When I arrived, at 3:30 p.m. on a very hot Wednesday, Terry Cohen, a Compass broker who currently has a $69 million listing on Dune Road in Bridgehampton, was waiting at the front door. Once inside, it was bad news for both of us that the air-conditioning was out; brokers in suits and skirt suits chatted effortfully in front of oscillating fans while drinking sponsored ros\u00e9. The Power Broker Awards, put on annually by the public-relations firm the Society Group and The Hollywood Reporter, celebrate the city\u2019s real-estate agents with honors like Media Maverick (being someone like Ryan Serhant) and Stratospheric Sale of the Year (generally something in a high multiple of $10 million).\u00a0It\u2019s rarified air: The business of brokering isn\u2019t uniformly lucrative, but most of the night\u2019s attendees work the high and very high ends of the market, which are generally impervious to economic downwinds, mortgage rates, war, and gravity.<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmpfyox4l002s3b7cbpuc1t8f@published\" data-word-count=\"152\">This high end of the market is arguably where Delevingne\u2019s apartment sits. And if a person was so inclined, they could <a href=\"https:\/\/thegambinogroup.com\/properties\/34-gramercy-park-e-unit-phb\/\" rel=\"nofollow noopener\" target=\"_blank\">buy it right now for $9.45 million<\/a>. The event was hosted at the six-bedroom, five-bath home because, <a href=\"https:\/\/www.hollywoodreporter.com\/lifestyle\/real-estate\/new-york-real-estate-agents-2026-power-broker-awards-1236603429\/\" rel=\"nofollow noopener\" target=\"_blank\">per Alexander Ali<\/a> of the Society Group, it is \u201cso unique, so different\u201d that if someone wants to know what\u2019s selling in New York, \u201cthis is it.\u201d But Delevingne\u2019s apartment is also, strangely, a sort of museum of Jimmy Fallon\u2019s life and tastes. This is because Delevingne bought it from Fallon in 2022 and seems to have just, well, left everything as it was. And Fallon\u2019s apartment is \u2026 specific. The d\u00e9cor is what my colleague Zach Schiffman has <a href=\"https:\/\/www.curbed.com\/2022\/07\/jimmy-fallon-cara-delevingnes-tonight-show-home-decor-chat.html\" rel=\"nofollow noopener\" target=\"_blank\">described as<\/a> \u201cthe Overlook Hotel in The Shining with a maximalist color palette.\u201d Delevingne loved it. \u201cI kept it all. The wallpaper in the bathroom still features silhouettes of Fallon\u2019s family tree. There is a \u201cHarry Potter\u2013inspired cupboard\u201d under the stairs with a faux fireplace designed for Fallon\u2019s children to play in, though maybe someone in Delevingne\u2019s life has played in it since. Diana, the house manager who embodies extreme competence, showed me that even the Tivo was still set to Fallon\u2019s family account. (The only signs of Delevingne\u2019s existence were the clothes in the closet and a Playstation 5 in the primary bedroom.)<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmpfypkb2003g3b7ccj8s8lch@published\" data-word-count=\"155\">No one around me seemed to find any of this strange. Brokers mingled in a green plaid room with a wet bar and a chandelier made of antlers, the only floor with working air-conditioning, as if it was just any other room. \u201cI walked in and everyone was assailing me about off-market listings,\u201d Bianca D\u2019Alessio, who starred in Selling the Hamptons and is lately spending a lot of time with new development <a href=\"https:\/\/www.nestseekers.com\/agent\/bianca-dalessio\/\" rel=\"nofollow noopener\" target=\"_blank\">listings<\/a> on West 14th and Hudson Street, told me. I watched as Tim Davis, a Hamptons broker whose <a href=\"https:\/\/timdavishamptons.com\/properties\/?gad_source=1&amp;gad_campaignid=11948289095&amp;gbraid=0AAAAADAFeOOIR-KA3zet9qXHNWk_cgEMW&amp;gclid=CjwKCAjw2rrQBhBuEiwAarLWHY96XxDuAxSqNlu609lqUnOzpPnz63Hubthw3Kxilp3lCiZZ7ohFZhoCxu8QAvD_BwE\" rel=\"nofollow noopener\" target=\"_blank\">listings<\/a> range from $30 million to the enigmatic \u201cprice upon request,\u201d introduced himself to Selling the City\u2019s Steve Gold and pulled him aside to talk shop. At one point, Greg Vladi, a Serhant broker who was nominated for the Rising Star category and whose active listings are in the comparably modest neighborhood of $2 million to $4 million, introduced himself to everyone as \u201cGreg Vladi.\u201d<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmpfypkb3003h3b7c4171c5dw@published\" data-word-count=\"95\">I asked people what they thought of the apartment. \u201cIt\u2019s supercool, I would buy it,\u201d Cohen said. Despite the fact that this is nominally an awards show, the awards themselves seem ancillary to the purpose of the night, which is actually to network with other brokers. By 5 p.m., Ali, the founder of the Society Group, got onstage to announce the awards, promising to be quick because of the heat. (I watched as a broker at the bar wiped his brow, asked for a glass of water, gulped it down, then asked for a refill.) The speeches were brief. \u201cOkay,\u201d Cohen said when her name was announced as the winner of the Hamptons Sale of the Year. Once onstage, she added: \u201cSee you out East!\u201d Corcoran broker Cathy Franklin won the Stratospheric Sale award for a property that went unnamed but could be an <a href=\"https:\/\/www.corcoran.com\/listing\/for-sale\/1122-madison-avenue-penthouse-manhattan-ny-10028\/23734012\/regionId\/1\" rel=\"nofollow noopener\" target=\"_blank\">$89 million penthouse<\/a> she has in contract on Madison Avenue.\u00a0\u201cI know all the brokers in the room, I love them, this is such a great group,\u201d she said as thanks.<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmpfzcbg0000d3b7ckztm46x9@published\" data-word-count=\"76\">Ali kept his promise \u2014\u00a020 minutes later the ceremony was over.
