Valuations can be found online at property.phila.gov. The process will be accompanied by expanded outreach to educate property owners about the city’s various tax relief benefits, officials added.

“We conduct regular property revaluations to ensure assessments remain fair, accurate, and equitable across Philadelphia,” Parker said in a statement. “At the same time, we are making an unprecedented effort to ensure homeowners – especially our most vulnerable residents – know about the tax relief programs available to them.”

Parker said her administration has also hired an independent consultant to review the 2027 reassessment and make recommendations for improvements. The city’s Office of Property Assessment uses a computer-assisted model to generate values based on sales and market data.

Anyone who wants to challenge their property’s valuation can ask OPA to reconsider their decision through a request for a First Level Review and/or file an appeal with the Board of Revision of Taxes. FLR applications must be submitted by Sept. 1, while BRT appeals can be opened through Oct. 5.

The new assessments are the first since 2024, when overall residential values rose 19% and the average homeowner was charged about $330 more annually. In response, City Council and Parker’s office agreed to raise the Homestead Exemption by $20,000 and created a low-income real estate tax freeze program.

Any owner-occupied property is eligible for the Homestead Exemption. The benefit reduces an individual’s assessment by $100,000, saving homeowners up to $1,399 a year in taxes.

In addition to the exemption and low-income freeze, the city offers a senior citizen tax freeze and the Longtime Owner Occupants Program, or LOOP, which is designed to shield residents who have lived in the same place for at least 10 years from steep assessment-related hikes.

Information about income eligibility requirements for the various benefits is posted on the city’s website, and residents can also submit a combined application at https://tax-services.phila.gov/ to find out which program best suits their needs.

Anyone already enrolled in the Homestead Exemption or another tax relief program generally does not need to reapply each year unless ownership of the property is transferred.

The deadline to pay city property taxes is March 31, 2027.

MORE: City launches combined application for real estate tax assistance

  Keywords

    Philadelphia,

     Philly Property Taxes,

     Property Tax,

     Philadelphia Homeowners,

     Property Assessment,

     Office of Property Assessment,

     Cherelle Parker,

     Homestead Exemption,

     LOOP,

     Real Estate Taxes,

     Board of Revision of Taxes,

     Pennsylvania

The median Philadelphia homeowner will pay $97 more next year in property taxes, as a result of a…

[5132
5229,366420,20497,291792,9814,366419,1448,2830,1311,366418,366417,130649,11189,264187,67,586,132,5230,68,2969
post-905363","post","type-post","status-publish","format-standard","has-post-thumbnail","category-philadelphia","tag-america","tag-board-of-revision-of-taxes","tag-cherelle-parker","tag-homestead-exemption","tag-loop","tag-office-of-property-assessment","tag-pa","tag-pennsylvania","tag-philadelphia","tag-philadelphia-homeowners","tag-philly-property-taxes","tag-property-assessment","tag-property-tax","tag-real-estate-taxes","tag-united-states","tag-united-states-of-america","tag-unitedstates","tag-unitedstatesofamerica","tag-us","tag-usa
["GET
