Houston-based MetroNational<\/a>, a family-owned real estate investment, development and management firm, is continuing\u00a0the significant acquisition spree it started last year. And it’s now spreading beyond West Houston<\/a>.\u00a0<\/p>\n

MetroNational acquired M-K-T<\/a> Heights, a 218K SF mixed-use<\/a> redevelopment of former 1970s-era warehouses, the company announced Friday. The deal creates a joint venture between MetroNational, Radom Capital<\/a> and Triten Real Estate Partners<\/a> to \u201cbuild upon the project\u2019s strong foundation.\u201d\u00a0<\/p>\n

Radom and Triten are the original developers of M-K-T, which was completed in 2020. M-K-T transformed five industrial warehouse buildings into a mixed-use destination along Shepherd Drive.\u00a0<\/p>\n

Designed by Michael Hsu Office of Architecture<\/a>,\u00a0M-K-T\u00a0has 100K SF of Class-A creative office space and\u00a0more than 100K SF of retail and dining, as well as green space and a pedestrian bridge connection to the Heights Hike and Bike Trail. Tenants include Lululemon, Sweetgreen, Mendocino Farms and Ray-Ban.\u00a0<\/p>\n

\u201cAcquiring M-K-T marks an exciting evolution of MetroNational\u2019s strategy,\u201d MetroNational President Scooter Hicks<\/a> said in a statement. \u201cThis asset embodies our commitment to investing in best-in-class developments that are both fundamentally strong and deeply connected to the communities they serve.\u201d\u00a0<\/p>\n

The JV partners plan to preserve what makes the development distinctive while prioritizing tenant experience, community engagement and continued occupancy growth, the release states.\u00a0<\/p>\n

MetroNational is best known as the developer of Memorial City<\/a>, a 300-acre mixed-use district anchored by Memorial City Mall<\/a>\u00a0that encompasses\u00a0more than 10M SF of developed real estate. While developing more \u2014 including the 35K SF\u00a0Greenside mixed-use<\/a>\u00a0project, with Radom Capital leading the retail strategy \u2014 MetroNational has seriously upped its acquired real estate.<\/p>\n

In October, MetroNational\u00a0bought the 309K SF retail portion of CityCentre<\/a>, a mixed-use development<\/a> by Midway<\/a> that neighbors Memorial City in West Houston. MetroNational and Radom Capital plan to \u201creimagine and elevate the retail experience\u201d at CityCentre<\/a>.<\/p>\n

In August, MetroNational acquired 990 Town and Country Blvd.<\/a>, a 442K SF Class-A office building\u00a0constructed in 2022. The 15-story building was left vacant by Marathon Oil<\/a>\u2019s departure after it was acquired by ConocoPhillips.\u00a0<\/p>\n

The 990 Town and Country Blvd. acquisition was MetroNational\u2019s largest in a decade.\u00a0\u00a0<\/p>\n

Next to M-K-T, Radom Capital and Triten Real Estate Partners are redeveloping historic packing plant buildings<\/a> into 35K SF of office space and 25K SF of retail space.
