The 12-bedroom home at 1200 Bel Air Road has struggled to find a buyer since 2022.<\/p>\n<p>Trophy homes like \u201cLa Fin\u201d are retreating back from aspirational price tags. One Shot Productions<\/p>\n<p>Potential buyers of the nightclub-like mansion have to weigh an increasingly long list of uncertainties, like rising insurance premiums, the threat of future wildfires and the specter of a proposed federal billionaires tax.<\/p>\n<p>\u201cGoing just under $100 million both opens it up to a larger buyer pool, and makes it just more attractive,\u201d said Compass\u2019 Sally Forster Jones, one of several listing agents for the property.<\/p>\n<p>Forster Jones said LA\u2019s buyer pool for nine-figure homes remains \u201crarefied air,\u201d and quite small.<\/p>\n<p>The opulent mansion\u2019s ultra-wealthy buyer pool remains small \u2014 and increasingly selective. One Shot Productions<\/p>\n<p>\u201cAt this level, pricing isn\u2019t about compromise, it\u2019s about precision,\u201d co-listing agent Tomer Fridman of Christie\u2019s International Real Estate Southern California told The California Post. \u201cThis move meets the market where serious buyers are actually engaging right now.\u201d<\/p>\n<p>Other agents include Sotheby\u2019s Nicole Plaxen and Shauna Walters, as well as Douglas Elliman\u2019s Jacob Greene and Josh Altman.<\/p>\n<p>It appears California\u2019s fortunate few are less willing to pay so-called aspirational prices. Stratospheric, wait-and-see price tags may have found success a few years ago, but agent Rochelle Atlas Maize, of Nourmand and Associates\u2019 luxury estates division, said that trend is well on its way out.<\/p>\n<p>\u201cIf it\u2019s a $100 or $125 million property, they were putting it on at $175 million hoping that that one guy, that crypto guy, or that tech guy or that somebody that hit the lottery, they\u2019re going to get it,\u201d Atlas Maize told The Post. \u201cThe psychology of the ultra-high-end has changed. One Shot Productions<\/p>\n<p>Market data from <a href=\"https:\/\/millersamuel.com\/reports\/elliman-report-los-angeles-sales-3q-2025\/\" target=\"_blank\" rel=\"noopener nofollow\">Miller Samuel and Douglas Elliman<\/a> found that LA\u2019s luxury market \u2014 the top 10% of sales \u2014 saw the median price drop to $12 million in the third quarter of 2025. The figure marked a roughly 11% decline from a year earlier.<\/p>\n<p>Transaction volume moved in the opposite direction, however. High-end sales climbed nearly 26% year-over-year in the third quarter of 2025, up to 73 closings. Real estate activity remained high across the city in the wake of the wildfires.<\/p>\n<p>Forster Jones said the luxury market of today is stronger than the one La Fin first met with in 2022. For her, 2026 so far has been a flurry of calls and activity.<\/p>\n<p>\u201cIf it\u2019s a special property, then they\u2019re buying it and they\u2019re paying for it,\u201d Forster Jones said.\u00a0<\/p>\n<p>One of 12 bedrooms. One Shot Productions<\/p>\n<p>La Fin first hit the market in 2022 for $139 million, with reported seller and former emergency room director Joe Englanoff tapping an array of agents to find a buyer.<\/p>\n<p>Despite slipping under the $100 million mark, La Fin was the priciest new home listing in the US for the week ending Jan. 22, according to <a href=\"http:\/\/realtor.com\" target=\"_blank\" rel=\"noopener nofollow\">Realtor.com<\/a>.<\/p>\n<p>Deep-pocketed buyers in LA remain picky, Atlas Maize said.\u00a0<\/p>\n<p>\u201cThey are just a little bit more discerning as far as what they want and value,\u201d Atlas Maize said, noting a shift in buyer preferences from flashy modern pads to legacy family homes.<\/p>\n<p>In addition to this main residence, the estate includes additional living quarters for staff and guests.
