A real estate-focused technology firm\u00a0is leasing space in Manhattan\u2019s Tribeca neighborhood.<\/p>\n
Bluebook Cities<\/a><\/b>, which was co-founded in 2021 by Dryden Brown <\/b>and Charlie Callinan<\/b> and helps cities build self-governed communities, signed a 6,300-square-foot lease at Joe Betesh<\/b>\u2019s 412 Broadway<\/b>, according to landlord broker Okada & Company<\/a><\/b>.<\/p>\n SEE ALSO: Tempo Signs HQ Lease in San Diego to Expand Industrial Electrification<\/a><\/p>\n Asking rent for Bluebook\u2019s new space on the entire top floor of the five-story building was $50 per square foot, according to Okada & Company\u2019s Christopher Okada<\/b>.<\/p>\n \u201cWe\u2019ve seen a 200 percent increase year-over-year in artificial intelligence and AI-adjacent technology companies over the last 12 months,\u201d Okada told Commercial Observer. \u201cTribeca has seen a huge surge in demand for tech companies.\u201d<\/p>\n Okada added that Bluebook has already been backed by investors such as Bill Ackman<\/b>\u2019s Howard Hughes Holdings<\/b>.<\/p>\n Okada represented the landlord alongside Okada & Company\u2019s Ken Lerner <\/b>and Michael Degenstein<\/b>, while Peter Wloch<\/b> and John Broderic<\/b> from Loch Real Estate<\/a><\/b> negotiated on behalf of the tenant. Loch did not immediately respond to a request for comment.<\/p>\n It\u2019s unclear when Bluebook will move into its new Tribeca space, but its goal is to develop a platform that will connect communities to resources to build cities around their wants and needs.<\/p>\n Bluebook did not immediately respond to a request for comment.<\/p>\n The Class C office building at 412 Broadway, constructed in 1920, sits midblock just below Canal Street.
