{"id":756557,"date":"2026-04-27T12:09:37","date_gmt":"2026-04-27T12:09:37","guid":{"rendered":"https:\/\/www.europesays.com\/us\/756557\/"},"modified":"2026-04-27T12:09:37","modified_gmt":"2026-04-27T12:09:37","slug":"30-montgomery-in-jersey-city-acquired-by-real-capital-solutions-and-lamar-companies","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/756557\/","title":{"rendered":"30 Montgomery in Jersey City acquired by Real Capital Solutions and Lamar Companies"},"content":{"rendered":"<p><a href=\"https:\/\/realcapitalsolutions.com\/\" target=\"_blank\" rel=\"noopener nofollow\">Real Capital Solutions<\/a> (RCS), in partnership with <a href=\"https:\/\/www.lamarco.com\/\" target=\"_blank\" rel=\"noopener nofollow\">Lamar Companies<\/a>, has acquired 30 Montgomery, a 16-story, 368,049-square-foot Class A office tower in Jersey City\u2019s Exchange Place submarket.<\/p>\n<p>The property is located along the Hudson Waterfront, one of the most transit-connected and fastest-growing office markets in the Northeast.<\/p>\n<p>The acquisition marks RCS\u2019 entry into the Jersey City office market and the second office transaction completed with Lamar Companies in the past seven months.<\/p>\n<p>\u201cThis is exactly where we want to be investing right now,\u201d said Adam Abeln, chief acquisitions officer at Real Capital Solutions.<\/p>\n<p>\u201cAssets like 30 Montgomery are being repriced due to capital markets, not fundamentals. That creates an opportunity to step in at a basis where execution drives returns.\u201d<\/p>\n<p>The property is 61% leased to tenants, including Bluevine Capital, Wayste (Sourgum), Asset Based Lending and Outcomes Matter Innovations. The property has undergone more than $30M in capital investment, including upgrades to the lobby, fa\u00e7ade, building systems and common areas.<\/p>\n<p>The building\u2019s flexible floor plates and smaller suite configurations align with current tenant demand trends, particularly among professional services and growth-oriented companies.<\/p>\n<p>\u201c30 Montgomery fits squarely within our focus on well-located assets with near-term leasing upside,\u201d said Frank Maresca, executive vice president of Lamar Companies.<\/p>\n<p>\u201cWith the capital already invested and the right execution plan, we see a clear path to creating value.\u201d<\/p>\n<p>The building offers direct access to the Exchange Place PATH station, ferry terminals and regional transit, providing connectivity to Manhattan and the broader metro area.
