The building will feature a new wraparound awning designed to create comfortable gathering spaces.<\/p>\n<ul class=\"dist__Box-sc-1fnzlkn-0 kDvXdO font_openSans articleList\">\n<li class=\"dist__Box-sc-1fnzlkn-0 dist__StackBase-sc-1fnzlkn-7 ecGWWE iQviKm\"\/><\/ul>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cIt doesn\u2019t just provide shade and comfort, but it encourages people to gather, slow down, breathe, and engage in the space,\u201d says Christine Lee, whose family owns the Kiam Building. The renovation aims to tell \u201cthe building\u2019s next chapter\u201d while contributing to a more temperature-friendly downtown environment.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">After the massive renovation, Lee said her family hopes to find a local, uniquely Houston business to be an anchor tenant and possibly activate the basement.<\/p>\n<p><b>Comprehensive Cooling Strategy<\/b><\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\"><b>The project includes multiple cooling elements:<\/b><\/p>\n<ul class=\"dist__Box-sc-1fnzlkn-0 kDvXdO font_openSans articleList\">\n<li class=\"dist__Box-sc-1fnzlkn-0 dist__StackBase-sc-1fnzlkn-7 ecGWWE iQviKm\">\n<p>Installation of 113 new trees on Main Street and Texas Avenue<\/p>\n<\/li>\n<li class=\"dist__Box-sc-1fnzlkn-0 dist__StackBase-sc-1fnzlkn-7 ecGWWE iQviKm\">\n<p>Addition of 12 artistic metal shade structures with integrated lighting<\/p>\n<\/li>\n<li class=\"dist__Box-sc-1fnzlkn-0 dist__StackBase-sc-1fnzlkn-7 ecGWWE iQviKm\">\n<p>Strategic placement of awnings and coverings<\/p>\n<\/li>\n<li class=\"dist__Box-sc-1fnzlkn-0 dist__StackBase-sc-1fnzlkn-7 ecGWWE iQviKm\">\n<p>Implementation of supporting vegetation<\/p>\n<\/li>\n<\/ul>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cTrees, mature tree canopy can cool surface temperatures 20 degrees,\u201d explained City Council Member Mario Castillo. \u201cShade structures also work really well. The vegetation that goes underneath helps the trees grow and thrive and also provide a cooling effect.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The project is being funded by federal dollars, according to Downtown Houston+, and a $500,000 grant from CenterPoint Energy.<\/p>\n<p><b>Changing Downtown\u2019s Culture<\/b><\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The initiative aims to transform downtown Houston from a purely business district into a more livable, walkable space. Currently, as Castillo said, \u201cDowntown has really been a place people come to to work and then leave immediately to get home.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Many people also rely on the air-conditioned underground tunnels to move between buildings, leaving downtown sidewalks looking deserted on Houston\u2019s hottest days.<\/p>\n<ul class=\"dist__Box-sc-1fnzlkn-0 kDvXdO font_openSans articleList\">\n<li class=\"dist__Box-sc-1fnzlkn-0 dist__StackBase-sc-1fnzlkn-7 ecGWWE iQviKm\"\/><\/ul>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The project represents what Councilmember Castillo said should be a shift in Houston\u2019s urban development approach. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cWe are only going to continue to deal with extreme heat. We can\u2019t develop the same way we\u2019ve always developed,\u201d Castillo said. \u201cWe need to adapt.
