{"id":800160,"date":"2026-05-16T08:22:15","date_gmt":"2026-05-16T08:22:15","guid":{"rendered":"https:\/\/www.europesays.com\/us\/800160\/"},"modified":"2026-05-16T08:22:15","modified_gmt":"2026-05-16T08:22:15","slug":"building-a-legacy-west-side-master-planned-community-slated-to-bring-1630-homes-to-league-city","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/800160\/","title":{"rendered":"Building a Legacy: West side master-planned community slated to bring 1,630 homes to League City"},"content":{"rendered":"<p>\t\t\t\t\t\t\tSitting on the southern border of Friendswood and <a href=\"https:\/\/communityimpact.com\/houston\/bay-area\/transportation\/2026\/05\/08\/work-on-league-city-parkways-right-turn-lane-wraps-up\/\" rel=\"nofollow noopener\" target=\"_blank\">League City<\/a> is <a href=\"https:\/\/www.legacybyhillwood.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Legacy<\/a>, a 700-plus acre master planned community, slated to bring about 1,630 homes to the area.<\/p>\n<p><strong>The big picture<\/strong><\/p>\n<p>With homes starting in the low $400,000s and climbing to $1.5 million, city ocials said Legacy is slated to bring a \u201chuge\u201d economic impact.<\/p>\n<p>Legacy is developed by <a href=\"https:\/\/www.hillwood.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Hillwood<\/a>, a Perot company behind two other Greater Houston communities, Pomona and Valencia in Manvel.<\/p>\n<p>Russell Bynum, Hillwood\u2019s senior vice president and general manager of Hillwood Communities in the Greater Houston area, said the decision to build in League City stemmed from wanting to build within Clear Creek ISD\u2019s boundaries and its proximity to key areas for residents.<\/p>\n<p>\u201cProximity to entertainment areas, employment centers and commercial destinations played a big role in our desire to be in League City,\u201d Bynum said.<\/p>\n<p>&#8220;&gt;<\/p>\n<p><strong>How we got here<\/strong><\/p>\n<ul>\n<li><strong>March 2024:<\/strong> Legacy breaks ground<\/li>\n<li><strong>January 2025:<\/strong> First 500 lots underway<\/li>\n<li><strong>December 2025:<\/strong> Model homes open<\/li>\n<li><strong>Q1, 2026:<\/strong> First residents move in<\/li>\n<li><strong>Q2, 2026:<\/strong> Homes continue to be built with active home sales expected for the next 5-6 years<\/li>\n<\/ul>\n<p><strong>Zooming in<\/strong><\/p>\n<p>Legacy will have over 200 acres dedicated to recreational lakes, parks and recreation centers, along with a bridge on West Boulevard and Legacy Drive, allowing residents to kayak throughout the development, said Christopher Sims, League City\u2019s executive director of development services.<\/p>\n<p>In regard to drainage, Legacy is guided by League City and the Galveston County Consolidated Drainage District. Under that framework, the detention and lakes systems create both arecreational experience and a flood-resilient solution for residents, Bynum said.<\/p>\n<p>Hillwood is also creating subterranean crossings, or pedestrian crossings underneath the road, bringing \u201csomething unique that we haven\u2019t seen in League City,\u201d Sims said.<\/p>\n<p>The amenities align with Hillwood\u2019s \u201cLifestyle\u201d program, which is intended to activate those spaces through organized events and resident activities.<\/p>\n<p>\u201cOur Lifestyle program is a game changer for the area,\u201d Bynum said. \u201cThere are other nice communities within League City, but there\u2019s not one that has a lifestyle component to help create community and connect the residents to each other and the area.\u201d<img loading=\"lazy\" decoding=\"async\" alt=\"bridge (Rendering courtesy Hillwood Communities)\" height=\"562\" src=\"https:\/\/communityimpact.com\/uploads\/images\/2026\/05\/15\/424720.jpg\" class=\"include_body\" onerror=\"this.src=\" width=\"1000\"\/>Rendering courtesy Hillwood<\/p>\n<p><strong>Why now?<\/strong><\/p>\n<p>The development comes as League City prepares for westward expansion, where over 5,500 acres remain undeveloped, as <a href=\"https:\/\/communityimpact.com\/houston\/bay-area\/government\/2025\/05\/23\/west-side-story-league-city-looks-ahead-to-new-west-side-master-plan\/\" rel=\"nofollow noopener\" target=\"_blank\">previously reported<\/a> by Community Impact.<\/p>\n<p>Much of that land is tied to the planned extension of the <a href=\"https:\/\/communityimpact.com\/houston\/pearland-friendswood-manvel\/government\/2026\/05\/07\/grand-parkway-project-moves-forward-with-14b-contract\/\" rel=\"nofollow noopener\" target=\"_blank\">Grand Parkway<\/a>, which will stretch 14 miles from FM 646 to south of FM 2403 in Alvin and is expected to open to traffic in 2032.<\/p>\n<p>Housing data reflects steady demand in the area. While active listings increased throughout 2025, monthly sales remained relatively consistent, data from the Houston Association of Realtors shows.
