\n\tThe balance of power at the top end of Manhattan\u2019s housing market continues to tilt downtown. A newly built townhouse at 105\u2013107 Bank Street is now under contract for more than $70 million, placing it among the most expensive residential sales ever south of 14th Street. The property first hit the market in February with a $75 million<\/a> asking price with Matthew Lesser of Leslie Garfield.<\/p>\n

\n\tDesigned by Robert A. M. Stern\u2019s firm and developed by RoundSquare, the six-story home spans roughly 13,000 square feet and combines two former walkups into a single residence. The developer acquired the properties for just over $18 million across 2021 and 2022, then rebuilt them into a 40-foot-wide townhouse with an elevator and a primary suite that occupies nearly 2,000 square feet. Inside, the layout is organized around a skylit elliptical staircase, while a restored cast-iron spiral stair\u2014once part of the original structure\u2014adds a link to the building\u2019s earlier configuration.<\/p>\n

\n\tThe property also comes with a notable cultural lineage. John Lennon and Yoko Ono rented a top-floor apartment here in 1971, and the building has also been linked to longtime collaborators John Cage and Merce Cunningham.<\/p>\n

\n\tThe contract comes in just below the downtown townhouse record of $72.5 million, but points to a broader shift in where top buyers are concentrating. While Midtown\u2019s Billionaires\u2019 Row is still defined by supertall towers, demand at the highest level is increasingly favoring large, move-in-ready homes in lower Manhattan.<\/p>\n

\n\tHere, move-in-ready went a step further. The buyer agreed to take the home fully furnished, purchasing everything from the primary pieces to the smaller finishing details. The interiors, created by designer Jason Saft, were conceived as a complete, lived-in environment rather than a conventional staging package.<\/p>\n

\n\tSaft approached the project as a finished residence, with the goal of making the home feel immediate and livable. \u201cThe intention was to create something cohesive enough that a buyer could walk in and feel immediately connected to the space,\u201d he told Robb Report. Nikki Field of Sotheby\u2019s International Realty represented the buyer.<\/p>\n
