The Class-A office building is in Midway\u2019s 47-acre CityCentre<\/a> mixed-use development in West Houston<\/a>. It will be anchored by Dow<\/a>, a chemical company that preleased 66% of the 19-story building.<\/p>\n \u201cCITYCENTRE Six is a defining next step for our office portfolio and for the continued evolution of CITYCENTRE,\u201d Midway Executive Vice President Chris Seckinger said in a statement.\u00a0<\/p>\n The early delivery and 90% planned occupancy \u201creinforces the strength of this location and the confidence leading companies have in the district,\u201d Seckinger added.<\/p>\n CityCentre Six accounted for much of Houston\u2019s subdued office development pipeline. There was only 582K SF of office space under construction in the fourth quarter of 2025, according to Avison Young<\/a>, and 2025\u2019s deliveries were Houston\u2019s lowest in over 20 years.<\/p>\n Sub-150K SF, 100% preleased office buildings in Transwestern<\/a>\u2019s The RO<\/a> and Hanover Co.<\/a>\u2019s Autry Park<\/a> are the other top projects in development.\u00a0<\/p>\n Midway is in predevelopment for \u201cadditional office opportunities\u201d at CityCentre, building on the success of CityCentre Six and the district\u2019s strong office leasing performance, the company said in a news release. Midway noted in 2024<\/a> that CityCentre\u2019s office space was 100% leased.<\/p>\n While Houston has about 25% direct office vacancy, newer, nicer and highly amenitized offices continue to outperform the rest of the market. Trophy office direct vacancy dipped to 10% in Q4, its lowest level since 2015, per Avison Young<\/a>.\u00a0<\/p>\n CityCentre Six\u2019s newly announced tenants are VoltaGrid<\/a>, a power and microgrid solutions company; Octave, an assets and infrastructure software provider; and Enverus, an energy software and analytics platform.\u00a0\u00a0<\/p>\n Tenants are building out their interior spaces and are expected to open in stages this spring and summer. It was built with a double-height lobby and a nine-level parking structure with underground parking.\u00a0<\/p>\n The building is at 903 Town and Country Blvd., in the northern portion of CityCentre and adjacent to a half-acre green space that extends the district\u2019s network of plazas toward Interstate 10.\u00a0<\/p>\n The project team for CityCentre Six included Kirksey<\/a> as\u00a0the architect of record, Munoz + Albin Architecture and Planning as the design architect, OJB Landscape Architecture for landscape design and D.E.\u00a0Harvey Builders<\/a>\u00a0as the\u00a0general contractor.<\/p>\n Michael Anderson<\/a> and the team at Partners Real Estate<\/a> represented Midway in leasing.
