{"id":63872,"date":"2025-07-14T03:38:24","date_gmt":"2025-07-14T03:38:24","guid":{"rendered":"https:\/\/www.europesays.com\/us\/63872\/"},"modified":"2025-07-14T03:38:24","modified_gmt":"2025-07-14T03:38:24","slug":"third-avenue-retail-scene-on-upswing","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/63872\/","title":{"rendered":"Third Avenue retail scene on upswing"},"content":{"rendered":"<p>The retail scene on Third Avenue north of Bloomingdale\u2019s appears to be on the upswing, which spells good news for Upper East Siders and for the Manhattan store-leasing scene in general.<\/p>\n<p>Availability as high as 25.9% between 59th and 79th streets at the end of 2020 has gradually dipped to 8.4%, according to Cushman &amp; Wakefield leasing powerhouse Steven Soutendijk. \u201cThat is s very\u00a0low, and almost all of that available space is around Bloomingdale\u2019s, like the Home Depot space,\u201d he said.<\/p>\n<p>Asking rents range from $150 per square foot to $400, Soutendijk said, but the average ask is $246 per square feet.<\/p>\n<p><img style=\"aspect-ratio:1.50146628;display:block\" loading=\"lazy\" decoding=\"async\" data-modal-image=\"36524656\" width=\"886\" height=\"590\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/07\/bloomingdales-1000-108105180.jpg\" alt=\"Bloomingdale's 1000 Third Avenue, NYC street view.\" class=\"wp-image-36524656\"  \/>Bloomingdale\u2019s at 1000 Third Ave.  Google Maps<\/p>\n<p>Although the mile-long Third Avenue corridor enjoys none of the prestige of Madison Avenue, it\u2019s\u00a0meaningful as a barometer of the economic health of one of Manhattan\u2019s most stable middle-class neighborhoods. \u201cIts consistency and strong demographic base continue to attract high-quality tenants,\u201d said Meridian\u2019s James Famularo.<\/p>\n<p>Three years ago we noted that Third Avenue\u00a0had lost many\u00a0sportswear shops to \u201cwellness\u201d tenants and even to walk-in pet clinics. <\/p>\n<p>Most are still there, and more are coming, but there\u2019s a renewed trend of leases to businesses that actually sell products.<\/p>\n<p>The next major arrival, we\u2019re told will be Brandy Melville at 1172 Third Ave., between East 68th and 69th streets.
