Part of living in New York City is thinking about moving out of New York City. Each month, we\u2019ll round up the best listings within commuting (ish) distance, places where entire houses go for the cost of a \u201cjunior one-bedroom\u201d (or less) but you\u2019ll have to fix your own toilet.<\/p>\n
This month, we have two flavors of farmhouse and a modern home in the woods.<\/p>\n
Three-bedroom, two-bath; $945,000<\/a><\/p>\n \n The lofted barn studio featured in this listing photo adds a second home. This farmhouse, built in the 1850s, has maintained its sparse, kerosene-lamp-era atmosphere, and that\u2019s a good thing. Original hand-hewn wood beams and wide floorboards make the space feel lived-in and timeless, while the Bertazzoni range in the kitchen,\u00a0Miele washer-dryer, and central air feel \u2026 now. Honestly, the kitchen is the highlight here \u2014\u00a0the green cabinets and black soapstone countertops are a lovely pair. Great windows in there, too. Millwork and built-ins are beautifully preserved elsewhere in the house, and the ceilings in two of the upstairs bedrooms are sky-high. The floors in those are also painted \u2014\u00a0the effect is pleasing. Another thing to love: There\u2019s a finished barn studio with a lofted bedroom, kitchenette, and bathroom for guests, work-live, whatever. It\u2019s certainly above the median home price for the area, but it\u2019s also basically two houses in one.<\/p>\n How do I get back to the city?<\/strong><\/p>\n It\u2019s a 15-minute drive to the Hudson Amtrak, then a two-hour train ride.<\/p>\n What do I do if I live there?<\/strong><\/p>\n There\u2019s a new restaurant called Nines where Gaskins once was. Check it out<\/a>.<\/p>\n Four-bedroom, four-bath: $2,800,000<\/a><\/p>\n \n The painted bricked-in fireplace shown in this listing photo adds to the charm. Another 1850s farmhouse, this time cream colored and\u00a0more Little House on the Prairie than the above. Frankly, it looks like an inn. There\u2019s a wraparound porch with room for an entire dining setup to overlook the\u00a0huge lawn and a barn out back. Inside, it\u2019s warm wood, wide-plank floors, and thoughtful touches like a sweet little mural on the bricked-in fireplace next to the kitchen. But don\u2019t worry, there\u2019s a wood-burning stove right next to it, and the living room has a Rumford-style fireplace.The bedrooms are big and bright, with wide planks and more painted floors. The primary suite comes with its own soaking tub and radiant heated floors. The Dutch barn is three stories and could easily fit an entire wedding reception inside, adding to the impression that this is kind of a hotel-y house. We haven\u2019t even gotten to the saltwater pool with a built-in deck, the stone patio, and the greenhouse. Seems like a nice life.<\/p>\n How do I get back to the city?<\/strong><\/p>\n It\u2019s a 20-minute drive to the Rhinecliff Amtrak, then a two-hour train ride.<\/p>\n What do I do if I live there?<\/strong><\/p>\n Go apple picking at Grieg Farm.<\/p>\n Three-bedroom, two-bath; $949,000<\/a><\/p>\n \n The townhouse featured in this listing photo comes with a three-car garage. Perhaps typical of Hudson, this place was once a single-family, then converted to a multi-family, and is now restored to a single-family.\u00a0It\u2019s the fantasy of New York City townhouse living, but in a small upstate town and for about the price of a middling two-bedroom in Park Slope. The house is basically painted all white everywhere but somehow escapes being bland. Inside, the textures throughout the home \u2014\u00a0the lived-in wood floors, millwork throughout, mantel on the living room fireplace \u2014 help the paint job feel more blank canvas than sterile. The kitchen, which opens up into the backyard, is maybe the best part, with stainless-steel appliances, an eat-in table, and a tin backsplash. There\u2019s a claw-foot tub and rain shower in the primary-suite bathroom. It\u2019s still on the pricey side, even for Hudson, but it looks turnkey and comes with a three-car garage. (Not that you\u2019ll need it \u2014 you\u2019re right in the middle of town.)<\/p>\n How do I get back to the city?<\/strong><\/p>\n Walk to the Amtrak station and take a two-hour train ride.<\/p>\n What do I do if I live there?<\/strong><\/p>\n Get a book and a beer at Spotty Dog. Enjoy Kitty\u2019s once it reopens.<\/p>\n Three-bedroom, three-bath; $1,795,000<\/a><\/p>\n \n The vaulted ceilings and high windows featured in this listing photo bring in light. A house designed by architect Marica McKeel in 2016 and arranged as a C-shape around an interior courtyard. The interiors are all clean lines, and the vaulted ceilings and oversize windows bring a sense of openness. The space blends into the greenery, with a wraparound deck that overlooks six acres of forest. The heated concrete floors are a nice touch, as is the Morso wood-fired stove in the living room. There\u2019s both a claw-foot tub inside and a hot tub outside, so you can decide on your soaking preference. The house is actually part of a \u201clow-key HOA\u201d of five McKeel-designed homes<\/a> in the area, so you can rest assured that your neighbors share your taste (we\u2019re kidding!). It\u2019s a really simple build with a lovely use of materials, and the woods add texture and warmth. There\u2019s a whole-house generator, central AC\/heat, and mini-splits to keep things feeling comfortable no matter the weather.<\/p>\n How do I get back to the city?<\/strong><\/p>\n It\u2019s about a two-and-a-half-hour drive.<\/p>\n What do I do if I live there?<\/strong><\/p>\n Go hiking around Lake Minnewaska.
