Here\u2019s why"},"content":{"rendered":"<p class=\"body-text-paragraph\">Dallas-Fort Worth <a href=\"https:\/\/www.dallasnews.com\/topic\/residential-real-estate\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.dallasnews.com\/topic\/residential-real-estate\">homebuilders<\/a> reported a further slowdown in traffic as buyer demand sagged in the second quarter of the year.<\/p>\n<p class=\"body-text-paragraph\">New home starts and sales are expected to fall below last year\u2019s pace.<\/p>\n<p class=\"body-text-paragraph\">Dallas-based market research firm Residential Strategies Inc. reports that many builders in Dallas-Fort Worth saw sales drop 20% to 30% last quarter as consumer confidence dropped \u201cin reaction to tariffs and uncertainty over U.S. macro-economic conditions.\u201d<\/p>\n<p class=\"body-text-paragraph\">The drop is forcing builders to employ more incentives to get homes to sell. More finished homes sit empty, and lots continue to come online.<\/p>\n<p>D-FW Real Estate News<\/p>\n<p class=\"dmnc_features-cta-social-cta-social-module__zWZy- mb-4\">Get the latest real estate news you need to know.<\/p>\n<p class=\"body-text-paragraph\">\u201cIt\u2019s down 20% from the prior year,\u201d said Don Dykstra, chairman of Bloomfield Homes. \u201cWe\u2019re still selling, 120-130 homes a month. There are still buyers, just not as many.\u201d<\/p>\n<p>The numbers<\/p>\n<p class=\"body-text-paragraph\">Builders started 12,205 homes in the for-sale segment in North Texas during the second quarter. That\u2019s roughly the same pace posted over the same period in 2024.<\/p>\n<p class=\"body-text-paragraph\">The annualized start pace at the end of June 45,517 units \u2014 down 6% from the year prior.<\/p>\n<p class=\"body-text-paragraph\">Builders closed 12,570 new homes in the second quarter of 2025, representing a 5% year-over-year drop. (Shafkat Anowar \/ Staff Photographer)<\/p>\n<p class=\"body-text-paragraph\">Ted Wilson, principal at Residential Strategies, reported that market challenges have continued through the summer, leading builders to use more aggressive tactics to sell homes.<\/p>\n<p class=\"body-text-paragraph\">Some of those tactics include builders buying down entire 30-year interest rates.<\/p>\n<p class=\"body-text-paragraph\">However, there remains a clearing price for a home in ever neighborhood. If builders discount enough, there is a buyer waiting, he said.<\/p>\n<p class=\"body-text-paragraph\">\u201cThe heightened builder margins experienced over the past few years are now normalizing,\u201d Wilson said. \u201cA combination of costly 30-year mortgage rate buydowns, price discounts, rising lot costs, and other necessary buyer incentives has put downward pressure on profit margins.<\/p>\n<p class=\"body-text-paragraph\">The steepest declines have been in the metro area\u2019s southern and outer rings, where both sales and profitability have dropped.<\/p>\n<p class=\"body-text-paragraph\">Dykstra said Bloomfield Homes has increased the incentives offered to buyers in the last month. This includes upgraded front doors, upgraded flooring and upgraded plumbing fixtures.<\/p>\n<p class=\"body-text-paragraph\">A challenge for builders is the erosion of job growth and fewer corporate relocations, according to the report.<\/p>\n<p class=\"body-text-paragraph\">The D-FW region created 46,800 net new jobs in the 12 months ending in May, according to the Texas Workforce Commission. <\/p>\n<p class=\"body-text-paragraph\">From 2010 to 2024, North Texas averaged 94,267 new jobs added per year, Residential Strategies said.<\/p>\n<p>More vacant homes and more lots<\/p>\n<p class=\"body-text-paragraph\">As buyer demand slows, finished homes sit vacant. More lots are being developed, leading to an oversupply.<\/p>\n<p class=\"body-text-paragraph\">In Dallas-Fort Worth, there\u2019s a buildup of speculative home inventory \u2014 a home that is built before it is sold and without a particular buyer in mind.<\/p>\n<p class=\"body-text-paragraph\">At the end of June 2025, there were nearly 11,090 finished vacant for-sale homes in North Texas, representing a 2.87-month supply. Equilibrium is between 2 and 2.5 months.<\/p>\n<p class=\"body-text-paragraph\">Lot development also continues at a brisk pace.<\/p>\n<p class=\"body-text-paragraph\">At the end of June, there were more than 100,000 vacant developed lots in for-sale communities, representing a 26.5-month supply \u2014 above the 24-month equilibrium mark. More than 69,000 lots are currently under development, approaching record highs.<\/p>\n<p class=\"body-text-paragraph\">While some builders have laid off staff, Wilson said there\u2019s pressure for firms to build speculative homes.
