{"id":782317,"date":"2026-05-08T16:32:27","date_gmt":"2026-05-08T16:32:27","guid":{"rendered":"https:\/\/www.europesays.com\/us\/782317\/"},"modified":"2026-05-08T16:32:27","modified_gmt":"2026-05-08T16:32:27","slug":"355-unit-apartment-tower-proposed-for-sheridan-and-diversey-in-lakeview","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/782317\/","title":{"rendered":"355-Unit Apartment Tower Proposed For Sheridan And Diversey In Lakeview"},"content":{"rendered":"<p>LAKEVIEW \u2014 A proposal to build a residential high-rise overlooking Diversey Harbor would add more than 300 apartments to a prominent corner at the edge of Lakeview and Lincoln Park.<\/p>\n<p>The proposal, pitched by Antunovich Associates, Chicago Development Partners and Continuum Capital, would replace the now-vacant Stone Medical Center building and an adjacent parking lot at the northwest corner of Sheridan Road and Diversey Parkway.<\/p>\n<p>The proposal calls for a new apartment tower featuring hundreds of residential units and ground-floor commercial space, <a href=\"https:\/\/www.44thward.org\/development\/major-development-projects\/2800-n-sheridan\/\" target=\"_blank\" rel=\"noreferrer noopener external nofollow\" data-wpel-link=\"external\">according to plans recently shared<\/a> by Ald. Bennett Lawson\u2019s (44th) office.<\/p>\n<p>While plans are still in the early stages, Lawson\u2019s office is soliciting feedback from neighbors and community groups ahead of a larger public meeting that has yet to be scheduled.<\/p>\n<p>An initial version of the proposal called for a 24-story tower with 303 rental units, roughly 10,500 square feet of retail space, 150 parking spaces and 414 bike parking spaces. Sixty units, or 20 percent of the building, would be designated as affordable housing, <a href=\"https:\/\/drive.google.com\/file\/d\/1Rl13tD_dnZUlIhqmzEmy98YxYTu4_AJk\/view\" target=\"_blank\" rel=\"noreferrer noopener external nofollow\" data-wpel-link=\"external\">according to the developer.<\/a><\/p>\n<p><img loading=\"lazy\" data-recalc-dims=\"1\" decoding=\"async\" width=\"1024\" height=\"611\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2026\/05\/Screenshot-2026-05-07-at-5.50.35-PM-1024x611.png\" alt=\"\" class=\"wp-image-1021529\"  \/>Rendering of the proposed residential tower at 2800 N. Credit: Antunovich Associates<\/p>\n<p>In an update shared in March, Lawson\u2019s office said the development team upped their proposal, increasing the building\u2019s height from 24 to 28 stories and expanding the total number of units from 303 to 355.<\/p>\n<p>The revised concept would also add about 10,000 square feet of second-floor medical office space and 25,000 square feet for a commercial fitness tenant that would be open to the public.<\/p>\n<p>The proposal would require amending the site\u2019s existing planned development, though the project falls within the allowable density and uses permitted under the site\u2019s underlying B3-5 zoning, according to Lawson\u2019s office.<\/p>\n<p><img loading=\"lazy\" data-recalc-dims=\"1\" decoding=\"async\" width=\"1024\" height=\"642\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2026\/05\/Screenshot-2026-05-07-at-5.50.52-PM-1024x642.png\" alt=\"\" class=\"wp-image-1021530\"  \/>Rendering of the proposed rooftop amenity space, including a pool deck with views overlooking Lake Michigan.  Credit: Antunovich Associates<\/p>\n<p>Renderings included in project materials show a curved glass tower overlooking the lakefront and Diversey Harbor. Plans also call for a rooftop pool deck, bird-friendly glass and the preservation of two Egon Weiner \u201cBrotherhood\u201d sculptures on the property.<\/p>\n<p>The sculptures were originally installed outside the former headquarters of the Amalgamated Meat Cutters and Butcher Workmen union, according to the <a href=\"https:\/\/chicagopublicart.blogspot.com\/2013\/09\/the-brotherhood-monument.html\" target=\"_blank\" rel=\"noreferrer noopener external nofollow\" data-wpel-link=\"external\">Chicago Public Art<\/a> blog.<\/p>\n<p>The headquarters opened at the site in the early 1950s before the building became part of St. Joseph Hospital\u2019s medical campus, according to the blog <a href=\"http:\/\/www.connectingthewindycity.com\/2017\/06\/june-28-1951-amalgamated-meat-cutters.html\" target=\"_blank\" rel=\"noreferrer noopener external nofollow\" data-wpel-link=\"external\">Connecting the Windy City.<\/a><\/p>\n<p>Developers have committed to preserving the sculptures either on-site or by partnering with the Park District or another organization to relocate them within the city.<\/p>\n<p>The development team acquired the property \u2014 including the former Stone Medical Center building and adjacent parking lot \u2014 from Ascension Health for $17.25 million late last year, according to property records.<\/p>\n<p><img loading=\"lazy\" data-recalc-dims=\"1\" decoding=\"async\" width=\"1024\" height=\"637\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2026\/05\/Screenshot-2026-05-07-at-5.51.18-PM-1024x637.png\" alt=\"\" class=\"wp-image-1021531\"  \/>Rendering of the street-level retail space planned along Sheridan Road and Diversey Parkway.
