[Image: City of Cleburne]<\/p>\n<p><strong>According to a new report from CommercialSearch, Dallas-Fort Worth has reclaimed the nation\u2019s top spot in industrial development, with 28.8 million square feet currently under construction giving the region the largest pipeline in the country once again. North Texas held the top spot in 2024, when the pipeline climbed to 33.6 million square feet, before slipping to 22.6 million in 2025. Since then, activity has picked up with 6.2 million square feet added in the last year for a 27% year-over-year increase.<\/strong><\/p>\n<p>The report noted that the rebound is occurring with a vacancy rate of 11.4%, which is on the higher side compared to most other major U.S. markets. As such, developers are counting on the region\u2019s rapid growth and infrastructure to absorb new space.<\/p>\n<p>Logistics facilities are the largest projects underway in Dallas-Fort Worth, but manufacturing and data centers are also fueling a growing share of new starts. Data centers alone account for roughly 20 projects\u2014about 11% of the pipeline\u2014and are pivotal to Texas\u2019 push to overtake northern Virginia as the national leader in data center power capacity, a distinction that could come within the next few years, the report said.<\/p>\n<p>North Texas takes five of the top 20 spots in this year\u2019s rundown of the nation\u2019s largest industrial projects slated for completion in 2026. They are:<\/p>\n<ul type=\"disc\">\n<li class=\"x_MsoNormal\">In Fort Worth, the 1,957,294 SF Intermodal Logistics Center \u2013 Buildings 1, 4 owned by NorthPoint Development is estimated to be completed by Q2 of 2026<\/li>\n<li class=\"x_MsoNormal\">Also in Fort Worth, the 1,947,436 SF Alliance Westport Buildings 15, 24 owned by Hillwood are estimated to reach completion in Q3 2026<\/li>\n<li class=\"x_MsoNormal\">In Lewisville,Transwestern\u2019s 1,848,479 SF Lewisville 121 \u2013 Buildings 1, 2, 3, 4, 5, 6, 7 are scheduled for completion in the Q2 2026<\/li>\n<li class=\"x_MsoNormal\">In Euless, the 1,750,834 SF Passport Park West \u2013 Buildings 5, 6, 7 owned by Trammell Crow is slated for completion in Q2 2026<\/li>\n<li class=\"x_MsoNormal\">In Cleburne, <a href=\"https:\/\/dallasinnovates.com\/amazon-to-build-huge-facility-south-of-fort-worth-creating-up-to-1000-jobs\/\" rel=\"nofollow noopener\" target=\"_blank\">Amazon\u2019s 1,700,000 SF Project Maverick<\/a>\u00a0is due for completion in Q3 2026<\/li>\n<\/ul>\n<p>\u00a0<br \/>\nHouston ranks No. 2, Austin comes in at No. 7<\/p>\n<p>Texas leads the way in industrial development, taking three of the top 10 spots in the report. The nation\u2019s largest industrial project set for completion this year is an almost 3.6 million-SF Samsung semiconductor manufacturing facility in Austin, with the Texas capitol coming in at No. 7 on the nation\u2019s industrial pipeline list.<\/p>\n<p>Houston ranks No. 2 on the list, with 21.5 million SF under construction.<\/p>\n<p>Don\u2019t miss what\u2019s next.
