{"id":789101,"date":"2026-05-11T16:25:25","date_gmt":"2026-05-11T16:25:25","guid":{"rendered":"https:\/\/www.europesays.com\/us\/789101\/"},"modified":"2026-05-11T16:25:25","modified_gmt":"2026-05-11T16:25:25","slug":"manhattan-luxury-real-estate-sales-risedespite-pied-a-terre-tax","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/789101\/","title":{"rendered":"Manhattan luxury real estate sales risedespite pied-\u00e0-terre tax"},"content":{"rendered":"<p>Central Park Tower, center, along Billionaire&#8217;s Row in New York, US, on Friday, May 1, 2026. <\/p>\n<p>Michael Nagle | Bloomberg | Getty Images<\/p>\n<p>High-end real estate sales in Manhattan increased in the past month, according to new data, despite New York Mayor Zohran Mamdani&#8217;s proposed <a href=\"https:\/\/www.cnbc.com\/2026\/04\/24\/new-york-pied-a-terre-tax.html\" rel=\"nofollow noopener\" target=\"_blank\">pied-\u00e0-terre tax <\/a>that brokers warn could cause a <a href=\"https:\/\/www.cnbc.com\/2026\/04\/23\/nyc-mayor-mamdani-knocked-ken-griffin-in-pied-a-terre-tax-promo-his-firm-calls-the-move-shameful.html\" rel=\"nofollow noopener\" target=\"_blank\">wealth flight<\/a>.<\/p>\n<p>There were 133 contracts signed for apartments priced at $4 million or more between April 14 and May 10, according to Olshan Realty. That compares with 130 during the same period last year. The total dollar volume increased by 10% to $1.12 billion, Olshan said.<\/p>\n<p>Sales at the very high end remain especially strong, with contracts signed for apartments priced at $10 million or more surging by 80% to 34 contracts. The strength comes as real estate brokers and business leaders warn that a new second-home tax will chase away the New York wealthy and their valuable spending.<\/p>\n<p>&#8220;The last four weeks demonstrates that an impending pied-\u00e0-terre tax has had no effect on the luxury market in Manhattan,&#8221; said Donna Olshan, president of Olshan Realty.\u00a0<\/p>\n<p>The market could turn once the tax is imposed, of course. Yet the surge comes as the proposed pied-\u00e0-terre tax makes its way through the New York legislature and sparks a highly public and bitter battle over taxing the wealthy in New York. <\/p>\n<p>The tax, first proposed by Mamdani and New York Gov. Kathy Hochul on April 15, would be an annual levy on non-primary real estate in New York valued at $5 million or more. Mamdani said the tax will raise $500 million in annual revenue and force the part-time New Yorkers to &#8220;pay their fair share.&#8221;<\/p>\n<p>Real estate brokers have lobbied to halt the tax in Albany, saying it will hurt the market and cost jobs and tax revenue. Second-home owners in New York already pay property taxes but don&#8217;t typically use many public services like schools or public transportation. <\/p>\n<p>Corcoran Group President and CEO Pamela Liebman told <a href=\"https:\/\/therealdeal.com\/new-york\/2026\/05\/06\/bhs-corcoran-push-back-against-pied-a-terre-tax\/\" target=\"_blank\" rel=\"nofollow noopener\">The Real Deal<\/a> last week that Corcoran &#8220;has so many deals that have been put on pause, particularly at the $30 million, $40 million level, that are just wait and see.&#8221;<\/p>\n<p>The battle over the tax also became highly personal after Mamdani announced his proposal with a <a href=\"https:\/\/www.youtube.com\/watch?v=FLKZnVB4F9k\" target=\"_blank\" rel=\"nofollow noopener\">social media video<\/a> in front of <a href=\"https:\/\/www.cnbc.com\/2026\/05\/06\/mamdani-ken-griffin-nyc-miami-tax.html\" rel=\"nofollow noopener\" target=\"_blank\">Citadel CEO Ken Griffin<\/a>&#8216;s apartment building. <\/p>\n<p>Griffin, who lives in Miami, purchased the apartment in 2019 for <a href=\"https:\/\/www.cnbc.com\/2019\/04\/02\/ken-griffins-apartment-helped-boost-new-york-1q-real-estate-prices-10percent.html\" rel=\"nofollow noopener\" target=\"_blank\">$238 million<\/a>, setting the record for the <a href=\"https:\/\/www.cnbc.com\/2019\/01\/23\/billionaire-ken-griffins-real-estate-shopping-sprees-continues-.html\" rel=\"nofollow noopener\" target=\"_blank\">most expensive home<\/a> sold in the U.S. Citadel is also building a $6 billion new building on Park Avenue as well as a new headquarters in Miami.<\/p>\n<p>In an <a href=\"https:\/\/www.cnbc.com\/video\/2026\/05\/05\/watch-cnbcs-full-interview-with-citadel-ceo-ken-griffin.html\" rel=\"nofollow noopener\" target=\"_blank\">interview with CNBC last week<\/a>, Griffin said he will expand the Miami workforce over the next 10 years &#8220;as an immediate and direct consequence of the mayor&#8217;s poor decision here, with respect to his posting of that video.&#8221; He added that the social media post was &#8220;in poor taste.&#8221;<\/p>\n<p><img decoding=\"async\" class=\"InlineVideo-videoThumbnail\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2026\/05\/1778516725_866_108302686-17780342141778034212-45736052742-1080pnbcnews.jpg\" alt=\"Ken Griffin: We will create jobs in Miami as a consequence of NYC Mayor Mamdani's wealth tax video\"\/><\/p>\n<p>Mamdani&#8217;s press spokesman said the mayor &#8220;wants all New Yorkers to succeed&#8221; but that &#8220;the tax system is fundamentally broken. It rewards extreme wealth while working people are pushed to the brink.&#8221;<\/p>\n<p>The tax also faces big questions about implementation \u2014 and how to value New York properties.  <\/p>\n<p>New York&#8217;s antiquated assessment system values properties far below their market value and leaves a small number of apartments valued at $5 million or more. Griffin&#8217;s $238 million apartment is assessed by the city at $6.99 million and valued at only $15.5 million, CNBC previously reported. <\/p>\n<p>Hochul announced last week that she and the legislature had reached an agreement on the broad outlines of a state budget, which includes the pied-\u00e0-terre tax.
