Office to El Segundo \u2013 Commercial Observer"},"content":{"rendered":"<p>Another aerospace defense firm is taking space in El Segundo, Calif.<\/p>\n<p><b><a href=\"https:\/\/commercialobserver.com\/company\/hermeus\/\" title=\"Hermeus\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Hermeus<\/a>, <\/b>a hypersonic aircraft designer and producer, signed for 62,552 square feet at <b><a href=\"https:\/\/commercialobserver.com\/company\/hackman-capital-partners\/\" title=\"Hackman Capital Partners\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Hackman Capital Partners<\/a><\/b>\u2019 (HCP) office campus at <b>888 North Douglas Street<\/b>, according to a first-quarter office report from <b><a href=\"https:\/\/commercialobserver.com\/company\/savills\/\" title=\"Savills\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Savills<\/a><\/b>. Hermeus will move from its current location next to <b>SpaceX<\/b>\u2019s facilities in the nearby South Bay city of Hawthorne to the redeveloped office campus that was previously a manufacturing site for <b>Northrop Grumman.<\/b><\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/04\/tq-ventures-lease-96-spring-street\/\" rel=\"nofollow noopener\" target=\"_blank\">Venture Capital Firm TQ Ventures Signs 7K-SF Lease at 96 Spring Street<\/a><\/p>\n<p>Hermeus\u2019 lease was the 10th-largest in the first three months of the year for Greater Los Angeles. HCP and Hermeus did not return requests for comment.<\/p>\n<p>The Atlanta-based company designed and built a Mach 5 engine (which is about 3,800 mph), and works directly with the <b>Department of Defense<\/b>, according to its website.<\/p>\n<p>El Segundo and L.A. County\u2019s South Bay are <a href=\"https:\/\/commercialobserver.com\/2026\/02\/california-aerospace-defense-industrial\/\" rel=\"nofollow noopener\" target=\"_blank\">again seeing aerospace and defense firms take up more office and industrial space<\/a> like they did before the fall of the Soviet Union. Indeed, Hermeus\u2019 L.A. employees are joining <b>Varda Space Industries<\/b> at HCP\u2019s campus, which signed an expansion lease for\u00a0 54,749 square feet at 888 Douglas in January of 2025 (taking part of a sublease from <b>Beyond Meat<\/b>). And other major companies in the industry such as <b>FlightWave<\/b>, <b>Raytheon <\/b>and <b>Anduril <\/b>are expanding or planning massive campus developments in the South Bay.<\/p>\n<p>Meanwhile, at 27.2 percent, El Segundo\u2019s office availability rate is almost the same as the Greater L.A. average, according to Savills\u2019 quarterly report.
