Now\u2019s the time to find out.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Each year, the local appraisal district decides how much your property is worth, and the value it determines will directly affect how much you pay.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">If you think the appraisal district got it wrong, you can protest its appraisal and possibly bring the value down.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The deadline for property owners to file a protest is fast approaching: either May 15 or 30 days from the date on your notice, whichever is later. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">But not everyone will get a notice each year, and you don\u2019t need it to file \u2014 so don\u2019t wait to get yours.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\"><b>&gt;&gt; <\/b><a href=\"https:\/\/www.ksat.com\/news\/local\/2025\/03\/26\/how-are-property-appraisals-determined-ksat-explains\/\" target=\"_blank\" rel=\"nofollow noopener\"><b>How are property appraisals determined? KSAT Explains<\/b><\/a><\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Bexar County property owners can also look up their appraised values on the <a href=\"https:\/\/bcad.org\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/bcad.org\/\">Bexar Central Appraisal District (BCAD) website<\/a>. Even if your appraised value stayed the same, you can still protest it.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The City of San Antonio is hosting a series of <a href=\"https:\/\/www.ksat.com\/news\/local\/2026\/05\/06\/san-antonio-launches-free-property-tax-workshops-to-help-homeowners\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.ksat.com\/news\/local\/2026\/05\/06\/san-antonio-launches-free-property-tax-workshops-to-help-homeowners\/\">property tax workshops<\/a> on tax exemptions and protesting your property value. They\u2019re led by Anne Englert, whose company, Texas True Tax, does property appraisal protests on owners\u2019 behalf.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">KSAT attended a recent workshop and interviewed Englert about what you need to know about doing it yourself.<\/p>\n<p>Filing your protest<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">In Bexar County, you can drop off, mail, or file your <a href=\"https:\/\/bcad.org\/wp-content\/uploads\/2026\/03\/2026-Protest-03252026-ENG-fillable.pdf\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/bcad.org\/wp-content\/uploads\/2026\/03\/2026-Protest-03252026-ENG-fillable.pdf\">notice of protest<\/a> online. <\/p>\n<ul class=\"dist__Box-sc-1fnzlkn-0 kDvXdO font_openSans articleList\">\n<li class=\"dist__Box-sc-1fnzlkn-0 dist__StackBase-sc-1fnzlkn-7 ecGWWE iQviKm\">\n<p><b>DROP OFF:<\/b> 411 N. Frio St.<\/p>\n<\/li>\n<li class=\"dist__Box-sc-1fnzlkn-0 dist__StackBase-sc-1fnzlkn-7 ecGWWE iQviKm\">\n<p><b>MAIL:<\/b> BCAD Customer Service, PO Box 830248, 78283 (Certified Mail)<\/p>\n<\/li>\n<li class=\"dist__Box-sc-1fnzlkn-0 dist__StackBase-sc-1fnzlkn-7 ecGWWE iQviKm\"\/><\/ul>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">You can also file your notice of protest at one of the city\u2019s property tax workshops. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cYou don\u2019t have to have your evidence right now, but you do have to let them know on the notice of protest that \u2018I plan on coming and having a nice conversation with you about my property sometime over the summer,\u2019\u201d Englert told KSAT.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Under the reasons for protest, Englert advises checking off both the boxes for an incorrect appraised market value and the \u201cother\u201d box since you don\u2019t know what may come up by the time you have an informal conference or formal hearing. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">For non-homestead properties, Englert said to mark the \u201ccircuit breaker\u201d box, too.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The form has an optional line for your opinion of your property\u2019s value, though Englert advised, \u201cDon\u2019t give away any poker hands yet.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">There\u2019s also a box to \u201cprovide facts that may help resolve this protest,\u201d but Englert said you should write instead \u201cNo thank you. Please send evidence USPS.\u201d<\/p>\n<p>Request the appraisal district\u2019s evidence<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Make sure to request the appraisal district\u2019s evidence for its valuation of your home, which you can do in Bexar County by checking a box near the top of your notice of protest. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">That will allow you to see the specific homes the appraisal district is comparing yours against and figure out how to poke holes in their logic.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cWe can look at here and see what\u2019s going on and start comparing our home and going, \u201c\u2018OK, they\u2019ve got a living area, I\u2019ve got the living area. They\u2019ve got a porch. They\u2019ve got a terrace.\u2019 Maybe I have a terrace. Maybe I don\u2019t have a terrace,\u201d Englert explained to the crowd at a recent workshop. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cThey\u2019ll also list properties that have swimming pools, hot tubs, those kind of things as well.\u201d<\/p>\n<p>Collect your evidence<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">You can collect and present your own evidence to show why you don\u2019t think the appraisal district\u2019s value is correct.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Englert preaches the \u201cP.I.E.\u201d approach: pictures, invoices and estimates.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Take pictures of issues that could affect your home\u2019s value and provide invoices of recent work that\u2019s been done on those issues as well as cost estimates for work that still needs to be done.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The examples should be for work that\u2019s needed to maintain the house. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Examples Englert provided include cracks in the foundation, roof repairs, old windows, older air conditioning or water heaters, worn carpet or stained wood, having an inferior lawn to the comparison properties, and even how your location and view are different from the other properties. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Then, when it comes to estimating your own property value to counter the appraisal district, it can be as easy as subtracting the amount of the needed repairs from the appraised value. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cAre they going to accept every argument? Maybe, maybe not,\u201d Englert said. \u201cBut we do get to have that conversation with them so that they understand what\u2019s going on inside our home.\u201d<\/p>\n<p>Informal conference v. formal hearings<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Bexar County property owners can request an informal conference with a BCAD employee before going to a formal hearing.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">These five-to-10-minute meetings are an opportunity for you to present your evidence, and the employee may offer to lower the value your appraisal. Most protests are resolved at this stage, Englert said.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">If you reject their offer, though, Englert said you should ask them to notate their offer on the record. Then you\u2019ll move ahead with a formal appraisal review board (ARB) hearing at a later date. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The formal hearing is in front of one-person or three-person member of the ARB, which is a separate entity from BCAD. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The appointed members of the ARB are Bexar County residents who do not have a role in the daily operations of the appraisal office or appraising property beyond deciding a protest, challenge or corrected motion.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The property owner and appraisal district will both have a chance to make their case to the panel. The appraisal district may offer you a lower value during the hearing, Englert said, but she suggests property owners let the panel make a decision.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cWe\u2019re almost there, let the panel rule.
