{"id":823232,"date":"2026-05-26T12:24:04","date_gmt":"2026-05-26T12:24:04","guid":{"rendered":"https:\/\/www.europesays.com\/us\/823232\/"},"modified":"2026-05-26T12:24:04","modified_gmt":"2026-05-26T12:24:04","slug":"hudson-square-is-winning-the-2026-office-market-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/823232\/","title":{"rendered":"Hudson Square Is Winning the 2026 Office Market \u2013 Commercial Observer"},"content":{"rendered":"<p>A <a href=\"https:\/\/commercialobserver.com\/2026\/02\/midtown-manhattan-office-market-vacancy-leasing-2026\/\" rel=\"nofollow noopener\" target=\"_blank\">dwindling roster of quality office supply<\/a> citywide is turning New York\u2019s Hudson Square\u2019s elevated availability rate into an asset.<\/p>\n<p>The Midtown South neighborhood had the third-highest office availability rate in Manhattan at the end of 2026\u2019s first quarter, at 19.4 percent, according to <a href=\"https:\/\/commercialobserver.com\/company\/colliers\/\" title=\"Colliers\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Colliers<\/a> data. The relative glut of opportunity there \u2014 paired with big-name tenants, large floor plates and pricey building upgrades \u2014 has attracted a rush of large leases to Hudson Square this year.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/05\/sunday-summary-retail-hospitality-icsc-and-a-big-merger\/\" rel=\"nofollow noopener\" target=\"_blank\">Sunday Summary: Retail, Hospitality, ICSC and a Big Merger<\/a><\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/cbre\/\" title=\"CBRE\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">CBRE<\/a>\u2019s Paul Amrich and Howard Fiddle have been especially busy in the neighborhood. The pair leads an exclusive leasing team for the 13-property portfolio of <a href=\"https:\/\/commercialobserver.com\/company\/hudson-square-properties\/\" title=\"Hudson Square Properties\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Hudson Square Properties<\/a>.<\/p>\n<p>\u201cManhattan is going through something now that I\u2019ve never experienced in my 30-year career, which is a lack of quality supply,\u201d Amrich said. \u201cThe quality supply is dwindling very quickly, almost on a monthly basis. Because of that, you\u2019re seeing other districts of town that maybe historically weren\u2019t as robust really kicking into high gear, and I think Hudson Square is that district.\u201d\u00a0<\/p>\n<p>Hudson Square Properties, made up of longtime landowner Trinity Church alongside <a href=\"https:\/\/commercialobserver.com\/company\/norges-bank\/\" title=\"Norges Bank\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Norges Bank<\/a> and <a href=\"https:\/\/commercialobserver.com\/company\/hines\/\" title=\"Hines\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Hines<\/a>, announced its first large lease of 2026 in January, when <a href=\"https:\/\/commercialobserver.com\/company\/paypal\/\" title=\"PayPal\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">PayPal<\/a> <a href=\"https:\/\/commercialobserver.com\/2026\/01\/paypal-lease-345-hudson-street\/\" rel=\"nofollow noopener\" target=\"_blank\">signed on for 261,000 square feet<\/a> at portfolio poster child 345 Hudson Street. Large <a href=\"https:\/\/commercialobserver.com\/2026\/01\/hudson-square-properties-renews-two-leases-namesake-neighborhood\/\" rel=\"nofollow noopener\" target=\"_blank\">lease renewals<\/a> by software developer <a href=\"https:\/\/commercialobserver.com\/company\/notion\/\" title=\"Notion\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Notion<\/a>, at 75 Varick Street, and creative production firm <a href=\"https:\/\/commercialobserver.com\/company\/radicalmedia\/\" title=\"RadicalMedia\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">RadicalMedia<\/a>, at 435 Hudson Street, quickly followed. Health platform <a href=\"https:\/\/commercialobserver.com\/company\/tennr\/\" title=\"Tennr\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Tennr<\/a> joined on at No. 345 in May, <a href=\"https:\/\/commercialobserver.com\/2026\/05\/tennr-lease-hudson-square-properties-345-hudson-street\/\" rel=\"nofollow noopener\" target=\"_blank\">taking 125,000 square feet<\/a>.\u00a0<\/p>\n<p>It\u2019s not just Hudson Square Properties enjoying the influx, either. Artificial intelligence firm <a href=\"https:\/\/commercialobserver.com\/company\/anthropic\/\" title=\"Anthropic\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Anthropic<\/a> is rumored to be closing in on AEW Capital Management\u2019s <a href=\"https:\/\/commercialobserver.com\/2026\/04\/anthropic-330-hudson-new-york-offices\/\" rel=\"nofollow noopener\" target=\"_blank\">entire 465,630-square-foot 330 Hudson Street<\/a>, Commercial Observer reported in April.<\/p>\n<p>Once the domain of the city\u2019s 20th-century printing and graphics industry, Hudson Square has slowly built up a roster of creative and tech industries. <a href=\"https:\/\/commercialobserver.com\/company\/google\/\" title=\"Google\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Google<\/a> and <a href=\"https:\/\/commercialobserver.com\/company\/disney\/\" title=\"Disney\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Disney<\/a> were particularly pivotal arrivals to the neighborhood in 2018. Google assembled an urban campus that today spans leases at 315 and 345 Hudson streets, and a $2.1 billion headquarters at St. John\u2019s Terminal, or 550 Washington Street. Disney took up a 99-year, $650 million ground lease from Trinity Church at 7 Hudson Square, where it opened its 19-story headquarters in 2024.<\/p>\n<p>These mega-corporations gave Hudson Square an impressive vote of confidence, but the pandemic put a substantial pause on attracting new arrivals. Hudson Square Properties was in the midst of a costly repositioning of its assets to welcome an expected wave of tech tenants when the pandemic hit, said Frank Wallach, executive managing director at Colliers. The subsequent drop-off in tech leasing activity resulted in a surge of vacant, expensive supply.<\/p>\n<p>Despite the bad timing, Hudson Square emerged excellently positioned for the city\u2019s AI boom.\u00a0<\/p>\n<p>\u201cI think that over the next 12 months there\u2019s a good chance that virtually all of our space in 13 buildings will be leased,\u201d CBRE\u2019s Fiddle said.\u00a0<\/p>\n<p>For the largest companies in New York City, as few as 10 office spaces over 100,000 square feet are available citywide within the next 12 months, according to Wallach. Lucky for Hudson Square, two of those spaces reside within its confines.\u00a0<\/p>\n<p>Leasing volume in the neighborhood more than doubled year-over-year between 2024 and 2025, according to <a href=\"https:\/\/commercialobserver.com\/company\/jll\/\" title=\"JLL\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">JLL<\/a> data, largely thanks to <a href=\"https:\/\/commercialobserver.com\/company\/horizon-media\/\" title=\"Horizon Media\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Horizon Media<\/a>\u2019s 359,000-square-foot renewal at 75 Varick and Paypal\u2019s relocation. The same report tracked an increase in average office asking rents of more than 17 percent over the last three years, from $77.12 per square foot at the start of 2023 to $90.50 per square foot in the first quarter of this year.\u00a0\u00a0<\/p>\n<p>Early-inning arrivals, like tech-y bedding brand <a href=\"https:\/\/commercialobserver.com\/company\/brooklinen\/\" title=\"Brooklinen\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Brooklinen<\/a>, met with office rents that are no longer possible today, said JLL\u2019s Joseph Sipala. Sipala, alongside Ian Lipman, oversaw the young company\u2019s relocation from its hip home in Brooklyn\u2019s Dumbo neighborhood to Hudson Square in 2024. It selected a 10-year, 32,000-square-foot lease at Hudson Square Properties\u2019 225 Varick Street in late 2024.\u00a0<\/p>\n<p>\u201cThe market then was not as active as it is now,\u201d Sipala said, but the writing was on the exposed brick wall. In Hudson Square, the growing company found a rare space that could accommodate its offices and studio all under one roof, with room to grow down the line.\u00a0<\/p>\n<p>The neighborhood\u2019s signature industrial look and adjacency to cool-factor neighborhoods like SoHo, Tribeca and the West Village helped attract marketing firm <a href=\"https:\/\/commercialobserver.com\/2024\/12\/red-antler-lease-hudson-square-160-varick-street\/\" rel=\"nofollow noopener\" target=\"_blank\">Red Antler<\/a> to the area from Dumbo around the same time.\u00a0<\/p>\n<p>It\u2019s not just the office sector that\u2019s reaping the rewards of the current moment. In April, <a href=\"https:\/\/commercialobserver.com\/company\/mag-partners\/\" title=\"MAG Partners\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">MAG Partners<\/a> and <a href=\"https:\/\/commercialobserver.com\/company\/global-holdings\/\" title=\"Global Holdings\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Global Holdings<\/a> announced plans to develop <a href=\"https:\/\/commercialobserver.com\/2026\/04\/global-holdings-mag-partners-develop-149-unit-resi-tower-hudson-square\/\" rel=\"nofollow noopener\" target=\"_blank\">a 149-unit residential tower<\/a> at 122 Varick Street, in a ground lease deal with \u2014 you guessed it \u2014 Hudson Square Properties.\u00a0<\/p>\n<p>Andrew Staniforth, MAG Partners\u2019 <a href=\"https:\/\/commercialobserver.com\/2026\/05\/mag-partners-hires-andrew-staniforth-co-head-development\/\" rel=\"nofollow noopener\" target=\"_blank\">newly appointed<\/a> co-head of development, said the 192,000-square-foot plans ride \u201cthe second wave of Hudson Square,\u201d following the 2013 rezoning that made residential development in the neighborhood possible.\u00a0<\/p>\n<p>\u201cThey set up the underlying zoning for a live work play community in Manhattan,\u201d Staniforth said of city officials back then. \u201cIt was inevitable that it was going to happen, and I think we\u2019re just now seeing it come to fruition.\u201d<\/p>\n<p>The building\u2019s ground-floor retail will be in good company, with buzzy brands like Trader Joe\u2019s, Equinox and Warby Parker having arrived in recent years. The Hudson Square Business Improvement District counts 150 storefronts in the neighborhood, according to Samara Karasyk, president of the Hudson Square BID. The BID estimates that the neighborhood is patronized by an estimated 55,000 visitors each day, and it\u2019s finding that companies founded in the area tend to stay.<\/p>\n<p>\u201cCompanies are choosing the neighborhood because it offers a differentiated experience in a highly competitive market,\u201d Jason Alderman, head of Hines\u2019 New York office, said in a statement. \u201cThe neighborhood has reached a point where office leasing momentum, retail activity, hospitality, dining and residential growth are all reinforcing each other.\u201d<\/p>\n<p>Still, a surplus of availability is worth keeping an eye on. The crown jewel of Hudson Square Properties\u2019 portfolio, 345 Hudson, has <a href=\"https:\/\/commercialobserver.com\/2025\/02\/google-sublease-office-345-hudson-street\/\" rel=\"nofollow noopener\" target=\"_blank\">a 165,000-square-foot vacancy<\/a> since Google opted to vacate and search for a subleaser in early 2025.
