{"id":70309,"date":"2025-07-17T16:16:14","date_gmt":"2025-07-17T16:16:14","guid":{"rendered":"https:\/\/www.europesays.com\/us\/70309\/"},"modified":"2025-07-17T16:16:14","modified_gmt":"2025-07-17T16:16:14","slug":"sigma-computing-signs-64k-sf-lease-at-one-madison-avenue-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/70309\/","title":{"rendered":"Sigma Computing Signs 64K-SF Lease at One Madison Avenue \u2013 Commercial Observer"},"content":{"rendered":"<p>A business analytics firm is packing its bags at <b>Zero Irving <\/b>and heading nine blocks north to a bigger office at <b><a href=\"https:\/\/commercialobserver.com\/company\/sl-green-realty\/\" title=\"SL Green Realty\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">SL Green Realty<\/a><\/b>\u2019s <b>One Madison Avenue<\/b>.<\/p>\n<p>Just <a href=\"https:\/\/commercialobserver.com\/2022\/03\/software-firm-sigma-computing-zero-irving\/\" rel=\"nofollow noopener\" target=\"_blank\">three years after signing a lease<\/a> at the brand-new development near <b>Union Square<\/b> on East 14th Street, <b><a href=\"https:\/\/commercialobserver.com\/company\/sigma-computing\/\" title=\"Sigma Computing\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Sigma Computing<\/a><\/b> is expanding from 15,420 square feet to 64,077 square feet on the third floor of the building adjacent to <b>Madison Square Park<\/b>, according to SL Green.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/07\/alexandria-san-diego-life-sciences-lease-development\/\" rel=\"nofollow noopener\" target=\"_blank\">Alexandria Lands Biggest Life Sciences Lease in Company History<\/a><\/p>\n<p>The landlord did not disclose the asking rent or the length of the lease in the deal, but average asking rent for office space in Midtown South was $84.10 per square foot in the second quarter of 2025, <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.cbre.com\/insights\/figures\/manhattan-office-figures-q2-2025?utm_source=CampaignLogic&amp;utm_medium=email&amp;utm_campaign=Manhattan+Figures+Report+%7c+Q2+2025&amp;utm_content=07%2f08%2f2025\">according to a report from <b>CBRE<\/b><\/a>.<\/p>\n<p>\u201cSigma Computing\u2019s decision to establish its presence at One Madison Avenue is a testament to the visionary planning and long-term investment of ownership in creating a truly exceptional office environment,\u201d <b><a href=\"https:\/\/commercialobserver.com\/company\/jll\/\" title=\"JLL\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">JLL<\/a><\/b>\u2019s <b>Paul Glickman<\/b>, who represented the landlord alongside <b>Alex<\/b> <b>Chudnoff<\/b>, <b>Ben<\/b> <b>Bass<\/b> and <b>Diana<\/b> <b>Biasotti<\/b>, said in a statement. \u201cThey join a blue-chip lineup of tenants driving leasing at One Madison as it leverages the neighborhood\u2019s blend of creative energy, corporate credibility and unmatched access to talent to continue to attract forward-thinking businesses.\u201d<\/p>\n<p><b>Brent Ozarowski<\/b> of <b><a href=\"https:\/\/commercialobserver.com\/company\/newmark\/\" title=\"Newmark\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Newmark<\/a><\/b> negotiated on behalf of Sigma Computing, but did not respond to a request for comment.<\/p>\n<p>Other tenants in One Madison include <b>IBM<\/b>, which recently expanded to 362,092 square feet <a href=\"https:\/\/commercialobserver.com\/2025\/01\/ibm-lease-sl-green-one-madison-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">in January<\/a>; <b>Franklin<\/b> <b>Templeton<\/b>; <b>Coinbase<\/b> with 67,208 square feet signed for <a href=\"https:\/\/commercialobserver.com\/2024\/04\/coinbase-lease-one-madison-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">in April 2024<\/a>; <b>Flutter<\/b> <b>Entertainment<\/b>, which took 35,898 square feet <a href=\"https:\/\/commercialobserver.com\/2024\/04\/flutter-entertainment-lease-one-madison\/\" rel=\"nofollow noopener\" target=\"_blank\">the same month<\/a>;
