{"id":554224,"date":"2026-01-30T15:28:37","date_gmt":"2026-01-30T15:28:37","guid":{"rendered":"https:\/\/www.europesays.com\/us\/554224\/"},"modified":"2026-01-30T15:28:37","modified_gmt":"2026-01-30T15:28:37","slug":"deloittes-2-6b-hudson-yards-deal-tops-nycs-priciest-leases-of-2025","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/554224\/","title":{"rendered":"Deloitte&#8217;s $2.6B Hudson Yards Deal Tops NYC&#8217;s Priciest Leases Of 2025"},"content":{"rendered":"<p dir=\"ltr\">A big four consulting firm last year signed the most expensive lease in New York City since the pandemic amid a resurgent office market, demonstrating the eye-popping sums companies are willing to pay for space in new towers.<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/06\/1750589843_18_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Courtesy of Related Cos.\n    <\/p>\n<p>\n      A rendering of 70 Hudson Yards\n    <\/p>\n<p dir=\"ltr\"><a class=\"tag tag-31936\" href=\"https:\/\/www.bisnow.com\/tags\/deloitte\" target=\"_blank\" data-tag-id=\"31936\" rel=\"noopener\">Deloitte<\/a>\u00a0is set to pay more than $2.6B over the nearly 22-year, 807K SF lease it signed last year at <a class=\"tag tag-194559\" href=\"https:\/\/www.bisnow.com\/tags\/70-hudson-yards\" target=\"_blank\" data-tag-id=\"194559\" rel=\"noopener\">70 Hudson Yards<\/a>, according to a\u00a0<a class=\"tag tag-1988\" href=\"https:\/\/www.bisnow.com\/tags\/compstak\" target=\"_blank\" data-tag-id=\"1988\" rel=\"noopener\">CompStak<\/a>\u00a0analysis of the highest-valued Manhattan office leases provided exclusively to\u00a0Bisnow.<\/p>\n<p dir=\"ltr\"><a class=\"tag tag-5639\" href=\"https:\/\/www.bisnow.com\/tags\/related-cos\" target=\"_blank\" data-tag-id=\"5639\" rel=\"noopener\">Related Cos<\/a>. and <a class=\"tag tag-2828\" href=\"https:\/\/www.bisnow.com\/tags\/oxford-properties-group\" target=\"_blank\" data-tag-id=\"2828\" rel=\"noopener\">Oxford Properties Group<\/a>\u00a0arranged <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/office\/new-deloitte-office-hq-scores-16b-construction-loan-132544\" target=\"_blank\" rel=\"noopener\">$2.45B in construction financing<\/a> for the tower, which won\u2019t be ready for move-in until at least late 2028.<\/p>\n<p dir=\"ltr\">The deal is the most expensive office lease signed in NYC since the pandemic, according to CompStak, and more than double the <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/office\/the-companies-dedicating-hundreds-of-millions-to-nycs-office-return-127697\" target=\"_blank\" rel=\"noopener\">highest-priced lease of 2024<\/a>, when <a class=\"tag tag-30087\" href=\"https:\/\/www.bisnow.com\/tags\/tpg\" target=\"_blank\" data-tag-id=\"30087\" rel=\"noopener\">TPG<\/a> agreed to pay <a class=\"tag tag-309\" href=\"https:\/\/www.bisnow.com\/tags\/tishman-speyer\" target=\"_blank\" data-tag-id=\"309\" rel=\"noopener\">Tishman Speyer<\/a> more than $1B for its 300K SF in <a class=\"tag tag-113800\" href=\"https:\/\/www.bisnow.com\/tags\/the-spiral\" target=\"_blank\" data-tag-id=\"113800\" rel=\"noopener\">The Spiral<\/a>.<\/p>\n<p>\u00a0<\/p>\n<p dir=\"ltr\">Starr Cos.\u2019 275K SF lease at <a class=\"tag tag-195988\" href=\"https:\/\/www.bisnow.com\/tags\/343-madison-ave\" target=\"_blank\" data-tag-id=\"195988\" rel=\"noopener\">343 Madison Ave<\/a>., signed just before the holidays,\u00a0also topped 2024&#8217;s high-water mark. The insurance and investment company will pay nearly $1.3B for its 20-year lease. The deal allowed <a class=\"tag tag-173355\" href=\"https:\/\/www.bisnow.com\/tags\/bxp\" target=\"_blank\" data-tag-id=\"173355\" rel=\"noopener\">BXP<\/a> to <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/office\/bxp-starts-construction-on-2b-midtown-office-tower-with-unnamed-anchor-lined-up-130354\" target=\"_blank\" rel=\"noopener\">move forward with construction<\/a> of its $2B, 930K SF office tower, which isn\u2019t expected to be completed until 2029.\u00a0<\/p>\n<p dir=\"ltr\">The developer has also secured a letter of intent for another 16% of the building, just above Starr, BXP executives said during\u00a0its fourth-quarter earnings call Wednesday.<\/p>\n<p dir=\"ltr\">Deloitte didn&#8217;t quite match Deutsche Bank&#8217;s roughly $3B deal from 2018, when it\u00a0<a href=\"https:\/\/www.bisnow.com\/new-york\/news\/office\/time-warner-center-gets-brand-new-name-following-deutsche-bank-lease-95825\" target=\"_blank\" rel=\"noopener\">took 1.1M SF<\/a> at 1 Columbus Circle and renamed the property Deutsche Bank Center from Time Warner Center.<\/p>\n<p dir=\"ltr\">But existing prestigious trophy towers remain sought after. <a class=\"tag tag-6610\" href=\"https:\/\/www.bisnow.com\/tags\/gibson-dunn\" target=\"_blank\" data-tag-id=\"6610\" rel=\"noopener\">Gibson Dunn<\/a>&#8216;s lease extension\u00a0at 200 Park Ave., known as the <a class=\"tag tag-41423\" href=\"https:\/\/www.bisnow.com\/tags\/metlife-building\" target=\"_blank\" data-tag-id=\"41423\" rel=\"noopener\">MetLife Building<\/a>, was the third-priciest deal of 2025. It will stay in its almost 362K SF for another 16 years, paying a total of $990M to landlord The Irvine Co.<\/p>\n<p>\u00a0<\/p>\n<p dir=\"ltr\">The deal is the only lease on <a class=\"tag tag-189710\" href=\"https:\/\/www.bisnow.com\/tags\/park-avenue\" target=\"_blank\" data-tag-id=\"189710\" rel=\"noopener\">Park Avenue<\/a> that made the list, but that isn\u2019t due to a lack of interest. The corridor scored three of 2024\u2019s top leases. Its vacancy rate is down to 10.5%, the lowest in the city, <a href=\"https:\/\/assets.cushmanwakefield.com\/-\/media\/cw\/marketbeat-pdfs\/2025\/q4\/us-reports\/office\/manhattan_americas_marketbeat_office_q42025.pdf?rev=40dc9e2eb0904cccab25dad06a62ef27\" target=\"_blank\" rel=\"noopener\">according to Cushman &amp; Wakefield<\/a>.<\/p>\n<p dir=\"ltr\">Manhattan ended the year with more than 32M SF of office leases inked, up 37% from\u00a02024, <a href=\"https:\/\/www.cbre.com\/insights\/figures\/manhattan-office-figures-q4-2025\" target=\"_blank\" rel=\"noopener\">according to CBRE<\/a>. As new construction has been slow to deliver and more space is removed from the market due to conversions, absorption skyrocketed to almost 14M SF.\u00a0<\/p>\n<p dir=\"ltr\">Overall, Manhattan&#8217;s office vacancy rate is now below 13%, with asking rents averaging $77.89 per SF, according to CBRE. But in some neighborhoods, the market is tighter, jacking up prices.\u00a0<\/p>\n<p dir=\"ltr\">After dominating leasing in 2024, Midtown\u2019s core districts continue to be competitive. Grand Central recorded 3.5M SF of activity in 2025, an 8% year-over-year increase, <a href=\"https:\/\/www.cbre.com\/insights\/figures\/manhattan-midtown-office-figures-q4-2025\" target=\"_blank\" rel=\"noopener\">according to CBRE<\/a>. Availability is 13.6%. CompStak places three of the top 10 leases in the neighborhood.<\/p>\n<p>The <a class=\"tag tag-187732\" href=\"https:\/\/www.bisnow.com\/tags\/penn-district\" target=\"_blank\" data-tag-id=\"187732\" rel=\"noopener\">Penn District<\/a> and <a class=\"tag tag-1609\" href=\"https:\/\/www.bisnow.com\/tags\/hudson-yards\" target=\"_blank\" data-tag-id=\"1609\" rel=\"noopener\">Hudson Yards<\/a> have also risen sharply in popularity. The availability rate\u00a0there is down to 7.6%, making it the tightest office market in the city,\u00a0according to CBRE.\u00a0<\/p>\n<p>\u00a0<\/p>\n<p dir=\"ltr\">On Sixth Avenue, also known as Avenue of the Americas, near <a class=\"tag tag-33311\" href=\"https:\/\/www.bisnow.com\/tags\/rockefeller-center\" target=\"_blank\" data-tag-id=\"33311\" rel=\"noopener\">Rockefeller Center<\/a>, availability has dropped to 11.3%. There, <a class=\"tag tag-5027\" href=\"https:\/\/www.bisnow.com\/tags\/salesforce\" target=\"_blank\" data-tag-id=\"5027\" rel=\"noopener\">Salesforce<\/a> signed the city\u2019s fourth-priciest lease, at 1095 Sixth Ave. The firm expanded to 350K SF for $776M over 15 years, according to CompStak.<\/p>\n<p dir=\"ltr\"><a class=\"tag tag-2205\" href=\"https:\/\/www.bisnow.com\/tags\/lower-manhattan\" target=\"_blank\" data-tag-id=\"2205\" rel=\"noopener\">Lower Manhattan<\/a> also had a comeback, although the availability rate remains high at 18.8%, CBRE data shows. The area near the World Trade Center snagged two of the city\u2019s highest-paying tenants, although those were more about the size of the deals than the rents they paid.<\/p>\n<p dir=\"ltr\">At 250 Vesey St., known as <a class=\"tag tag-32977\" href=\"https:\/\/www.bisnow.com\/tags\/brookfield-place\" target=\"_blank\" data-tag-id=\"32977\" rel=\"noopener\">Brookfield Place<\/a>, Jane Street decided to stay for another 10 years for just under $694M. To accommodate the company\u2019s request to expand to 984K SF, <a class=\"tag tag-29784\" href=\"https:\/\/www.bisnow.com\/tags\/brookfield\" target=\"_blank\" data-tag-id=\"29784\" rel=\"noopener\">Brookfield<\/a>\u00a0relocated\u00a0<a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2025-02-14\/jane-street-takes-more-office-space-at-nyc-s-brookfield-place?embedded-checkout=true\" target=\"_blank\" rel=\"noopener\">its own office<\/a> within the complex.<\/p>\n<p dir=\"ltr\"><a class=\"tag tag-118598\" href=\"https:\/\/www.bisnow.com\/tags\/moodys-1\" target=\"_blank\" data-tag-id=\"118598\" rel=\"noopener\">Moody\u2019s<\/a> relocated its\u00a0headquarters to 200 Liberty St., taking 455K SF. The firm will pay roughly $521M over 15 years, but\u00a0Moody\u2019s said\u00a0<a href=\"https:\/\/www.friedfrank.com\/news-and-insights\/moody-s-to-move-global-hq-to-brookfield-place-12769\" target=\"_blank\" rel=\"noopener\">in a release<\/a>\u00a0that\u00a0the move-in won\u2019t be completed until 2027.<\/p>\n<p dir=\"ltr\">The company\u2019s starting rent is among the lowest on the list, with CompStak placing it in the $70s per SF.
