Early Tuesday, the city filed a lawsuit against a self-storage company, alleging that, among other claims, Extra Space Storage routinely charged customers increases that \u201cseem to have no correlation to any market conditions or costs.\u201d The suit is asking $5 million in penalties, hundreds of thousands for swindled customers, and immediate changes to how Extra Space does business.<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmlfnakyy002p3b7bo2uerdzk@published\" data-word-count=\"166\">The suit is a parade of horrors. Bills allegedly<strong> <\/strong>spiked from $120 to $320 in a single month or rose nearly that far within the first 30 days of moving in. People who did pay \u2014\u00a0or thought their checks were being processed \u2014 said they<strong> <\/strong>sometimes learned too late their units were being cleared out. Others learned only by happenstance. \u201cExtra Space is, like, the demon of all the storage companies,\u201d says Raquel Gerardo, a 43-year-old paralegal named in the suit. In 2023, she says she was shocked by a $200 jump in the bill for her 10&#215;15 unit in Queens. And the contract she signed described a window of 30 days\u2019 notice before rent increases. She hadn\u2019t gotten that, she says. When she went by the next day to deal with what she thought was a mix-up, there was a lock on her unit. An employee in the office didn\u2019t have answers. Instead, she says he threatened her \u2014 and jumped over the sales desk.<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmlfnal13002q3b7bbej75gkm@published\" data-word-count=\"205\">When people across the city cram into smaller spaces or take on roommates to afford housing costs, self-storage can often feel like a requirement \u2014 a second apartment for your stuff. Gerardo says she needed hers to make room for a relative with dementia who had moved in with her. Except, unlike the housing industry, the storage industry has very limited protections. Last year, the council passed <a href=\"https:\/\/legistar.council.nyc.gov\/LegislationDetail.aspx?ID=7411700&amp;GUID=8F84A101-6EF9-4BFF-AE09-16C0C0930CB0&amp;Options=ID%7CText%7C&amp;Search=1290\" rel=\"nofollow noopener\" target=\"_blank\">two laws<\/a> targeting practices across the industry. The first <a href=\"https:\/\/council.nyc.gov\/press\/2025\/10\/29\/2999\/\" rel=\"nofollow noopener\" target=\"_blank\">requires<\/a> storage companies to give 60 days\u2019 notice before a rate increase, and the second makes it possible to shut down bad operators through a licensing system. Starting in August, companies will need a license to operate, and they can lose that license if they rack up enough violations. The new process will be overseen by the Department of Consumer and Worker Protection, which filed the suit on Tuesday. <strong>\u00a0<\/strong>\u201cWhat we see is companies taking advantage of the fact that they can literally hold people\u2019s stuff hostage,\u201d says the department\u2019s commissioner, Sam Levine, a Mamdani <a href=\"https:\/\/www.nytimes.com\/2026\/01\/15\/nyregion\/nyc-motoclick-delivery-workers-lawsuit.html\" rel=\"nofollow noopener\" target=\"_blank\">appointee<\/a> who stepped into the role in January. \u201cIn a city like New York, where many people struggle to have the space they need, this is an essential service. Consumers are being held captive.\u201d<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmlfnal2y002r3b7byl3egcs2@published\" data-word-count=\"233\">The suit says Extra Space is \u201cnot unique in using these deceptive tactics.\u201d The company was singled out, per the city, because investigators found it had more credible consumer complaints than any other doing business in the city right now \u2014\u00a0117 over three years. Many complaints also include descriptions of rat infestations that chewed through expensive equipment, or water and mold damage that forced owners to throw out what they were storing. The suit uses those accounts to allege the company is falsely advertising when it claims safe, clean, and well-maintained facilities. Extra Space has also been sued in California, over <a href=\"https:\/\/topclassactions.com\/lawsuit-settlements\/lawsuit-news\/extra-space-storage-class-action-alleges-bait-switch-pricing\/\" rel=\"nofollow noopener\" target=\"_blank\">allegations of similar \u201cbait and switch\u201d tactics<\/a>. In New York, it has 60 locations \u2014 one-fifth of the city\u2019s self-storage facilities, Levine said, making it one of the largest operators. \u201cI want to focus on the companies that are causing the most harm,\u201d he added. The suit also shows a broader pattern outside the official consumer complaints, citing reviews on \u201csocial-media websites like Yelp, Facebook, and <a href=\"https:\/\/www.reddit.com\/r\/selfstorage\/comments\/1ny248v\/extraspace_storage_rent_price_doubled\/\" rel=\"nofollow noopener\" target=\"_blank\">Reddit<\/a>\u201d that it says are \u201creplete with similar horror stories.\u201d One-star <a href=\"https:\/\/www.google.com\/maps\/place\/Extra+Space+Storage\/@40.8186141,-73.9362224,15z\/data=!4m8!3m7!1s0x89c2f5d7e1d22803:0x135cd0a2a496f65d!8m2!3d40.8184245!4d-73.9363644!9m1!1b1!16s%2Fg%2F1thk9p86?entry=ttu&amp;g_ep=EgoyMDI2MDIwNC4wIKXMDSoKLDEwMDc5MjA3M0gBUAM%3D\" rel=\"nofollow noopener\" target=\"_blank\">reviews<\/a> for an Extra Space storage facility in Harlem include a claim from someone who <a href=\"https:\/\/maps.app.goo.gl\/owLCsrZaAWvKPM7W6\" rel=\"nofollow noopener\" target=\"_blank\">says<\/a> a friend spotted their family Bible in a pile of neighborhood trash. When they asked Extra Space why the company hadn\u2019t emailed them to say the unit was being cleared out, an employee reportedly said, \u201cThey don\u2019t use email.\u201d<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmlfnal4s002s3b7balmfbq8d@published\" data-word-count=\"41\">Gerardo, whose rate more than doubled month to month, says she moved her stuff over to another company, but it hasn\u2019t solved the problem.\u00a0\u201cTheir rates started going up,\u201d she says. \u201cActually, you just reminded me.
