener\" target=\"_blank\">said<\/a>.\u00a0<\/p>\n<p>Specifically, sales dipped 0.1% year over year, from 22,109 to 22,093, while the median price\u00a0climbed\u00a05.6%, from $354,975 to $375,000.\u00a0<\/p>\n<p>In the broader Chicagoland area, <a href=\"https:\/\/dfwagentmagazine.com\/2026\/01\/14\/metrotex-housing-report-dec-2025\/\" rel=\"nofollow noopener\" target=\"_blank\">home sales<\/a> rose 0.6%, from 88,560 to 89,091, and the median sales price climbed\u00a04.6%, from $350,000 in 2024 to $366,000 last year.\u00a0<\/p>\n<p>Statewide, Illinois home sales rose 4.2%, from 131,194 to 136,650, while the median price rose 3.4%, from $290,000 to $300,000.\u00a0<\/p>\n<p><b>Chicago home sales pick up in December\u00a0<\/b>\u00a0<\/p>\n<p>In\u00a0the month of December, sales in the city of Chicago rose 0.4% year over year, from 1,609 to 1,615. The median sales price in December was $350,000, up 2.9% from $340,000 in December 2024.\u00a0Inventory of\u00a0homes for sale plunged 25.5% year over year,\u00a0however,\u00a0from 3,983 to 2,969.\u00a0<\/p>\n<p>Chicagoland home sales\u00a0were down\u00a0in December, sliding 0.2% year over year, from\u00a06,650 to 6,637 homes, while the median price climbed 4.4%, from $340,000 to $355,000. Inventory fell 11.3%, from 12,178 to 10,801 homes.\u00a0<\/p>\n<p>Statewide, home sales rose 2%, from 10,041 sales in December 2024 to 1,237 sales last month. The median sales price was up as well,\u00a0climbing 6.3% from $282,111 to $299,900. Inventory fell 8.2% from 20,063 to 18,421.\u00a0<\/p>\n<p>\u201cDecember reflected a market that remains active, with prices holding firm amid continued supply challenges.
