But according to one local developer, the wealth mindset is shifting from having more stuff to living more freely. <\/p>\n<p class=\"body-text-paragraph\">For-rent luxury living is on the rise, with Dallas <a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/market-snapshots\/millionaire-renters-trends\/\" rel=\"nofollow noopener\" target=\"_blank\">ranking second nationwide<\/a> for the biggest spike in millionaire renters, behind Houston. <\/p>\n<p class=\"body-text-paragraph\">And Crescent Real Estate is betting on this newly stylized American Dream with its first for-rent, luxury class=\"body-text-paragraph\">Crescent \u2015 the driving force behind the eponymous <a href=\"https:\/\/www.thecrescent.com\/\" rel=\"nofollow noopener\" target=\"_blank\">mixed-use luxury center<\/a> that\u2019s a stone\u2019s throw from 2811 Maple \u2015 has long played a role in shaping the development of the upscale neighborhood, which is dotted with high-end restaurants, shops and residences. <\/p>\n<p class=\"body-text-paragraph\">Joseph Pitchford, managing director of development at Crescent, calls the neighborhood \u201cour home, for sure.\u201d<\/p>\n<p class=\"body-text-paragraph\">Before it was a 31-floor, 177-unit building, 2811 Maple was seventh-tenths of an acre filled with dirt \u2015 but full of potential.<\/p>\n<p class=\"body-text-paragraph\">Pitchford debated what to do with the petite plot of land. <\/p>\n<p class=\"body-text-paragraph\">\u201cShould it be another hotel?\u201d Pitchford told The Dallas Morning News during a recent tour of the new property. \u201cShould it be an office building?\u201d<\/p>\n<p class=\"body-text-paragraph\">The Fort Worth-based real estate giant already owns two hotels and more than 1 million square feet of office space in the hip neighborhood. <\/p>\n<p class=\"body-text-paragraph\">\u201cShould it be luxury residential?\u201d Pitchford said. <\/p>\n<p class=\"body-text-paragraph\">Crescent joins a growing portfolio of developers fighting for a share of the neighborhood as Uptown ushers in a 21st-century \u201cgolden age.\u201d <\/p>\n<p class=\"body-text-paragraph\">\u201cThe great developers in Uptown are all competing with each other to do the next project,\u201d Pitchford said. \u201cRaise the bar, raise the bar, raise the bar.\u201d<\/p>\n<p class=\"body-text-paragraph\">The developer owns condos at the Ritz-Carlton Dallas, but Pitchford said for 2811 Maple, \u201cwe thought it was time to do something bright, fresh, clean, contemporary and for-rent.\u201d<\/p>\n<p class=\"body-text-paragraph\">\u201cWe thought there was a cadre of folks who really want this kind of lifestyle, this kind of quality level, but that doesn\u2019t want to buy a condo,\u201d Pitchford said. <\/p>\n<p class=\"body-text-paragraph\">Located just north of Cedar Springs, 2811 Maple is a short walk from the Katy Trail, and close to over 80 bars and restaurants \u2014 evidence of what Pitchford calls Uptown\u2019s \u201cgolden age.\u201d<\/p>\n<p class=\"body-text-paragraph\">The area is \u201chitting on all cylinders,\u201d Pitchford said. \u201cGreat new developments of all sorts \u2014 office, hotel, residential.\u201d<\/p>\n<p class=\"body-text-paragraph\">With upward of $4 million to invest annually in public safety, maintenance, capital improvements and the trolley system, the neighborhood\u2019s public improvement district spends \u201ca lot of time focused on safety,\u201d Pitchford points out. <\/p>\n<p class=\"body-text-paragraph\">\u201cUptown has never been healthier, never been better,\u201d Pitchford said. <\/p>\n<p><img decoding=\"async\" loading=\"lazy\" style=\"aspect-ratio:11648 \/ 8736\" residents \u2014 including retirees looking for a taste of urban living, older residents wanting a second home or long-term homeowners looking to cut down on square footage and expenses associated with property ownership. <\/p>\n<p class=\"body-text-paragraph\">\u201cThere are already people who are convinced that urban, for-rent living is what they want,\u201d Pitchford said. \u201cBut they want the best version of that, and that\u2019s what we think we\u2019ve delivered.\u201d<\/p>\n<p class=\"body-text-paragraph\">From executives relocating for work to young professionals beginning their careers in Uptown (or even nearby downtown) Dallas, primary residents at 2811 Maple could live just a \u201c90-second commute from work,\u201d Pitchford said. That\u2019s an attractive selling point for a city that\u2019s become <a href=\"https:\/\/www.dallasnews.com\/news\/transportation\/2022\/11\/29\/gridlock-grind-dallas-fort-worth-has-37-of-the-most-congested-roads-in-texas\/\" rel=\"nofollow noopener\" target=\"_blank\">notorious for gridlock<\/a> and <a href=\"https:\/\/www.dallasnews.com\/news\/transportation\/2025\/02\/28\/dallas-gridlock-alert-some-area-highways-to-see-weekend-delays\/\" rel=\"nofollow noopener\" target=\"_blank\">consistent roadwork<\/a> that makes the problem worse.<\/p>\n<p class=\"body-text-paragraph\">\u201cWhether they know it specifically or just intuitively, if you\u2019re living in an urban environment and you\u2019re close to work, there\u2019s a reduction from you,\u201d Pitchford said. <\/p>\n<p class=\"body-text-paragraph\">\u201cMore people are here 24\/7, not just people who \u2018office\u2019 here.\u201d<\/p>\n<p>Condo-style living for lease <\/p>\n<p class=\"body-text-paragraph\">That kind of living doesn\u2019t come cheap. Rent prices at 2811 Maple start at $4000 for one-bedroom units and $6500 for two-bedroom units. Twelve penthouses are available for lease, and prices range from $15,500 to $19,500. <\/p>\n<p class=\"body-text-paragraph\">The smallest one-bedroom is 946 square feet and the largest penthouse is 2,473 square feet. Leasing began in June 2025, with 10% of units signed for.<\/p>\n<p class=\"body-text-paragraph\">Though 2811 Maple is for-rent, its design mirrors what residents would expect from an intimate, luxury condo. <\/p>\n<p class=\"body-text-paragraph\">Residential privacy begins in the most unexpected of places: the elevator. The \u201cdestination elevator\u201d allows residents to travel directly to their floor without stopping along the way. <\/p>\n<p class=\"body-text-paragraph\">The secluded feel continues as residents travel a short distance from the elevator to their unit.<\/p>\n<p class=\"body-text-paragraph\">Each floor features no more than seven units, with just four units on the penthouse floors. Pitchford said the intimate layout offers \u201cshort corridors\u201d and \u201cshort walks from the elevator\u201d which means \u201cyou\u2019re just not passing much of your neighbors.\u201d <\/p>\n<p class=\"body-text-paragraph\">\u201cSense of privacy has been a really good response so far,\u201d Pitchford said. <\/p>\n<p class=\"body-text-paragraph\">Inside the unit, stylized flourishes include engineered wood flooring, high-end <a href=\"https:\/\/www.bosch-home.com\/us\/likeabosch?cid=BoschOct23_MDA_HomeAppliances_Appliances_AlwaysOn_Brand-Broad~sear~~cpc~goo~US_Bosch_MDA_GS_Carat_AlwaysOn~~text~~C-21672684872_P-166712067283_A-712405749576&amp;gclsrc=aw.ds&amp;gad_source=1&amp;gad_campaignid=21672684872&amp;gbraid=0AAAAAC7rGSEjHRfLURrBc2UhPVt_tZnfM&amp;gclid=Cj0KCQjwm93DBhD_ARIsADR_DjHilG2B_7aOs6lgNsw6TTsMbXifMXyamAq5pDgSc21VKvAXLn-L3nkaAnnpEALw_wcB\" rel=\"nofollow noopener\" target=\"_blank\">Bosch appliances<\/a> and a built-in wine refrigerator. <\/p>\n<p class=\"body-text-paragraph\">The space was designed with attention to post-pandemic wants and needs \u2014 60% of units feature a 7-foot-by-7-foot \u201cpocket office\u201d with floor-to-ceiling windows and just enough room for a desk. <\/p>\n<p class=\"body-text-paragraph\">\u201cVirtual calls, Zoom calls \u2014 you have to have a place to do that if your spouse is in the kitchen making a smoothie,\u201d Pitchford said. <\/p>\n<p>No \u2018arms race\u2019 here <img decoding=\"async\" loading=\"lazy\" style=\"aspect-ratio:11648 \/ 8736\"   class=\"dmnc_images-modern-image-module__QFaG- max-w-full h-auto text-white dmnc_images-modern-image-module__9Zlll bg-gray-light object-contain\" width=\"11648\" height=\"8736\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/07\/LAG4J3BWKBEPLHIE3KBKO2SLQQ.jpg\" alt=\"The library, one of several common areas at 2811 Maple Residences in Uptown Dallas.\"\/>The library, one of several common areas at 2811 Maple Residences in Uptown Dallas.(Crescent Real Estate)<\/p>\n<p class=\"body-text-paragraph\">An express elevator ride down to the second floor leads residents to the amenities space, where Pitchford said his team \u201cthought a lot about how to differentiate.\u201d<\/p>\n<p class=\"body-text-paragraph\">Rather than scatter amenities over several levels, Crescent concentrated the communal spaces on one floor, allowing residents to maintain privacy in all other parts of the building. <\/p>\n<p class=\"body-text-paragraph\">Amenities include a coffee bar, a resort-style pool, an outdoor kitchen, intimate meeting spaces and a fitness center. <\/p>\n<p class=\"body-text-paragraph\">The fitness center was designed to serve as either a supplement to the fitness membership or a full-time replacement as Pitchford said, \u201cmost of our residents will have a membership somewhere.\u201d <\/p>\n<p class=\"body-text-paragraph\">In designing the area, Crescent consulted with Canyon Ranch Fort Worth Wellness Club + Spa on the equipment, and personal trainers are allowed in, too. <\/p>\n<p class=\"body-text-paragraph\">Equipment ranges from Peloton to a high-tech cross-country ski machine (which apparently comes with a <a href=\"https:\/\/nordicstrong.com\/blogs\/news\/cross-country-ski-machines?srsltid=AfmBOooodoLo_lv_31NFu_2eYW23Ke3kjBS52MSy2xML6bGh155Pp_zD\" rel=\"nofollow noopener\" target=\"_blank\">multitude of health benefits<\/a>).<\/p>\n<p class=\"body-text-paragraph\">The property is opening its doors at a time when luxury properties are springing up everywhere \u2014 often gilding the lily with enough perks and amenities to create a walled garden where residents don\u2019t want to leave. Crescent\u2019s approach to 2811 Maple, however, has been notably different. <\/p>\n<p class=\"body-text-paragraph\">\u201cWe didn\u2019t want to be in an arms race of amenities,\u201d Pitchford said, standing in one unit with floor-to-ceiling windows that overlooked the Uptown skyline, his arms outstretched.<\/p>\n<p class=\"body-text-paragraph\">\u201cThis is the amenity,\u201d Pitchford said, gesturing toward the panoramic view. \u201cWe want people out in it.\u201d<\/p>\n<p class=\"body-text-paragraph\">In fact, the outdoor area is accessible from almost any point on the amenity floor, allowing residents to complete a 360-degree loop outdoors, and around the entire second floor.
