The building, called Alliance Westport 16, is in <a href=\"http:\/\/www.alliancetexas.com\" target=\"_blank\" rel=\"nofollow noopener\">AllianceTexas<\/a>, a 27,000-acre master-planned mixed-use development.<\/p>\n<p><strong>The details<\/strong><\/p>\n<p>Hillwood, a real estate and development company, had <a href=\"https:\/\/gsr-andrade.com\/\" rel=\"nofollow noopener\" target=\"_blank\">GSR Andrade Architects<\/a> provide the design and civil engineering services were provided by Westwood for the facility, according to a news release. Hillwood Construction Services is the general contractor.<\/p>\n<p>Alliance Westport 16 will feature:<\/p>\n<ul>\n<li>40-foot clear height<\/li>\n<li>620-foot building depth<\/li>\n<li>60-foot loading bays<\/li>\n<li>276 trailer parking spaces<\/li>\n<\/ul>\n<p><strong>What else?<\/strong><\/p>\n<p>Planned capabilities include autonomous and semi-autonomous vehicle operations and streamlined movement between intermodal and warehouse facilities via an enhanced heavy-haul transport corridor, according to a news release.<\/p>\n<p>A private bridge connecting the site to <a href=\"https:\/\/www.bnsf.com\/\" target=\"_blank\" rel=\"nofollow noopener\">Burlington Northern Santa Fe Railway<\/a>\u2019s Alliance Intermodal Facility is currently under construction and expected to be completed in early 2027.<\/p>\n<p>The project is receiving economic incentives such as the Triple Freeport Inventory Tax Exemption and Foreign Trade Zone status within Alliance FTZ No. 196, according to a news release.<\/p>\n<p>The project will bring Hillwood\u2019s total industrial space in AllianceTexas to 8.2 million square feet under construction or in design, according to a news release.<\/p>\n<p>This building will be on Mobility Way and located in Denton County.<\/p>\n<p>Hillwood commenced work on Alliance Westport 15 last year, according to previous <a href=\"https:\/\/communityimpact.com\/dallas-fort-worth\/keller-roanoke-northeast-fort-worth\/development\/2025\/09\/11\/2-speculative-industrial-buildings-at-alliancetexas-to-be-constructed-in-september\/\" target=\"_blank\" rel=\"nofollow noopener\">reporting<\/a>.<\/p>\n<p><strong>Notable quote<\/strong><\/p>\n<p>\u201cAlliance Westport 16 continues Hillwood\u2019s AllianceTexas strategy to continually have available, ready-to-occupy Class A speculative industrial options of all sizes,\u201d said Hillwood vice president Samuel Rhea. \u201cWe\u2019re seeing extraordinary demand for million-square-foot-plus facilities that are fully integrated with improved roadway and intermodal infrastructure, and this project delivers that capability at scale.
