{"id":777644,"date":"2026-05-06T16:31:16","date_gmt":"2026-05-06T16:31:16","guid":{"rendered":"https:\/\/www.europesays.com\/us\/777644\/"},"modified":"2026-05-06T16:31:16","modified_gmt":"2026-05-06T16:31:16","slug":"tejon-ranch-dedeaux-properties-to-begin-510k-sf-industrial-project","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/777644\/","title":{"rendered":"Tejon Ranch, Dedeaux Properties To Begin 510K SF Industrial Project"},"content":{"rendered":"<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/06\/1750589843_18_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Courtesy of Tejon Ranch Co.\n    <\/p>\n<p>Tejon\u00a0Ranch\u00a0Co. and <a class=\"tag tag-4465\" href=\"https:\/\/www.bisnow.com\/tags\/dedeaux-properties\" target=\"_blank\" data-tag-id=\"4465\" rel=\"nofollow noopener\">Dedeaux Properties<\/a> will\u00a0break ground on a 510K SF industrial facility at the\u00a0Tejon\u00a0Ranch\u00a0Commerce Center in Kern County&#8217;s Lebec.<\/p>\n<p>Construction on the facility, located about\u00a075 miles north of Los Angeles, is expected to be complete in early 2027. It will\u00a0include 36-foot clear heights, 100 dock-high doors and 4K SF\u00a0of turnkey office space, according to a release from the developers.\u00a0<\/p>\n<p>\u201cWe\u2019re building into a market where industrial supply across Southern California is limited, and leasing demand has been accelerating,\u201d Tejon\u00a0Ranch\u00a0Co. President and CEO Matt Walker said in a statement. \u201cOur new facility is well timed to meet the market.\u201d<\/p>\n<p>Industrial vacancies in\u00a0Southern California have increased steadily over the past year amid a wave of new deliveries, but leasing activity improved in the first quarter, <a href=\"https:\/\/mktgdocs.cbre.com\/2299\/86b384ee-13c2-4c14-bc65-e430f1b999fc-1193818858\/Inland_Empire_Industrial_Figur.pdf\" target=\"_blank\" rel=\"nofollow noopener\">according to CBRE<\/a>.<\/p>\n<p>Leasing volume totaled 22.3M SF in the core of the Inland Empire, a 21.9% annual increase. About 61% of that was new leases.<\/p>\n<p>The entire Tejon Ranch Commerce Center is entitled for 11M SF more\u00a0of industrial space.\u00a0It currently has\u00a07M SF of leased industrial space and counts Ikea, Famous Footwear and Plant Prefab among its tenants.\u00a0<\/p>\n<p>The 510K SF industrial project is\u00a0Dedeaux\u2019s second industrial project in\u00a0the TRCC. In 2024, Dedeaux sold a 233K SF warehouse and distribution facility to an unnamed national clothing and textile distributor that was relocating from the Inland Empire, according to the release.\u00a0<\/p>\n<p>The closest parts of Kern County and the high desert have served as a kind of overflow for the Inland Empire, with occupiers looking for more space or lower rates coming to secure space. In Kern County, boosters have also touted a more business-friendly environment and labor force.\u00a0<\/p>\n<p>The Inland Empire has\u00a0<a href=\"https:\/\/www.bisnow.com\/los-angeles\/news\/industrial\/inland-empire-134288\" target=\"_blank\" rel=\"nofollow noopener\">high single-digit vacancy<\/a>,\u00a0but prices are still well above where they were prior to the pandemic.\u00a0<\/p>\n","protected":false},"excerpt":{"rendered":"Courtesy of Tejon Ranch Co.
