\u201cThis is a huge development opportunity in the heart of downtown,\u201d said Breck Besserer, Citadel Partners senior adviser. \u201cSeventh Street is the major east\/west corridor connecting the CBD to the Cultural District.\u201d<\/p>\n
It is just two blocks from the new Texas A&M Law and Education and Research and Innovation buildings, adjacent to the $701 million expansion of the Fort Worth Convention Center<\/a> and just one block from the Fort Worth Central Station\/Trinity Metro.\u201d<\/p>\n In addition to Besserer, the land is marketed by Citadel Partners\u2019 Cullen Donohue, market leader, and Andy Goldston, partner. This site provides a rare, full city block at the forefront of downtown Fort Worth\u2019s CBD.<\/p>\n The land\u2019s zoning has no height restrictions, meaning it is ideally suited for high-density residential, hospitality, office or mixed-use development, Besserer said.\u00a0<\/p>\n \u201cThis is more than just a piece of land. It\u2019s a front-row seat to the future of Fort Worth,\u201d he said. \u201cWith the CBD growing in this direction, this site is ideally positioned for a high-impact, legacy development.\u201d<\/p>\n The parcel\u2019s location offers walkability to some of the city\u2019s most transformative developments, including the Omni Hotel\u2019s $217 million renovation<\/a> and Deco 969<\/a>, the recently opened 27-story multifamily tower.<\/p>\n The seller is Georgian Holdings of Austin, according<\/a> to the Tarrant Appraisal District. Georgian Holdings also owns the Binyon-O\u2019Keefe Storage Co. building at 210 E. Seventh St., just west of the block being offered for sale. Georgian Holdings and Austin-based Saigebrook Development <\/a>are converting the former XTO Energy office property into a mixed-income senior community set to open next year.\u00a0<\/p>\n Downtown\u2019s east side is transforming into one of the city\u2019s most exciting and desirable areas with the major investments, improvements to nearby Commerce Street and increased walkability,\u201d Donohue said.\u00a0<\/p>\n \u201cThis site checks every box for a developer looking to be part of Fort Worth\u2019s next chapter,\u201d he said.<\/p>\n The development and redevelopment of the east side of downtown reflects the city\u2019s strong economic growth, said Robert Allen, president and CEO of the Fort Worth Economic Development Partnership.\u00a0<\/p>\n \u201cFort Worth crossing the threshold of 1 million residents this year reflects the city\u2019s rising economic growth and momentum and reinforces the importance of strategic development that fuels a more vibrant, connected and competitive downtown,\u201d he said.\u00a0<\/p>\n The Citadel Partners\u2019 property is near another empty parcel of land, one bounded by Sixth and Seventh streets to the north and south and Calhoun and Jones streets to the east and west that Hillwood purchased in October 2023.
