{"id":878908,"date":"2026-06-19T19:41:25","date_gmt":"2026-06-19T19:41:25","guid":{"rendered":"https:\/\/www.europesays.com\/us\/878908\/"},"modified":"2026-06-19T19:41:25","modified_gmt":"2026-06-19T19:41:25","slug":"buyers-rush-to-beat-pied-a-terre-tax-as-nyc-downtown-tower-hits-1-billion-in-contracts","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/878908\/","title":{"rendered":"Buyers rush to beat pied-a-terre tax as NYC downtown tower hits $1 billion in contracts"},"content":{"rendered":"<p>Is the West Side Highway the new Billionaires\u2019 Row?<\/p>\n<p>A downtown skyscraper has quietly become New York City\u2019s <a href=\"https:\/\/nypost.com\/2025\/12\/18\/real-estate\/downtown-nyc-just-saw-its-first-100m-plus-home-sale\/\" target=\"_blank\" rel=\"noopener nofollow\">newest billion-dollar building<\/a> \u2014 and it isn\u2019t done yet.<\/p>\n<p>The duplex penthouse at 80 Clarkson, a luxury condominium rising at the edge of the West Village along the Hudson River, has gone into contract for $80 million, according to people familiar with the deal.\u00a0<\/p>\n<p>At $11,236 per square foot, the deal would set a new record for the most expensive residence by price-per-square-foot in downtown Manhattan history once it closes.<\/p>\n<p>80 Clarkson, the buzzed-about West Village condominium, has crossed $1 billion in contracts. DBOX<\/p>\n<p>The contract comes just weeks before New York City\u2019s <a href=\"https:\/\/nypost.com\/2026\/05\/24\/us-news\/hochuls-pied-a-terre-tax-will-hurt-regular-folks-retirees-because-of-property-value-fallout-critics\/\" target=\"_blank\" rel=\"noopener nofollow\">new pied-\u00e0-terre tax<\/a> takes effect on July 1 \u2014 so <a href=\"https:\/\/nypost.com\/2025\/05\/22\/real-estate\/nycs-wealthiest-homebuyers-are-clamoring-to-live-downtown\/\" target=\"_blank\" rel=\"noopener nofollow\">buyers with deep pockets <\/a>can luckily avoid paying taxes for this year on it.<\/p>\n<p>Christine Miller Martin and Kyle Blackmon of Compass represented the elite buyer but declined to comment on who it is.<\/p>\n<p>The four-bedroom, six-bathroom penthouse spans 7,120 square feet of interior space, with an additional 921 square feet of private outdoor terraces and loggias.\u00a0<\/p>\n<p>At roughly 400 feet above street level, it is the highest condominium ever built in the West Village. <\/p>\n<p>The $80 million contract is the most expensive signed in<a href=\"https:\/\/nypost.com\/2025\/10\/15\/real-estate\/nycs-west-village-real-estate-rivalry-condos-vs-townhouses\/\" target=\"_blank\" rel=\"noopener nofollow\"> Downtown Manhattan <\/a>this year, and the second-largest condominium contract throughout New York City in 2026, as a unit at 1122 Madison claimed the top spot after going into contract in February.<\/p>\n<p>The building is now home to what would be the most expensive residence by price-per-square-foot in Downtown Manhattan history. DBOX<\/p>\n<p>The building\u2019s duplex penthouse for $80 million, or $11,236 per square foot, features stunning panoramic views of NYC. DBOX<\/p>\n<p>The deal is far from the only headline the building has generated. <\/p>\n<p>A separate residence at 80 Clarkson is <a href=\"https:\/\/nypost.com\/2025\/12\/18\/real-estate\/downtown-nyc-just-saw-its-first-100m-plus-home-sale\/\" target=\"_blank\" rel=\"noopener nofollow\">pending <\/a>for $129 million, making it the most expensive sale in downtown history by total price once it officially closes. A third unit asking $75 million is also under contract. And rumor has it the development team is firm on pricing  <\/p>\n<p>\u201cThey\u2019re incredibly tough on pricing and not budging,\u201d Clayton Orrigo of Compass, who has sold more than $250 million worth of residences at 80 Clarkson but was not involved in this particular deal, told the <a href=\"https:\/\/www.wsj.com\/real-estate\/luxury-homes\/80-clarkson-nyc-penthouse-ee1241fa\" target=\"_blank\" rel=\"noopener nofollow\">Wall Street Journal.<\/a><\/p>\n<p>Taken together, the building developed by Zeckendorf Development and <a href=\"https:\/\/nypost.com\/2024\/07\/16\/business\/nyc-developer-gets-nearly-1b-loan-for-residential-towers-overlooking-hudson-river\/\" target=\"_blank\" rel=\"noopener nofollow\">Atlas Capital Group,<\/a> with The Baupost Group, has now seen more than $1 billion worth of apartments go under contract since sales quietly launched in 2025.<\/p>\n<p>80 Clarkson is shaping up to be NYC\u2019s newest billion-dollar building. DBOX<\/p>\n<p>The broader luxury market appears to be absorbing the incoming tax with little resistance. The number of contracts signed on Manhattan homes priced at $4 million or more has risen in recent weeks, according to data from <a href=\"https:\/\/olshan.com\/sales\" target=\"_blank\" rel=\"noopener nofollow\">Olshan Realty. <\/a><\/p>\n<p>Over the past 14 weeks, nearly a quarter of all contracts signed were for listings asking $10 million or more.<\/p>\n<p>Downtown has seen a surge of trophy transactions in recent months. A West Village townhouse <a href=\"https:\/\/nypost.com\/2026\/04\/02\/real-estate\/nycs-west-village-just-saw-another-70m-plus-sale\/\" target=\"_blank\" rel=\"noopener nofollow\">sold for $70 million<\/a> earlier this year, and the penthouse at 70 Vestry <a href=\"https:\/\/nypost.com\/2026\/02\/17\/real-estate\/julia-haart-has-sold-her-nyc-penthouse-for-57m\/\" target=\"_blank\" rel=\"noopener nofollow\">closed for $57 million.<\/a> The penthouse at 140 Jane <a href=\"https:\/\/nypost.com\/2025\/10\/15\/real-estate\/nycs-west-village-real-estate-rivalry-condos-vs-townhouses\/\" target=\"_blank\" rel=\"noopener nofollow\">entered contract<\/a> last listed at $87.5 million.<\/p>\n<p>Designed by CookFox Architects with interiors by the late Thierry Despont, whose previous credits include 220 Central Park South, 80 Clarkson will eventually hold 112 residences across two limestone towers reaching approximately 420 and 490 feet, respectively.<\/p>\n<p>The building offers more than 50,000 square feet of amenities, including an 82-foot lap pool, a winter garden with palm trees, a sports court, a golf simulator and private dining.<\/p>\n<p>Residences are currently listed from $7 million to $80 million.<\/p>\n","protected":false},"excerpt":{"rendered":"Is the West Side Highway the new Billionaires\u2019 Row?
