A long-vacant lot on the southwest corner of South Carpenter Street and West 19th Place in Pilsen<\/a> has been permitted for five residential units. Unimproved and only used for parking as far back as Google Street View allows us to see, 1924 South Carpenter will be a three-story plus basement structure. Its permit was issued on April 28 with a reported cost of $600,000.<\/p>\n

Lukaven Development is the developer and general contractor, building a design by Thomas Architects. According to the construction permit, all five dwelling units will be duplexes. Three of them will be duplex-down layouts in the basement level and first floor, and two of them will be duplex-up units on the second and third floors. There will be a rear steel stairway and a porcelain tyle roof deck with a 42-inch parapet wall.\u00a0One parking space per unit will be provided in a frame three-car garage and a two-space carport. The presence of exclusively duplex units would seem to indicate condominiums, but it is not known yet if these will be rentals or offered for sale.<\/p>\n

Lukaven and Thomas Architects have teamed up frequently of late. Not only have we seen a few other small developments here in Pilsen<\/a>, but they\u2019re also working on a larger project of nine residential units up in Avondale<\/a>.<\/p>\n

Residents of 1924 South Carpenter will be able to access CTA Route 18 buses two blocks north at West 18th Street, and Route 21 buses two blocks south along West Cermak Road. For north-south travel, the #8 Halsted bus is about three blocks east, and can be used to connect with the Orange Line at the Halsted platform to the south, and the Halsted Street Metra BNSF station to the north. The 18th Pink Line L platform is about one mile to the west, with the #18 bus serving as a convenient means of connecting.<\/p>\n
