{"id":758643,"date":"2026-04-28T09:30:30","date_gmt":"2026-04-28T09:30:30","guid":{"rendered":"https:\/\/www.europesays.com\/us\/758643\/"},"modified":"2026-04-28T09:30:30","modified_gmt":"2026-04-28T09:30:30","slug":"how-sleiman-enterprises-landed-harris-teeter-i-wanted-them-here","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/758643\/","title":{"rendered":"How Sleiman Enterprises landed Harris Teeter: \u2018I wanted them here\u2019"},"content":{"rendered":"<p id=\"h940501-p1\" class=\"permalinkable\">Harris Teeter\u2019s ceremonial groundbreaking April 24 marked a yearslong effort by developer Toney Sleiman to bring the grocer to Jacksonville, the president of Sleiman Enterprises said in an interview after the morning event.<\/p>\n<p id=\"h940501-p2\" class=\"permalinkable\">\u201cI\u2019ve worked on this deal for three years,\u201d Sleiman said, standing in front of the construction site in the Atlantic North shopping center at 11901 Atlantic Blvd. at northwest Kernan and Atlantic boulevards in East Arlington.<\/p>\n<p id=\"h940501-p3\" class=\"permalinkable\">Sleiman said Jacksonville-based Sleiman Enterprises develops and leases sites to most of Northeast Florida\u2019s major grocery stores, such as state industry leader Publix Super Markets Inc., and \u201cthere is a market for all of them.\u201d<\/p>\n<p id=\"h940501-p4\" class=\"permalinkable\">He developed a retail taste for Harris Teeter after managing the North Carolina-based grocer\u2019s Fernandina Beach site, its only store in Florida.<\/p>\n<p id=\"h940501-p5\" class=\"permalinkable\">\u201cI wanted them here,\u201d Sleiman said at the East Arlington land as construction workers dug into site work for the company\u2019s second store in the state.<\/p>\n<p id=\"h940501-p6\" class=\"permalinkable\">\u201cI held this site off because I wanted a grocery store here.\u201d<\/p>\n<p id=\"h940501-p7\" class=\"permalinkable\">The vacant land is between Academy Sports + Outdoors and LA Fitness. The retail center is at 11901 Atlantic Blvd. at northwest Kernan and Atlantic boulevards in East Arlington.<\/p>\n<p>Photo by Karen Brune Mathis<\/p>\n<p id=\"h940501-p8\" class=\"permalinkable\">Sleiman said he is working on three more locations for Harris Teeter in Florida, including in Jacksonville, but declined to identify the sites.<\/p>\n<p id=\"h940501-p9\" class=\"permalinkable\">He said he expects news about another Jacksonville location in a couple of months.<\/p>\n<p id=\"h940501-p10\" class=\"permalinkable\">Harris Teeter President Tammy DeBoer said at the groundbreaking that the company was developing there \u201cto add to the fleet of stores that we will have in Florida,\u201d but she did not say how many would be developed.<\/p>\n<p id=\"h940501-p11\" class=\"permalinkable\">Harris Teeter builds a three-pronged development: A grocery store, a liquor store and a nearby fueling center.\u00a0<\/p>\n<p id=\"h940501-p12\" class=\"permalinkable\">In Atlantic North, the liquor store is designed adjacent to the roughly 60,000-square-foot supermarket, while the fueling center is in development across Atlantic Boulevard, also on Sleiman Enterprises land.<\/p>\n<p id=\"h940501-p13\" class=\"permalinkable\">Harris Teeter Corporate Affairs Manager Paige Hamer said April 24 that the grocer expands with newly built stores as well as renovated spaces.\u00a0<\/p>\n<p id=\"h940501-p14\" class=\"permalinkable\">Harris Teeter, which includes fresh and prepared foods, specialty departments and a pharmacy, said it will open in spring 2027 in Atlantic North.<\/p>\n<p><img decoding=\"async\" alt=\"Harris Teeter is shown on the Atlantic North shopping center marketing flyer between Academy Sports + Outdoors and LA Fitness.\" class=\"media-element file-default fr-fic fr-dii\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2026\/04\/3f33f0fd-933e-49f6-8e81-f1f8f633b6ed_t850.jpg\" title=\"Harris Teeter is shown on the Atlantic North shopping center marketing flyer between Academy Sports + Outdoors and LA Fitness.\"\/><\/p>\n<p>Harris Teeter is shown on the Atlantic North shopping center marketing flyer between Academy Sports + Outdoors and LA Fitness.<\/p>\n<p>Special to the Daily Record<\/p>\n<p id=\"h940501-p15\" class=\"permalinkable\"><strong>Sites sparking interest<\/strong><\/p>\n<p id=\"h940501-p16\" class=\"permalinkable\">Sleiman declined comment when asked about specific potential sites, including the Winn-Dixie supermarket in Sleiman Enterprises\u2019 Point Meadows shopping center at northwest Interstate 295 and Baymeadows Road in the Baymeadows area of South Jacksonville.<\/p>\n<p id=\"h940501-p17\" class=\"permalinkable\">City power provider JEA issued a service availability letter Feb. 2 for the \u201cPoint Meadows Grocery,\u201d identified as the roughly 40,000-square-foot existing Winn-Dixie anchor store at 10915 Baymeadows Road, and for \u201cassociated infrastructure.\u201d\u00a0<\/p>\n<p id=\"h940501-p18\" class=\"permalinkable\">JEA also issued a letter Feb. 3 for \u201cPoint Meadows Commercial,\u201d and associated infrastructure whose property number is that of the closed Bank of America branch at 10925 Baymeadows Road, an outparcel at Point Meadows.<\/p>\n<p id=\"h940501-p19\" class=\"permalinkable\">A JEA service availability request means a project is being explored. Neither request specifies what could be happening, but each says it includes associated infrastructure.<\/p>\n<p id=\"h940501-p20\" class=\"permalinkable\">Civil engineering firm Kimley-Horn Jacksonville submitted the applications.<\/p>\n<p id=\"h940501-p21\" class=\"permalinkable\">On Feb. 3, Kimley-Horn submitted a request for a \u201cproposed fuel redevelopment\u201d on a nearby 1.59-acre site whose property number is that of 8165 Point Meadows Way, which is a former credit union that has been permitted for renovation into Heartland Dental.<\/p>\n<p id=\"h940501-p22\" class=\"permalinkable\">Winn-Dixie has said there are no plans for new infrastructure projects at the Point Meadows Winn-Dixie.<\/p>\n<p id=\"h940501-p23\" class=\"permalinkable\">Sleiman also declined to comment about the availability of the closed 66,835-square-foot Bealls department store in Sleiman Enterprises\u2019 Mandarin Pointe shopping center at southwest San Jose Boulevard and Orange Picker Road in south Mandarin, south of Interstate 295.<\/p>\n<p id=\"h940501-p24\" class=\"permalinkable\">The Sleiman.com website shows a Florida portfolio of 68 properties, primarily retail and shopping centers, with the majority in Duval County. There are more than 10 in Clay, Nassau and St. Johns counties and a few in the state outside Northeast Florida.<\/p>\n<p id=\"h940501-p25\" class=\"permalinkable\">The Sleiman group also buys land and develops shopping centers when it has tenant demand for them.<\/p>\n<p id=\"h940501-p26\" class=\"permalinkable\">Sleiman said April 24 that he had heard Harris Teeter could be working toward 20 stores in Florida in Orlando, North Florida and Tampa, meaning other developers also competing for the opportunities.<\/p>\n<p id=\"h940501-p27\" class=\"permalinkable\">In addition to the Harris Teeter that operates in Fernandina Beach and the Atlantic North store in development in Jacksonville, Harris Teeter also has been identified for, but has not confirmed, at least two sites in St. Johns County.<\/p>\n<p id=\"h940501-p28\" class=\"permalinkable\">Plans have been filed in St. Johns County for new supermarkets that were unnamed but match the description of possible Harris Teeter stores at Veterans Parkway and County Road 210 West and at the SilverLeaf community.<\/p>\n<p><img decoding=\"async\" alt=\"Sleiman Enterprises President Toney Sleiman thanked company associates attending the ceremonial groundbreaking for Harris Teeter in the Atlantic North shopping center.\" class=\"media-element file-default fr-fic fr-dii\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2026\/04\/Sleiman_thanks_staff_t850.jpeg\" title=\"Sleiman Enterprises President Toney Sleiman thanked company associates attending the ceremonial groundbreaking for Harris Teeter in the Atlantic North shopping center.\"\/><\/p>\n<p>Sleiman Enterprises President Toney Sleiman thanked company associates attending the ceremonial groundbreaking for Harris Teeter in the Atlantic North shopping center.<\/p>\n<p>Photo by Karen Brune Mathis<\/p>\n<p id=\"h940501-p29\" class=\"permalinkable\"><strong>&#8220;Fill up Jacksonville&#8221;<\/strong><\/p>\n<p id=\"h940501-p30\" class=\"permalinkable\">Harris Teeter previously operated a store in Mandarin that closed in 2004 and a Ponte Vedra Beach store that closed in 2006 but is returning to the area after The Kroger Co. bought the Matthews, North Carolina-based company in 2014.<\/p>\n<p id=\"h940501-p31\" class=\"permalinkable\">Cincinnati-based Kroger announced in November 2025 that it would open five Harris Teeter stores in new markets, including Atlantic North.<\/p>\n<p id=\"h940501-p32\" class=\"permalinkable\">In a Dec. 4 conference call with analysts, former Kroger interim CEO Ronald Sargent talked about the expansion in Northeast Florida, noting the Fernandina Beach store in Nassau County.<\/p>\n<p id=\"h940501-p33\" class=\"permalinkable\">\u201cJacksonville is an important adjacent geography that positions us to grow households and gain share,\u201d he said.<\/p>\n<p id=\"h940501-p34\" class=\"permalinkable\">\u201cHarris Teeter runs a great business. They already operate in Florida in Amelia Island, which is about 40 miles from Jacksonville,\u201d Sargent said.<\/p>\n<p id=\"h940501-p35\" class=\"permalinkable\">\u201cFlorida itself is a large state. It\u2019s a growing state. We expect to do very well there.\u201d<\/p>\n<p id=\"h940501-p36\" class=\"permalinkable\">Kroger, now led by Greg Foran since February, operates more than 2,700 stores under several brands.<\/p>\n<p id=\"h940501-p37\" class=\"permalinkable\">\u201cWe\u2019ll certainly fill up Jacksonville before we move to adjacent markets,\u201d Sargent said.<\/p>\n<p id=\"h940501-p38\" class=\"permalinkable\">He said the company had not previously pursued new store openings.<\/p>\n<p id=\"h940501-p39\" class=\"permalinkable\">\u201cOne of our biggest challenges over the last few years is we haven\u2019t allocated enough capital to growing stores because we have allocated a lot of capital in other areas like fulfillment centers.\u201d<\/p>\n<p id=\"h940501-p40\" class=\"permalinkable\">While the company hasn\u2019t operated stores south of Fernandina Beach, Kroger began a grocery delivery service in Florida in 2021.<\/p>\n<p id=\"h940501-p41\" class=\"permalinkable\">However, Kroger ended that service Jan. 6 and closed a home delivery hub in Groveland, near Orlando, and three other \u201cspoke\u201d stations for the service, including one in Jacksonville that employed 181 people.<\/p>\n<p><img decoding=\"async\" alt=\"Harris Teeter ceremonially broke ground April 24 in the Atlantic North shopping center in East Arlington.
