{"id":536659,"date":"2026-01-23T09:03:18","date_gmt":"2026-01-23T09:03:18","guid":{"rendered":"https:\/\/www.europesays.com\/us\/536659\/"},"modified":"2026-01-23T09:03:18","modified_gmt":"2026-01-23T09:03:18","slug":"nyc-offices-are-getting-outrageous-new-amenities","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/536659\/","title":{"rendered":"NYC offices are getting outrageous new amenities"},"content":{"rendered":"<p>Your day at the office could soon feel like a day at the spa \u2026 or rec center.<\/p>\n<p>In a bid to attract top employers, who in turn hope to attract top employees, office buildings are being outfitted with bells and whistles like billiard rooms, racing simulators and speakeasies \u2014 anything to make you feel you\u2019re not tethered to your desk.<\/p>\n<p>\u201cFirst impressions matter,\u201d said Bruce Mosler of Cushman &amp; Wakefield. \u201cFrom the moment you walk in the door, people start to evaluate the building for their workforce, because the toughest thing is to recruit and retain talent.\u201d<\/p>\n<p>10 Grand Central starting to use a signature scent \u2014 combining wood with leather \u2014 in 2017.  Tom Minieri Photography<\/p>\n<p>Taking a cue from hospitality, subtle signature scents and soundscapes have become a common way for offices to stand out and say \u201chello.\u201d<\/p>\n<p>\u201cWhen you walk into a lobby and you don\u2019t smell anything but there\u2019s a scent there, it\u2019s perfect,\u201d said David Falk of Newmark.<\/p>\n<p>Marx Realty began using its signature scent at 10 Grand Central in 2017. It combines wood, leather and jasmine, and is sometimes used for holiday gift candles. \u201cWe make it very subtle \u2014 like a kiss,\u201d said Craig Deitelzweig of Marx. \u201cScents impact memories in a strong way and we want it to be tied to the building.\u201d<\/p>\n<p>Baccarat calls 545 Madison home.  Baccarat<\/p>\n<p>That\u2019s why they use one of Baccarat\u2019s fragrances at 545 Madison Ave., where the crystal company is a tenant.<\/p>\n<p>Working with the scent consultants at Aroma360, GFP Real Estate chose \u201cSummer Breeze\u201d for their portfolio\u2019s signature aroma \u2014 it now wafts through eight lobbies.<\/p>\n<p>Tishman Speyer, which operates Rockefeller Center, partnered with Air Essentials in 2021 to develop a signature fragrance, dubbed \u201cWhite Tea &amp; Thyme,\u201d to create an atmosphere that feels both peaceful and invigorating.<\/p>\n<p>Tishman Speyer, which operates Rockefeller Center, uses a fragrance, dubbed \u201cWhite Tea &amp; Thyme\u201d across its portfolio.  Stefano Giovannini<\/p>\n<p>While the scent remain the same, music across Tishman Speyer\u2019s portfolio varies by building, tenant composition and the time of day.<\/p>\n<p>At the Marx portfolio, \u201cAll of the buildings have music that changes with the seasons and between day and evening,\u201d said Deitelzweig. It is also different in the amenity spaces and the lobby where it is more upbeat.<\/p>\n<p>\u201cWith all the chaos in the streets of New York, you can come into a peaceful place with the music playing,\u201d he said.<\/p>\n<p>But at GFP\u2019s 594 Broadway in Soho, things are more \u201cdowntown.\u201d Longtime doorman Jonathan Glass moonlights as an artist, and has become the company\u2019s resident jazz DJ, curating music in the lobby.<\/p>\n<p>Over at the Starrett-Lehigh\u2019s Level Ten, rooftop meeting, dining and podcasting spaces come with Hudson views. RXR<\/p>\n<p>At the new Level Ten amenity floor at the Starrett-Lehigh building in Chelsea, RXR chose \u201cStorm\u201d by Baltic Club for its fragrance while the sounds come from lo-fi beats. The Yacht Club restaurant on that floor is also open to the public and includes a roof deck and cabanas overlooking the Hudson River, which tenants can book for meetings.<\/p>\n<p>\u201cAdding luxury touches like a signature scent and curated music is intentional and directly tied to Level Ten\u2019s goal of standing apart as a premium, hospitality-driven event space,\u201d said Bill Elder of RXR. \u201cThey set a tone of calm, sophistication and exclusivity the moment guests arrive.\u201d<\/p>\n<p>Level Ten also has the amenity du jour \u2014 six podcasting rooms where both tenants and locals can mix and broadcast their own thoughts and music.<\/p>\n<p>RXR\u2019s light-filled Starrett Lehigh Building.  RXR<\/p>\n<p>\u201cLots of people do podcasts and may not want to have it in their office,\u201d Elder said. \u201cWe have the full set up with the equipment and room.\u201d<\/p>\n<p>Kaufman\u2019s new 875 Sixth Ave. in Nomad has a screening room that can double for a podcast studio. Marx also has a movie screening area and separate podcasting room on an amenity floor at 10 Grand Central that comes with earphones and microphones while its new speakeasy will be mysteriously accessed from its loading docks.<\/p>\n<p>At Global Holdings\u2019 410 Park Ave., \u201cold-school\u201d video games include Ms. Pac-Man. \u201cThose get used a lot,\u201d said Craig Panzirer of Global Holdings. \u201cEverybody is doing amenities and now the new thing is to find something new.\u201d<\/p>\n<p>Nomad Tower at 1250 Broadway keeps the office bouncing with pool and pingpong tables. Global Holdings<\/p>\n<p>Therefore, Global\u2019s other offices at 99 Park and Nomad Tower at 1250 Broadway each sport amusements like Duckpin bowling, a speakeasy and a barber station; as well as ping-pong, a pool table, arcade games, a gym and a roof terrace, respectively.<\/p>\n<p>SL Green\u2019s buildings host a variety of golf and wellness amenities. <\/p>\n<p>A \u201cspa quality\u201d wellness center with massage therapy and training rooms at 450 Park Ave. get lots of use, according to SL Greens\u2019 Steve Durels. \u201cThe locker rooms feel like a country club,\u201d he said. Its three simulators \u2014 one for golf, the other two for F1 racing \u2014 are also in demand.<\/p>\n<p>Duckpin bowling and golf sims keep workers moving at the freshly amenitized building at 99 Park Ave.  Global Holdings<\/p>\n<p>The company\u2019s recently reinvented 245 Park has a 4,000-square-foot golf lounge to accompany four golf simulators and two racing car simulators. <\/p>\n<p>Its new Club 245 has 17,000 square feet of amenity space with high-end finishes, treatment rooms and upscale locker rooms plus food by Daniel Boulud. The top of that building also has a landscaped rooftop park with food and beverages.<\/p>\n<p>But Durels says nothing compares to the gigantic roof deck at One Madison, which he describes as \u201clike a Four Seasons hotel\u201d with indoor space that supports events for up to 200 people.<\/p>\n<p>Not to be passed up, SL Green is shifting its office tower at 245 Park Ave. into the fast lane with racing simulators.  Kevin Chu + Jessica Paul Courtesy of SL Greene<\/p>\n<p>Boston Properties has completed $150 million in renovations, adding conferencing amenities below grade and a lounge \u2014 with a signature scent \u2014 at 360 Park Ave. South.<\/p>\n<p>The Empire State Building doesn\u2019t have a special scent, but it has 65,000 built-out square feet of amenities, including an event space for 400 people, pickleball, a golf simulator and fitness center.<\/p>\n<p>\u201cWhat resonates with tenants are communal areas with flexible furniture that allow you to have events,\u201d said Ryan Kass of the Empire State Realty Trust\u00a0ownership.\u00a0Its basketball court, for instance, can double as a lecture and meeting hall.<\/p>\n<p>The Empire State Building\u2019s suite of amenities \u2014 like golf sims and basketball \u2014 is a slam dunk.
