A medical-focused family office is expanding its value-add<\/a> initiative to institutional-quality properties with the acquisition of a 114K SF outpatient building in West Houston<\/a>.<\/p>\n

Edloe Realty, part of Houston-based Edloe Ventures<\/a>, is buying Greenhouse Medical Plaza from Transwestern Investment Group<\/a> and Virtus Real Estate Capital, Edloe Ventures partner Shehzad Roopani<\/a> told Bisnow.<\/p>\n

Transwestern<\/a> converted the building at 2051 Greenhouse Road from office to medical after purchasing it in mid-2018<\/a>.<\/p>\n

It is currently\u00a057% leased, as the pandemic hindered leasing activity shortly after the conversion was completed, Roopani said.\u00a0<\/p>\n

\u201cMedical leasing isn\u2019t like retail; it\u2019s slow and methodical,\u201d he said. \u201cThe slow and methodical was slowed down even further. We believe that if it weren\u2019t for Covid, this asset would already be leased up.\u201d\u00a0<\/p>\n

Edloe Ventures plans to boost the building\u2019s occupancy and sell it to an institutional investor<\/a> after\u00a0three to five years. Transwestern\u2019s Chris Boyd<\/a> and Justin Brasell<\/a>, who Roopani said had the original vision for the building, are staying on as the leasing team.<\/p>\n

The new owner plans to add spec suites and can be more nimble than an institutional owner, which could help boost leasing activity, he said.\u00a0<\/p>\n

\u201cWe can go into the market and bring down rates if needed,\u201d Roopani said. \u201cWe feel very confident that if we look at the trends in the market, we can get business done.\u201d\u00a0<\/p>\n

The building came up for sale because Virtus needs to close a fund that the asset is part of, he said. Edloe\u00a0bought the asset in an off-market deal brokered by Berkadia\u2019s\u00a0Sabrina Solomiany and Vasili Davos.<\/p>\n

The Edloe family office, which includes the Edloe Health clinic network, has owned and\u00a0developed\u00a0smaller medical office buildings<\/a> and provides property management services. This will be Edloe\u2019s first acquisition using outside investors and the first building bought with the intention to flip and not hold, Roopani said.\u00a0<\/p>\n

Edloe and Partners Real Estate<\/a> will provide property management services. Frost Bank<\/a> provided financing for the deal, though Roopani declined to provide the sale price.\u00a0<\/p>\n

The 114K SF building is much larger than the average medical office building<\/a> size of 50K SF to 60K SF. There aren\u2019t many medical office investors willing to buy this large of an asset that is also value-add in nature, he said.\u00a0<\/p>\n

\u201cThe reason why Edloe does what it does is because we have this weird niche where we can do large-scale stuff, but we\u2019re still willing to do something that requires elbow grease,\u201d Roopani said. \u201cOur goal is to get this to 90% occupancy and sell it to institutions.\u201d\u00a0<\/p>\n
