class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">SL Green<\/a> Realty <\/b>raised more than $1 billion for its <b>SLG Opportunistic Debt Fund<\/b>, which purchases loans or loan portfolios around New York City, according to a Thursday announcement from the company.<\/p>\n<p>SL Green said the fund, which is backed by a group of public pensions, insurance companies and \u201cselect high-net-worth platforms,\u201d secured more than $500 million in new commitments this week alone, with several more to come.<\/p>\n<p>SEE ALSO: <a REIT\u2019s First CLO<\/a><\/p>\n<p>In December, SL Green received a $250 million anchor commitment from Canadian pension fund <b>Caisse <\/b><b>de D\u00e9p\u00f4t et Placement du Qu\u00e9bec <\/b>for the fund, <a href=\"https:\/\/commercialobserver.com\/2024\/12\/sl-green-250m-canadian-investor-nyc-debt-fund\/\" rel=\"nofollow noopener\" target=\"_blank\">as Commercial Observer previously reported<\/a>.<\/p>\n<p>\u201cWe have seen an overwhelming appetite for New York City investment from sophisticated domestic and international investors who recognize the opportunity and share the desire to invest alongside SL Green in this market,\u201d <b>Harrison Sitomer<\/b>, chief investment officer at SL Green, said in the statement.<\/p>\n<p>\u201cIt is especially gratifying to work with so many existing institutional partners, while bringing on capital from new relationships as well,\u201d Sitomer added. \u201cReaching this milestone marks an important first step in the continued growth of SL Green\u2019s asset management platform.\u201d<\/p>\n<p>SL Green\u2019s debt fund launched last year with the purpose of \u201ccapitalizing on the dislocation between rapidly improving leasing fundamentals and the early stages of improving debt capital markets\u201d through structured debt investments in \u201chigh-quality New York City commercial assets,\u201d the real estate investment trust (REIT) said.<\/p>\n<p>The debt fund originates or purchases loans or loan portfolios in the city\u2019s office and retail sectors, according to CO.<\/p>\n<p>\u201cThe strong global demand underscores the market\u2019s confidence in SL Green\u2019s ability to source and execute high-conviction opportunities in New York City, and is a clear testament to our track record as a disciplined investor and operator in one of the world\u2019s most competitive markets,\u201d <b>Young Hahn<\/b>, a senior vice president at SL Green, said in the statement.<\/p>\n<p>News of the fundraising comes after SL Green <a href=\"https:\/\/commercialobserver.com\/2025\/07\/sl-green-second-quarter-earnings-mamdani\/\" rel=\"nofollow noopener\" target=\"_blank\">reported steady leasing during the second quarter of 2025<\/a>, with 46 Manhattan office leases signed encompassing 541,721 square feet, according to the REIT\u2019s earnings report released Thursday.<\/p>\n<p>Isabelle Durso
