On the west side, you\u2019ll find old-school charm: a historic downtown, cozy neighborhoods, midcentury homes, a breezy marina, and sweeping views of the bay. Head east past the 805, and you\u2019re in master- planned suburbia\u2014rolling hills, tidy cul-de-sacs, <a href=\"https:\/\/sandiegomagazine.com\/features\/finding-sds-culinary-gems-in-unexpected-places\/\" target=\"_blank\" rel=\"noopener\">shopping plazas<\/a>, and a rash of new builds.<\/p>\n<p>Lately, all eyes are on the historic heart. A $14 million, decade-long glow-up has transformed Third Avenue between E and H Streets into what\u2019s now proudly called <a href=\"https:\/\/sandiegomagazine.com\/features\/evolution-of-chula-vistas-food-scene\/\" target=\"_blank\" rel=\"noopener\">Downtown Chula Vista<\/a>. Think wide, stroller-accommodating sidewalks; fresh landscaping; and a steady hum of activity. Back in the late 1800s, its lemon orchards drew settlers west. Then came World War II and the Rohr Aircraft B-24 bomber assembly plant, turning CV into a boomtown of blue-collar dreamers in need of housing. Today, the city still surprises: It\u2019s home to a <a href=\"https:\/\/trainatchulavista.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">US Olympic &amp; Paralympic Training Center,<\/a> the acclaimed <a href=\"https:\/\/www.swccd.edu\/\" target=\"_blank\" rel=\"noreferrer noopener\">Southwestern College<\/a>, a water park, top- tier <a href=\"https:\/\/sandiegomagazine.com\/things-to-do\/best-golf-courses-san-diego\/\" target=\"_blank\" rel=\"noopener\">golf courses<\/a>, acres of wildflower-strewn open space, a border crossing, and multiple trolley stops. Not your average SoCal suburb.<\/p>\n<p>And investment? Booming. New housing and businesses are rising both along the bayfront and farther east. He would know\u2014he himself is the owner of the buzzing Vogue Tavern on Third. It\u2019s hard to pick favorites, but here are his hot takes on downtown and beyond: <a href=\"http:\/\/www.otaymandarin.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Otay Mandarin<\/a> has the tastiest salt-and-pepper wings, and <a href=\"https:\/\/sandiegomagazine.com\/food-drink\/california-burrito-history-san-diego\/\" target=\"_blank\" rel=\"noopener\">Roberto\u2019s at 444 Broadway<\/a> is the most consistently delicious taco shop. <a href=\"https:\/\/www.laconchabakery.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">La Concha Bakery<\/a> is his top panader\u00eda (get the orejas), <a href=\"https:\/\/sandiegomagazine.com\/things-to-do\/south-bay-san-diego-guide\/#:~:text=Ave%2C%20Chula%20Vista-,Grind%20House%20Chula%20Vista%C2%A0,-Seeking%20a%20morning\" target=\"_blank\" rel=\"noopener\">Grind House<\/a> is the best coffee shop, and Vogue Tavern serves the city\u2019s number-one burger (we respect the self-plug). Go to <a href=\"https:\/\/sandiegomagazine.com\/food-drink\/beer-chula-vista\/\" target=\"_blank\" rel=\"noopener\">Thr3e Punk Ales<\/a> for beer. For locally beloved pizza with the cheese. piled over the toppings, head to<a href=\"https:\/\/www.labellas.com\/\" target=\"_blank\" rel=\"noreferrer noopener\"> La Bella<\/a>; it\u2019s been on Third for 70 years and has a game room where neighborhood kids often host birthday parties.<\/p>\n<p>On a sunny afternoon, try a Mexican old-fashioned (mezcal makes it Mexi) with your birria tacos at<br \/><a href=\"https:\/\/sandiegomagazine.com\/food-drink\/la-nacional-restaurant-bar-chula-vista\/\" target=\"_blank\" rel=\"noopener\">La Nacional<\/a>, where the seating opens out onto Third Avenue for that cantina vibe. For another daytime outing, hike all the way from <a href=\"https:\/\/www.thelivingcoast.org\/\" target=\"_blank\" rel=\"noreferrer noopener\">Living Coast Discovery Center<\/a> to the end of <a href=\"https:\/\/www.portofsandiego.org\/experiences\/where-go\/chula-vista-bayfront\/chula-vista-marina-view-park\" target=\"_blank\" rel=\"noreferrer noopener\">J Street Pier<\/a>. Or take advantage of toasty summer weather and hit one of Chula\u2019s golf courses, like <a href=\"https:\/\/www.enagicgolfclub.com\/\" target=\"_blank\" rel=\"noopener\">Enagic Golf Club at Eastlake<\/a>.<\/p>\n<p>Chula Vista also has a thriving indie coffeehouse scene, with a bunch on Third and more throughout the east side. Quintero and Chula Vista Mayor John McCann both recommend <a href=\"https:\/\/casadeotay.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Casa De Otay<\/a> in Millenia\u2014get the mocha or Mexican hot chocolate.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"683\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/07\/DSC02650-1-1024x683.jpg.webp.webp\" alt=\"The New Gaylord Pacific Resort that opened in Chula Vista, San Diego\u2014the West Coast\u2019s largest built hotel\" class=\"wp-image-108217\"   data-mwl-img-id=\"108217\"\/>Photo Credit: Ariana Drehsler<br \/>The new Gaylord Pacific Resort is the West Coast\u2019s largest built hotel.<\/p>\n<p>What\u2019s Next for Chula Vista<\/p>\n<p>Chula Vista is raking it in when it comes to big-money builds: $1.3 billion for <a href=\"https:\/\/sandiegomagazine.com\/everything-sd\/gaylord-pacific-hotel-chula-vista-bayfront-opening\/\" target=\"_blank\" rel=\"noopener\">Gaylord Pacific Resort and Convention Center<\/a> on the bayfront at H Street. $96.4 million for Millenia Library. $17.7 million for <a href=\"https:\/\/www.chulavistaca.gov\/departments\/development-services\/current-projects-initiatives\/eucalyptusparkrenovations\" target=\"_blank\" rel=\"noreferrer noopener\">Eucalyptus Park renovations<\/a>. In the throes of significant growth, \u201cChula Vista is poised to be the new face of San Diego,\u201d Quintero declares. Guests and conference-goers at Gaylord Pacific, which opened in May, will make their way to nearby Downtown Chula Vista\u2014with help from a free shuttle\u2014and Quintero says businesses on Third are preparing to be ambassadors of the region for many visitors who might be visiting San Diego, or even California, for the first time.<\/p>\n<p>Two more bayfront projects broke ground in 2024: <a href=\"https:\/\/amarabaychulavista.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Amara Bay<\/a>, at J Street, brings luxury condos and a hotel, and <a href=\"https:\/\/mountainwestre.squarespace.com\/bayview-point\" target=\"_blank\" rel=\"noreferrer noopener\">Bayview Point<\/a> comprises two residential towers (with some affordable housing) and yet another hotel.<\/p>\n<p>And there\u2019s more\u2014a lot more. Over on H Street, Scripps is giving its health campus a major upgrade, taking over the old mall site across from Mercy Hospital and transforming it into a next-gen medical hub. That new 168,000-square-foot library at Millenia, expected to be complete in 2026, is phase one of the <a href=\"https:\/\/www.chulavistaca.gov\/our-city\/university\" target=\"_blank\" rel=\"noopener\">University Innovation District<\/a>, a plan to build a four-year university in Chula Vista. San Diego State will teach nursing and global studies classes at the new complex, and eventually it will add classrooms, student housing, and all the facilities befitting an academic institution, McCann says. The new Millenia Building is also home to part of the <a href=\"https:\/\/sandiegomagazine.com\/everything-sd\/chula-vista-entertainment-complex-film-studio\/\" target=\"_blank\" rel=\"noopener\">Chula Vista Entertainment Complex<\/a> featuring audio and video editing bays, podcast studios, and post production and creative office spaces. Across the street, a full-blown production lot is on the horizon. Now, the city is tasting better than ever.<\/p>\n<p>Mexican boxing superstar Canelo \u00c1lvarez threw his hat into the ring last year with <a href=\"https:\/\/elpastordelrica.toast.site\/\" target=\"_blank\" rel=\"noreferrer noopener\">El Pastor Del Rica<\/a> on Broadway, where the tacos hit almost as hard as he does. On Third Avenue, <a href=\"https:\/\/www.instagram.com\/tenderhooligancv\/?hl=en\" target=\"_blank\" rel=\"noreferrer noopener\">Tender Hooligan<\/a> has shaken up the scene with moody lighting, izakaya-style bites, a vinyl listening bar, <a href=\"https:\/\/sandiegomagazine.com\/things-to-do\/live-music-bars-san-diego\/\" target=\"_blank\" rel=\"noopener\">live music<\/a>, and an inventive mix of mock-and cocktails\u2014think Tokyo dive bar meets 1970s London punk scene (there\u2019s a whole telephone booth inside the joint).<\/p>\n<p>And chef Priscilla Curiel, the Michelin-recognized talent behind <a href=\"https:\/\/sandiegomagazine.com\/watch\/sdms-guide-to-san-diego-food\/mujer-divina\/\" target=\"_blank\" rel=\"noopener\">Mujer Divina<\/a>, is doubling down on Third with a <a href=\"https:\/\/www.instagram.com\/brunchmujerdivina\/?hl=en\" target=\"_blank\" rel=\"noreferrer noopener\">new brunch caf\u00e9<\/a> next door to her cult-favorite burrito and coffee shop. She\u2019s betting big on Chula Vista.
