The developer and <a href=\"https:\/\/nymag.com\/intelligencer\/2010\/08\/mike_tyson_says_he_did_drugs_n.html\" rel=\"nofollow noopener\" target=\"_blank\">failed Senate candidate<\/a> bought the Soho cast-iron building in 2011 for just over $26 million. The plan was to convert the property into boutique condos and make around $110 million in sales. That hasn\u2019t really worked out. So far, Greene has only managed to sell two of the building\u2019s seven loft apartments after steep price cuts. He even failed to attract a buyer for his personal duplex penthouse, which comes with a lap pool and landscaped terrace, when he listed that in 2024. In late May, he seems to have attempted a Hail Mary offering: He bundled his penthouse and the two full-floor lofts below it, all of which total 18,600 square feet, and called it a \u201cprivate vertical estate.\u201d The asking is $72 million. Is three lofts somehow better than one?<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmpvofvkx003s3b7cd0b416ie@published\" data-word-count=\"133\">Jorge Lopez, the Mundi Group founder who has the listing, naturally thinks the sale is a fantastic opportunity. \u201cHonestly, it\u2019s such a good offering,\u201d he tells me. Why bundle the lofts this way? Supply and demand, per Lopez. After the building\u2019s fourth-floor loft was listed in mid-May for around $19 million, several prospective buyers apparently asked if there was more space available in the building \u2014 thus the \u201cvertical mansion.\u201d \u201cI\u2019m telling you, there\u2019s more requests for that than the full floor so far,\u201d Lopez says. Plus, buyers <a href=\"https:\/\/www.curbed.com\/article\/gracie-abrams-greenwich-village-penthouse-one-fifth.html\" rel=\"nofollow noopener\" target=\"_blank\">collect units<\/a> in the same building all the time. The interested parties are more or less who you\u2019d expect: tech, finance, and real-estate people. (\u201cWho\u2019d want it is an Elon Musk\u2013type,\u201d one broker tells me. \u201cHe could have a compound with his 100 children there.\u201d)<\/p>\n<p>                  <img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2026\/06\/83a6a6dc158e854648ac2a4d2832d9791e-62-Wooster-Street-COMPOUND-3.rhorizontal.w700.jpg\" class=\"img-data\" data-content-img=\"\" width=\"700\" height=\"467\" style=\"width:100%;height:auto;\"\/> <\/p>\n<p>\n      This loft apartment, as seen in a listing photo, has high ceilings, typical for cast-iron buildings in Soho.<br \/>\n      Photo: Mundi Group\n    <\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmpvofvm8003t3b7cnrr599hb@published\" data-word-count=\"111\">Douglas Elliman broker John Gomes, whose listings with the <a href=\"https:\/\/therealdeal.com\/new-york\/2026\/05\/05\/the-brokers-and-bosses-driving-nyc-residential-real-estate\/\" rel=\"nofollow noopener\" target=\"_blank\">Eklund-Gomes team<\/a> tend to <a href=\"https:\/\/streeteasy.com\/building\/the-cammeyer\/ph1?utm_campaign=sale_listing&amp;utm_medium=share&amp;utm_source=web&amp;lstt=gPK625q3QxF4k_Gqb1hEJlpnoqDoo2PUM7XPlF4yiBB0ABOJ3APYogeh7pBp6rZ4rDTOY88MEXTKEwor\" rel=\"nofollow noopener\" target=\"_blank\">start<\/a> in the eight figures, says the current market is also particularly well suited to this kind of trophy property. \u201cThe super-prime market has gone gangbusters,\u201d Gomes says. \u201cThe fact that this is a $72 million listing doesn\u2019t surprise me.\u201d Three years ago, Gomes and Fredrik Eklund <a href=\"https:\/\/www.wsj.com\/real-estate\/a-50-million-soho-penthouse-becomes-one-of-the-priciest-to-sell-in-downtown-manhattan-3f261dda\" rel=\"nofollow noopener\" target=\"_blank\">sold<\/a> a 10,000-square-foot duplex penthouse at 151 Wooster for $50 million. And at 421 Broome, an 8,000-square-foot penthouse with six terraces and a lot of marble <a href=\"https:\/\/nypost.com\/2021\/11\/16\/penthouse-in-heath-ledger-death-building-sells-for-record-49m\/\" rel=\"nofollow noopener\" target=\"_blank\">sold<\/a> in 2021 for $49 million. (That penthouse\u2019s previous owners once <a href=\"https:\/\/www.nytimes.com\/2018\/06\/14\/realestate\/a-soho-triplex-on-the-market-for-65-million.html\" rel=\"nofollow noopener\" target=\"_blank\">said<\/a> they decided to sell after the yearslong renovation because property was \u201ctoo big.\u201d)<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmpvofvnu003u3b7crdv8ogn5@published\" data-word-count=\"93\">And packaging languishing properties is a fairly common tactic, brokers say. A year after a 2014 deal to sell Mary Joan Wilder\u2019s eight units in a Park Avenue co-op to Aby Rosen <a href=\"https:\/\/www.wsj.com\/articles\/new-york-co-op-offers-to-sell-all-its-units-for-65-million-1431635804\" rel=\"nofollow noopener\" target=\"_blank\">fell through<\/a>, Wilder partn\ufeffered with the building\u2019s two other shareholders and had Corcoran\u2019s Kane Manera list all 10 apartments for $65 million as a \u201cmegamansion.\u201d \u201cYou bunch them all together because maybe someone wants them all,\u201d he says. In the end, though, the megamansion pitch was a bust \u2014\u00a0Wilder eventually sold her apartments in July 2022 to a pair of LLCs.<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmpvofvsh003v3b7cxlrp3qk3@published\" data-word-count=\"72\">So let\u2019s agree it\u2019s a good time to be a billionaire looking to pick up a penthouse or two. (Isn\u2019t it always?) But 18,600 square feet of real estate that<strong> <\/strong>requires a major renovation to combine? And all to own a chunk of a building that counts among its amenities a bike room and storage and places its owner squarely in range of midwestern tourists waiting to get into the Sloomoo Institute?<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmpvofvzb003w3b7cwcd9m4sk@published\" data-word-count=\"114\">Obviously, the 62 Wooster package<strong> <\/strong>has its skeptics.
