Hanover Co.<\/a>\u00a0completed a 213K SF cross-dock warehouse on Kirby Drive in South Houston as\u00a0local developer\u00a0Welcome Group<\/a> announced plans to develop a 250K SF industrial campus in nearby Pearland<\/a>.<\/p>\n

Hanover, a Houston-based national developer of luxury multifamily and residential properties that began developing industrial projects<\/a> in 2024, announced the completion of Kirby 288 on Monday.<\/p>\n

Kirby 288 was Hanover\u2019s second industrial project in the Houston area. In November, it\u00a0started its third<\/a>\u00a0in the region, this one on the north side.\u00a0<\/p>\n

\u201cKirby 288 reflects the kind of disciplined industrial development we believe creates long-term value,\u201d Hanover Development Partner James Melody said in a statement. \u201cThe facility is functionally designed and strategically positioned to effectively serve Houston\u2019s warehousing and logistics needs.\u201d<\/p>\n

Powers Brown<\/a> Architecture is the architect for the project, and Colliers<\/a>\u2019 Robert McGee<\/a> is handling leasing.\u00a0<\/p>\n

Kirby 288 is at 12150 Kirby Drive, just west of State Highway 288 at the northwest intersection of Kirby Drive and Mowry Road in South Houston.<\/p>\n

About 5 miles south on a different segment of Kirby Drive in Pearland, Welcome Group\u00a0plans to develop Lower Kirby Business Park, a 25-acre, master-planned industrial campus, the company announced Monday<\/p>\n

The project at 15020 Kirby Drive in Pearland, near the corner of Beltway 8 and State Highway 288, will have more than 250K SF of industrial space across four buildings.\u00a0<\/p>\n

The park is designed to accommodate a range of manufacturing<\/a>, logistics and distribution users ranging from 25K SF to 100K SF each. The site plan also allows for future expansion.<\/p>\n

\u201cLower Kirby Business Park reflects our continued commitment to delivering high-quality industrial developments in strategically connected growth markets,\u201d Welcome Group CEO Welcome Wilson Jr. said in a statement.\u00a0<\/p>\n

Led by KDW, Phase 1 construction is expected to begin later this quarter. Availability is anticipated for the second quarter of 2027.<\/p>\n
