Garcia, Fort Worth Report <br \/>May 13, 2026<\/p>\n<p>A large retail store could be on the horizon for a booming area of north Fort Worth after a rezoning application was approved Wednesday afternoon.<\/p>\n<p>Fort Worth zoning commissioners gave their OK to H-E-B Grocery Co. LC to rezone more than 5-acres at 648 E. Bonds Ranch Road from agricultural to light industrial to allow for the retail project.<\/p>\n<p>San Antonio-based H-E-B owns a total of 22 acres off the road and operates an Alliance-area store at 3451 Heritage Parkway, more than 3 miles east of the Bonds Ranch Road site. The zoning request comes as H-E-B rapidly expands its footprint in North Texas with 20 new grocery stores, including the budget-conscious brand, <a href=\"https:\/\/www.joevsmartshop.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Joe V\u2019s Smart Shop<\/a>. Nine others are planned, including a <a href=\"https:\/\/fortworthreport.org\/2026\/05\/04\/tortillas-are-on-the-way-h-e-bs-heb-location-has-an-opening-date\/\" rel=\"nofollow noopener\" target=\"_blank\">Euless store at 2105 Rio Grande Blvd. that opens May 20<\/a>.<\/p>\n<p>The north Fort Worth tract, south of East Bonds Ranch Road and east of U.S. Highway 287, is among the 17 North Texas sites owned by H-E-B for future development, although the grocer might not build its own stores on the land.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2026\/05\/Screenshot-2026-05-12-at-1.51.42-PM-e1778713437400-1024x848.png\" alt=\"\" class=\"wp-image-542747\"\/>City staff said the rezoning of land at 648 E. (Courtesy | City of Fort Worth)<\/p>\n<p>A city of Fort Worth staff report described the Bonds Ranch site as underdeveloped. The land contains three small metal structures along with other items stored on-site.<\/p>\n<p>The rezoning request is compatible with similar land uses for neighboring tracts, which are zoned either light industrial or general commercial.<\/p>\n<p>\u201cWhile the applicant has only indicated that they propose to rezone the site for future large retail, this change would allow more developable land that has frontage access to Highway 287, a major U.S. highway,\u201d officials wrote in the report. \u201cAdditionally, the properties directly north across the street on Bonds Ranch Road are zoned for commercial (uses).\u201d<\/p>\n<p>Officials said several lots at the northeast corner of Bonds Ranch Road and Highway 287 are under development for compatible commercial uses, such as a bank or a drive-thru restaurant.\u00a0<\/p>\n<p>Under the new light industrial zoning, all commercial uses are allowed on-site as well as warehousing, transportation, light assembly and outdoor storage. The zoning allows for the 5-acre site to match existing and adjacent zoning for uniform retail development along Highway 287\u2019s frontage road, officials wrote in the report.<\/p>\n<p>Eric E.
