M2G Ventures, a Fort Worth-based real estate investment and development firm, has announced the completion of Inwood Design District and Ace on Inwood. The firm\u2019s largest investment project to date, the 14-building campus has undergone \u201can intentional revitalization\u201d to breathe new life into the site, M2G said.<\/strong><\/p>\n

The project\u2019s completion also signals the finalization of The Art Docks<\/a>, a collaborative mural project that serves as the district\u2019s visual identity.<\/p>\n

\u201cOur goal for this project was to redefine the concept of modern commerce and prove that industrial spaces can be as identity-driven as high-end retail,\u201d Jessica Miller Essl, co-founder of M2G Ventures, said in a statement. \u201cBy applying design and placemaking to logistics and distribution environments, we\u2019ve created a district where these uses work together in a way that supports both tenant performance and long-term value.\u201d<\/p>\n

The 740,000-SF development is a flagship for M2G\u2019s modern commerce philosophy, the firm said, combining industrial, showroom, and retail uses into a single environment designed to support both logistics and customer-facing experience. The campus offers around 630,000 square feet of industrial space and 109,000 square feet of retail.<\/p>\n

By honoring the unique attributes of the original structures while introducing thoughtful design elements, the project reflects both the function and evolving identity of the surrounding Dallas Design District, M2G said.<\/p>\n

The Art Docks, completed on April 29, cap more than a year of intentional investment and revitalization across the district. Designed as a key identity component of an active commercial environment, the installation begins along Inwood Road, where highly visible murals by renowned 3D artists Jan Riggins and Naomi Haverland welcome visitors into the district, and continues into the heart of the development, where 18 regional and global artists have transformed 11,500 square feet of industrial walls along Conveyor Lane and Security Drive.<\/p>\n

Beyond its visual aspect, The Art Docks are intended to inform how the project is experienced, creating a shared space for employees, tenants, and visitors through integrated seating, landscaping, and lighting designed for daily use and accessibility, M2G said. The Art Docks exemplify M2G\u2019s approach to integrating art as a central piece of tenant experience and project identity.<\/p>\n

The transformation began in early 2025 following the acquisition of the former Inwood Design Center. M2G Ventures said it engineered a strategy focused on identity, tenant experience, and functionality, with the goal of avoiding a standardized, \u201ccopy-paste development model common in fast-growth markets.\u201d The project preserved the existing framework while introducing new infrastructure and design elements, including a site-wide exterior refresh featuring a black-and-white color palette, updated facades, new fabric awnings, and steel canopies.\u00a0<\/p>\n

Upgrades to the property\u2019s infrastructure help streamline a high-traffic environment, including updated parking layouts to maximize total stalls and comprehensive ADA accessibility improvements. Modernized lighting was used districtwide, with low-profile LED soffit lighting and wall packs installed at all entries, and specialized landscape lighting added throughout Ace on Inwood to showcase new green elements and planting.<\/p>\n

A featured highlight of the project\u2019s completion is the reconstruction of the Ace on Inwood retail end cap site at 1348 Inwood Rd. The ready-to-lease 5,850-square-foot space features floor-to-ceiling glass front walls and is designed as a premier restaurant site. The prime anchor location\u00a0includes a 1,600-square-foot patio, designed for high-visibility activation and outdoor use.<\/p>\n
