You may have heard the Mayo Clinic is doing a $2 billion expansion in Phoenix \u2013 just west of Scottsdale city limits.<\/p>\n
Meanwhile, on a less-publicized project, the Mayo is looking to spread on the other end of Scottsdale, creating what could be called a Mayo expansion sandwich.<\/p>\n
In early 2005, the Minnesota-based healthcare giant announced plans for a 1.2-million-square-foot expansion at its Phoenix campus near 56th Street and Mayo Boulevard, just south of Loop 101.<\/p>\n
That project, as well as other significant developments in its neighborhood, are a big part of the reason for construction along Mayo Boulevard.<\/p>\n
Fifteen miles southeast of its Phoenix location, the well-respected healthcare company \u2013 \u201cMayo Clinic is the No. 1 hospital in the world according to Newsweek,\u201d boasts its website \u2013 hopes to expand its Scottsdale footprint.<\/p>\n
This month, the Mayo submitted an application with the city of Scottsdale \u201cfor a 122-lot subdivision on a 49.1-gross-acre site located at the southwest corner of E. Via Linda and N. 136th Street.\u201d<\/p>\n
This is on the undeveloped land behind the Scottsdale Mayo Clinic, which faces Shea Boulevard near the eastern edge of Scottsdale, just before Fountain Hills.<\/p>\n
Concerned about water usage, particularly in light of anticipated cuts to Scottsdale\u2019s water supply?<\/p>\n
According to the \u201cMayo Clinic\/Kent Circle Partners\u201d application, the homes would use 90% less water than a commercial project.<\/p>\n
Worried those 100-plus homes will create even more traffic on bustling Shea Boulevard?<\/p>\n
The application states this residential project would create 90% less traffic than if a business used the current \u201ccommercial office, institutional\u201d zoning.<\/p>\n
Scott Seldin is the real estate partner and John Berry the zoning attorney; both are based in Scottsdale.<\/p>\n
Estimated investment by Mayo and company: $300 million.<\/p>\n
The project is pitched as \u201ca cohesively planned and contextually appropriate single-family for-sale residential community to complement the existing Mayo Clinic campus, bringing certainty to a long vacant parcel. Strengthening Mayo\u2019s long-standing presence in Scottsdale, the Mayo Clinic campus will maintain and expand collaborative research and outpatient services in this location.\u201d<\/p>\n
To boot, the project will \u201cprovide additional rooftops (in the \u2018Age of Amazon\u2019) to better support local businesses and area retailers.\u201d<\/p>\n
This is hardly a straightforward request.<\/p>\n
The Mayo is also asking for the required \u201cminor General Plan Amendment to the City of Scottsdale General Plan 2035 from Employment\/Office, Commercial, and Cultural Institutional to Suburban Neighborhoods.\u201d<\/p>\n
And, according to a city summary, \u201cThe request also includes a zoning district map amendment from neighborhood commercial environmentally sensitive lands, commercial office environmentally sensitive lands, commercial office special campus environmentally sensitive lands, c1 ESL, CO ESL, COSC ESL zoning to townhouse residential environmentally sensitive lands, or for ESL zoning with amended development standards.\u201d<\/p>\n
After Mayo\u2019s May 8 submission, the city scheduled a \u201csubstantive staff review,\u201d to be completed by June 9.<\/p>\n
