Leasing interest in those two areas contributed to the average asking rent increasing by 2.9% annually to $4.06 per SF, <a href=\"https:\/\/research.euro.savills.co.uk\/united-states\/us-market-reports\/los-angeles-mim-office-q1-2026.pdf\" target=\"_blank\" rel=\"nofollow noopener\">according to Savills&#8217; latest report<\/a>.<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/06\/1750589843_18_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Century City, left, as seen from the Waldorf Astoria Beverly Hills\n    <\/p>\n<p>Rents in Century City and Beverly Hills were $7.45 and $6.33 per SF, respectively, while Downtown came in at $3.76.<\/p>\n<p>Sublease space is also\u00a0converting to direct space upon expiration, and those\u00a0market rents are\u00a0higher than the previous sublease asking rates,\u00a0raising overall asking rents.<\/p>\n<p>Landlords are holding the line on asking rents to preserve\u00a0valuations of their buildings and are usually offering generous concessions on deals, Brusseau said.<\/p>\n<p>&#8220;The rise in asking rents is more a signal of landlord pricing discipline and improving competitive positioning in select product than a sign of broad-based pricing power across all inventory,&#8221; he said.<\/p>\n<p>Overall availability remained relatively\u00a0flat year-over-year, with Q1&#8217;s 27.3% roughly the same as Q1 2025&#8217;s 27.9%.<\/p>\n<p>Leasing activity\u00a0rose slightly in the first three months of the year, with 3.5M SF transacting, up from 3.4M SF in Q1\u00a02025.<\/p>\n<p>Meanwhile, concessions are expected to remain above pre-pandemic levels as owners fight to attract and retain tenants.\u00a0Typical concessions include free rent, but\u00a0some landlords may go so far as offering flexible lease terms, early termination, and free or discounted amenities, Brusseau wrote.\u00a0<\/p>\n<p>&#8220;Well-capitalized landlords will continue to attract top-tier tenants due to their ability to offer generous concession packages while others who cannot will have more difficulty,&#8221; he said.<\/p>\n","protected":false},"excerpt":{"rendered":"Trophy buildings in two desirable\u00a0neighborhoods\u00a0drove rent growth in Los Angeles&#8217; office market in the first quarter.
