It is on the fourth floor of 15 Clark Street, an early 20th century building close to the Brooklyn Heights Promenade and within the neighborhood\u2019s historic district.<\/p>\n<p>The property was once home to the <a href=\"https:\/\/www.brownstoner.com\/history\/past-and-present-the-henry-c-bowen-mansion\/\" rel=\"nofollow noopener\" target=\"_blank\">Bowen mansion<\/a>, but after the death of Henry C. Bowen the <a href=\"https:\/\/bklyn.newspapers.com\/image\/53466160\/?match=13&amp;terms=%22clark%20st%22%20%22willow%20st%22%20%22apartment%22\" target=\"_blank\" rel=\"noopener nofollow\">land was sold off<\/a>. Frederick Brandt bought the portion of the land that included the mansion in 1904 and tore it down the same year. In its place Brandt constructed \u201cWillow Court,\u201d a six-story apartment building. His plans got a fair amount of press and by October of 1904 the <a href=\"https:\/\/bklyn.newspapers.com\/image\/543760790\/?match=1&amp;terms=%22frederick%20brandt%22\" target=\"_blank\" rel=\"noopener nofollow\">Brooklyn Citizen<\/a> reported that the new building was under construction. Manhattan-based architect John Brandt was behind the design of the brick apartment house. The new building was ready for occupancy in October of 1905 when it <a href=\"https:\/\/bklyn.newspapers.com\/image\/83190778\/?match=1&amp;terms=%22willow%20court%22\" target=\"_blank\" rel=\"noopener nofollow\">was advertised<\/a> as \u201cjust finished.\u201d<\/p>\n<p>The building first experimented with co-operative ownership in 1920. Local news <a href=\"https:\/\/bklyn.newspapers.com\/image\/55311157\/?match=1&amp;terms=%22willow%20court%22\" target=\"_blank\" rel=\"noopener nofollow\">framed the plan<\/a> by tenants of Willow Court and another Brooklyn Heights building as motivated by rent increases. In 1923, <a href=\"https:\/\/bklyn.newspapers.com\/image\/687066514\/?match=1&amp;terms=%22willow%20court%22\" target=\"_blank\" rel=\"noopener nofollow\">an ad<\/a> pitched the co-operative as one which attracted families \u201cof distinction\u201d with a vetting process ensuring \u201cdesirable neighbors.\u201d<\/p>\n<p>This classic six unit has the expected living room and dining room as well as two larger bedrooms and a smaller third bedroom. There are two bathrooms, one an en suite. The listing notes the unit is \u201cready for its next chapter of thoughtful reinvention.\u201d From the listing photos, the wood floors appear in fine repair, as does much of the apartment.<\/p>\n<p>The living room has a bay window, two exposures, picture rails, and a wood floor with an inlaid border. Across the hall the dining room is large enough to fit a dinner party. It also boasts two exposures.<\/p>\n<p>The galley kitchen \u2014 compact but with a practical layout \u2014 is accessible via the dining room and the hall. A new owner might want to make design tweaks. It currently has plenty of creamy cabinetry, glass doors on the upper cabinets, and appliances include a dishwasher.<\/p>\n<p>Near the entry to the apartment is the largest bedroom with two exposures, a walk-in closet, and the en suite bath with a shower. The latter has the only bright shot of color in the midst of muted tones. The white tile walls have a blue border tile. Bright blue tiles cover the floor.<\/p>\n<p>The smallest bedroom is across the hall; it also has access to a bathroom. The large bathroom, with a beadboard, console sink, and clawfoot tub, is also accessible from the hall. There are two closets in the hallway in addition to the closets in each bedroom. The unit also comes with private storage in the building.<\/p>\n<p>The 31-unit building has a live-in super, laundry, bike and stroller storage. Maintenance is $3,282 a month.<\/p>\n<p>Sandra Cordoba of Compass has the listing and the apartment is priced at $3.25 million.
